Redevelopment is the defining feature of this town built from the ruins of an abandoned rail yard. Backdropped by the Millennium Bridge, Riverfront Park has been transformed into a trendy, thriving community along the South Platte River. The neighborhood is centered by Confluence Park, the host of community activities as well as a central location for restaurants, shops, and scenic views. Even more adventures are just a walk or bike ride away in the bustling street of Downtown Denver, which is located a few blocks from Riverfront Park. Those lucky enough to rent in this hip section of Denver have a variety of modern apartments to choose from.

Property Ratings at The Manhattan by Windsor
Great place to live, great location and great staff
Manhattan Windsor is in a great location with friendly, responsive, industry-recognized staff. Walkability is absolutely terrific for all ages - tree lined parks along the River, restaurants of all kinds, watch party options, pubs and breweries, and rail transportation. Very pet friendly with a huge dog park and responsible pet parents help to keep the buildings clean. We love our inside spaces, too, with high ceilings, stainless appliances, large rooms, pool tables, newly refinished pool, yoga room, and more! Add this to your list as a "Must See" option.
For starters, the buildings are old, and subsequently, they are not only noisy, but are constantly experiencing issues. The AC has been out for months now, and The Manhattan could care less. The living experience is absolutely dreadful, brutally hot, and there is no clear will to improve.
Great area in a prime location downtown. Maintenance is typically on top of things very quickly, and some of the amenities are nice. Overall a good place to stay, but quite expensive for what you're getting in my opinion.
I love living in the Manhattan and I love the unit we have been able to rent for the price we are paying! My biggest issue has been that our apartment didnt seem like it had a lot of maintenance done when we moved in- we have been put in multiple repair service orders to fix our lock, to unclog our bath drain, to fix the doorstoppers back on the walls, to grease our hard-to-slide patio door, to unclog our dishwasher, to fix two loose cabinet doors, and to change the outlet jack so it would be accessible with our cable. We had to a LOT of maintenance requests and its disappointing it wasnt addressed beforehand. Additionally we didnt like not having a light fixture in our bedroom. Beyond these things, we have enjoyed our experience here.
Very well managed property. No complaints, although it could do with some interior paint touch ups on interior doors and trim, which is beginning to look a little shabby.
Everyone at The Manhattan is super nice. Katie showed us the unit my boyfriend and I moved into, twice. She was awesome. We are so happy we moved and wish we couldve signed a 2 year lease!
Everything about the Manhattan is excellent. Maintenance is no different.
I love living at The Manhattan. It is a huge upgrade from the last place we lived and great for the price. The location is amazing, great for having friends over.
Living at the Manhattan has been great! The leasing office was so nice and very responsive when we were moving. The apartment looks newly updated and the space is perfect for us!
Management is really responsive to needs, questions, and situations that arise. I very much appreciate their efforts. The property is well maintained, and the cleaning staff are always hard at work. I love the location as the area is very walkable, and I have quick access to I-25.
The Manhattan is overpriced for the subpar product being delivered. The Loft buildings are extraordinarily poorly built; you can clearly hear every step your upstairs neighbor takes, the elevator bell from inside your unit far down the hall and all noise outside the building as well. This is a horrible environment to live, let alone work from home. Any effort to move units (even within the same property) is met with fees. The only reason I am living out the term of my lease is to avoid exorbitant lease break penalty fees. This is a year of my life I will not get back. Would definitely not recommend to anyone.
The Manhattan strives for good customer service and that is really appreciated! Whenever I have gone into the office for something, it is usually resolved very quickly. Thanks!
I love living here! Perfect locations and maintenance and everyone in the office is also so helpful!
Location is an A and some of the amenities are nice as well. However even after living here for a few months now the train noise really is as bad as advertised. I feel like the pricing is only ok for the value you're getting.
Very professionally run complex. Maintenance and housekeeping are excellant. Common areas have been very convenient during Covid. Great location to downtown Denver.
Management hasnt been proactive about covid restrictions, and have been doing an annoying series of updates without taking residents into account. Latest is theyre painting hallways and re-doing carpet starting early December, right in time for the holidays. Go somewhere else... thats what were doing.
Its a great neighborhood to live in and lots to do in the area.
Leasing office staff has always been genuine & helpful! The Tower building has great sound resistant walls and windows which is a huge relief with the train and apartment living. There were a lot of reviews about the elevators being slow but it's very rare when I have to wait and not a problem to me.
Management, maintenance and general housekeeping of facilities are excellant. Much thanks to the Manhattan Towers and Lofts team.
Everything is great. Some, not all of the management could be more friendly. Theres 3 individuals of management team that are always in a great mood and very personable.
I really enjoyed living at The Manhattan. The location is fantastic and I enjoy using the amenities! I would recommend this community to anyone interested in living downtown.
The building is beautiful and staff are always kind and helpful.
Property Manager at The Manhattan by Windsor, Responded To This Review
Dear valued resident, thank you for the kind review!
Great location. Great view. However, the apartment is dated - no lights in the bedrooms, fridge is not the newest, some light switches dont work, defects in cabinets and some doors, floor in living room is uneven causing couch to wobble, no outlets on wall for tv mounting. Front door paint is chipped giving it a cheap look. Front door is hard to open. Were still using old school keys for front door and no fob or code to get in. Overall its the location and view.. hopefully management can fix the other issues soon.
Overall I have enjoyed living here but I have had a few problems that really get under my skin. I have had to go back and forth with management and maintenance about every issue Ive had here, I have no confidence in them to hand them a task and have it be taken care of there always needs to be follow up to get a resolution. Also the air conditioning unit is the loudest one I have ever had and I have lived in some really old buildings. It wakes us up in the middle of the night. I think the unit we live in is beautiful and the building has a lot of potential if the management and maintenance were given the resources they need to be effective and expected to be effective it would make living here a lot easier.
The Manhattan maintenance staff is AWESOME.... they fix everything well and fast. I am very impressed! They go above and beyond in ensuring you get what you need.
Apartment was immaculately clean upon move-in! Garage is safe and secure.
The Manhattan is a very well-managed property. Maintenance requests are quickly and efficiently resolved. During the pandemic I witnessed the premises being cleaned and sanitized all the time. With the mask mandate, residents were very respectful with wearing masks and most times there was good elevator etiquette. I am very happy here. My apartment faces Southeast with wonderful views of the city.
Lauren was awesome with helping me get into my new apartment, move-in week was pretty slick! Although the building is a lot older and you can tell in-unit, I feel the value and square footage you gain for the same price is worth the compromise. I also have lived here for less than a month and we've already had a few coffee/food truck days, which is awesome!
Property Manager at The Manhattan by Windsor, Responded To This Review
We are so glad to hear that Lauren was so helpful during your move in! Thank you for the feedback and we hope you enjoy your apartment!
Maintanince staff is great but you gave them a stove to install that doesn't fit and no one has responded to my concerns about this!
Property Manager at The Manhattan by Windsor, Responded To This Review
Hello,I apologize, however we don't have any work orders concerning this issue. Can you please call the office so we can get it taken care of for you? 720.904.2500.
I love living at the Manhattan! Great service all around. 10/10
I would say that the leasing experience was average. However when move in day came, the office staff was very friendly and extremely helpful with all of our needs. They really took it to the next level with service and we really appreciate all of their help! Since move in day, they continue to be just as nice and helpful with any request.
Mathew (in the leasing office) is the best.. always helpful, kind and welcoming. Hes a huge value to this property and always does his best to resolve any issues. Maintenance staff is professional and addresses issues promptly, thank you.
I called the emergency maintenance number as I had left town and thought my oven was still on. A gal whose name started with a Knife (I think - Karlie? Kaylie?) was super helpful and for my request on right away. Shortly after we hung up, I believe it was Dave who called to follow up. He said he could be at the apartment within 30 minutes. I was never told whether the oven was actually on or not but when I got home it was off and I was grateful. O
We love living at The Manhattan so far! The move in process was very smooth and all of the office staff has been very friendly and helpful. The apartments are very nice and maintenance requests are attended to in a timely manner. The community overall seems to be very quiet, which is exactly what we were looking for. We would definitely recommend The Manhattan.
I called the emergency number twice. after the second time, I got a call immediately from maintenance, and he came down and fixed my smoke alarms (and showed me what to do with the thermostat) so quickly.
Just moved in about three weeks ago and have to say we love it! The area is nice and convenient to everything around Downtown Denver. The skate park is a little annoying at times but not bad for being a block away! You get used to the train going by. The amenities are great! They just started to open thing up, and I appreciate how careful they are being with COVID-19 going on. Some machines in the gym are closed to enforce social distancing, and scheduled cleanings. They care about their residents and we are happy to be here! I can say we are staying for awhile!
I moved into my apartment and it was not repaired before move in. The paint was chipping off the walls, there were huge dents in the walls, the oven was broken, and there were multiple poorly filled holes in the wall. I ended up repainting myself, as maintenance did not give themselves enough time to take care of it. I tried working with the property manager, Sabrina, who told me that The Manhattan is not a luxury community, so some level of damage is to be expected. Given that the website states that The Manhattan is luxury five times with the highest levels of quality and luxury in Denver, Windsor communities is guilty of false advertising. Instead of moving in, two weeks were spent fixing all the damage. I had 65 photos in all to report back to the leasing office. Additionally, we were never told, nor does it state, that there is no overhead lighting in any bedroom in the community. Our apartment was also not thoroughly cleaned before move in. In terms of COVID, the leasing office refused to place hand sanitizer in the gym once reopening and also failed to place soap in the bathrooms connected to the gym. Overall, the move in experience was terrible. My partner and I worked with the community to try and make amends for the communities complete neglect of the apartment, but were not fairly valued. The community seemed to believe that fixing the damage that should have been fixed in the first place was a bargaining chip for reconciliation. To the communities benefit, we were offered $500 of one months rent, but it felt petty given the scope and size of Windsor communities.
The management team is great, especially Matthew and Alex.
I moved into the Dakota floor plan in The Manhattan last month, and am loving it so far! A large studio with in unit laundry. Kitchen amenities are modern/new, and I love having large windows. The Sun Deck is my favorite, and the gym is nice, too. Move-in was smooth, and the leasing agents/manhattan employees are very responsive. Also - parking is a steal, which makes up for some other amenities not being included in rent.
I love how responsive the administration team is, i have a lot of respect for the team considering the amount of residents we are. One challenge though is that if i need something over the weekend bc someone parked on my spot, or i need a parking pass for a overnight guest, on the weekend the calling center can do so much and the on call staff is barely present on saturday evenings and sunday time.
Overall the experience of living here for over 2 years has been very positive. Maintenance requests are handled very quickly and during the Covid-19 pandemic I was impressed with how staff continually cleaned the property. I especially appreciated that the amenity fee was waived while the facilities were closed. My only comment is that well-meaning policies are communicated, but they are rarely enforced. Most residents follow the rules, but there are offenders who do not.
The entire staff (leasing office and maintenance) are always friendly, helpful, professional and efficient with requests.
Really can't say enough about the staff at the Manhattan. They were so incredibly accommodating from the point of booking a tour all the way through move-in and post move in. They could not be more accommodating.
I have been here about two months now and so far have loved living here. Unfortunately I have not been able to have the full experience of the property yet due to Covid-19 but so far everything has been great! I was very impressed with the maintenence turnaround time when my washer started leaking water all over, had a brand new unit installed within two hours. Only drawback is the occasional noise from the train but I am slowly getting used to that, and that's to be expected given proximity to the train tracks.
carpet on 5th floor hallways is filthy and smells
I am really impressed with the management at the Manhattan by Windsor. They are extremely helpful and pleasant. I am also thankful and appreciative of hardworking cleaning and maintenance staff.
Given the Covid-19 circumstances, the leasing process and communications regarding move-in went very smooth. We are very happy with our move to The Manhattan, just wishing the amenities will open up soon...
I love The Manhattan! It is such a wonderful place to live. It's close to everything, including parks and good walking trails. The staff are very responsive and a delight to work with. The apartment is beautiful and the views are amazing. I plan on staying here for quite some time!
We love our neighborhood and the community has been so welcoming and nice.
