New management has destroyed the property. There is mold growing throughout the building, people are stuck with Dehumidifiers in their apartments with no resolve. The issue was featured on the local news, for fact checking purposes. There is little to no communication from the office. I understand they are probably overwhelmed with everything being thrown at them. In addition, the garbage chute backs up every weekend and there will be garbage and flies in the hallways. It’s really sad what it’s turned into, this was truly an amazing place to live. I hope they can turn it around.

New management seems to be struggling. Communication isn’t as good. The gate sensor to get into the garage isn’t great. They need ti get electronic payments set up since getting a cashier’s check is a chore within it’s self.

I love the amenities and the people that live and work here. It is expensive as far as rent goes but you get a lot in return. Management laid out plans for improvements and have followed up and checked them off the list. Painted and redid the floors in the hallways, added smart locks, added new gym equipment. The location is amazing too, especially as someone who moved here from out of town.

I've been living at The Manor since April 2023 and it has been a decent experience overall. They're making upgrades in the apartments as well as the common areas which do look nice. Staff has been friendly and helpful. The reason I am rating this apartment a 2/5 is the handling of a ceiling leak that has caused damage in my bedroom. For many living on the 7th (top) floor, the ceilings are very susceptible to leaking due to structural damage on the roof of the building. The first leak happened in May 2023 and was "fixed" by painting over the water damaged wall and ceiling. Unfortunately, in November it rained again causing leaking in my bedroom. I communicated with The Manor staff and was told repairs on the exterior would occur ASAP once a vendor could assess, and then my bedroom would repaired once the leak was 100% fixed. It is now February 13th (3 months later) and there have been zero repairs done to my apartment and no update on whether the exterior has been fixed.

Since I have moved the manor has undergone a bunch of renovations! The staff is so kind and maintenance is on top of things quickly. I love that there are community events, happy hour, and free yoga. Best place Ive lived at!

The team / amenities / living space / gym has been nothing but immaculate, I would not want to live anywhere else. Every thing since we’ve moved in that was a little out dated, has been renovated in a timely fashion. The apartments are on another level with the space, high ceilings.

the building is in a great location. community wise, very friendly but I just wish they’d take care of the gym area. it’s outdated and at times dirty. overall I would recommend living here just gotta check the small details

It’s nice living here, there is pool, gym.. I wish had more machines in fitness center. It’s clean, nice community. Parking lot is good although you have to be careful not parking in restricted areas by mistake or you gonna be towed.

the pool closes very early. I work until 6 pm and have no opportunity to go there at all. Would be nice to allow it be opened fill 9-10 pm as at another residences. The gym needs updating. Outdated equipment. Some machines are broken. No music. There is no organized place to place personal belongings, nowhere to put a bottle or hang a bag. There is also no changing room in front of the sauna where you can hang personal items and towels

I lived in the building for five years in three different apartments and have seen some of the recent improvements they are making, and we are so excited for them. Recently, They painted all of the hallways, put in new flooring in the hallways, and added to the gym; overall, they do a great job of communicating What’s going on day by day. Lee, Michael, Victoria, and everyone in the office are always super helpful whenever we need them. I wish everyone would communicate like they do. Ricardo and the maintenance team are quick to respond. Super friendly and always helping. I was carrying something in the other day, and one of the guys who works here ran and grabbed the door for me without hesitation.
Love the updates that they’re doing to the building. The leasing office is amazing, lee is beyond great and helpful. Really love where I live
My daughter and I have been @ The Manor since they opened almost 9 years ago. Everyone here is amazing. The staff Lee, Michael, Nick the the best maintenance Gavin is Outstanding!! The pool, social events, the grounds are flawless. I’ve met some of the best friends here at The Manor. It’s my home and I feel extremely safe here. Hopefully another 9 years coming!!??

I don't know where the 5* score comes from... Since April 2023 I've been dealing with management to solve the noise coming from the AC compressors right above my unit because my apartment feels like I'm flying an airplane. The noise is unbearable. The AC company has come plenty of times and they solve nothing and instead of moving the units to another spot on the ceiling or consulting with another company they're still there. The main thing that they should provide is peace and quiet and The Manor fails at it. Top and possibly the units below will get the noise that come from the ceiling and from the AC vents. You have been warned. Other than that, the carpets in the building are dirty and stained and never get washed, at least since I moved. They make us use Fetch for mail which costs 20 bucks and sometimes will take a full day to deliver your packages.

I am very glad to move out at the end of this month because i was disappointed. Important things to note: There's no service here! If you're not connected to WiFi forget about it. If you're expecting any type of urgent call, go to the roof or leave the building. So so inconvenient. There is dog urine in the elevators at least once a week. When you move in make sure you have someone inspect the vents for black mold because they do not do in between long term tenants... maybe not at all unless you complain enough. Severe black mold was discovered after i contacted management with the state of the apartment several times; entirely not move in ready, sanitary or without past tenants animal excrement. They switched the A/C vent once this year. One of the elevators was broken or not working properly about 30% of my time here: The washers and dryers are dying and old, decrepit. The private parking gate is often broken and their have been thefts. The security is somtimes there, sometimes not, and not well trained.

Love the location and love my apartment, however the interior of the building is not kept up. The interior hallways are in disrepair. The carpets in the hallways are dirt, the elevators look terrible. There is garbage in the stairwells. I really don’t know how they walk potential renters though the building. They take care of the grounds but not the interiors. Interior walls need to be painted and repaired desperately. Does not look like a luxury building.

I lived at The Manor from Sept 2021 thru Nov 2022 and would not recommend renting your next apartment from here or anywhere managed by Lincoln Property Company. This is a below average property in its price range run by a very poor company. Pros: - General location (although this ended up being a con). - Office staff is friendly though lack any real authority. - Maintenance is initially responsive (but it's always a quick fix and they never return to complete the job). Cons: - Hallways & carpeted common areas are disgusting. Covered in dog urine and other stains. - Building is very outdated and lacking. i.e. call box is an audio only system that rarely works (literally every other apartment building in FTL uses a video call box), no way to grant guests access from guest parking, etc. - Unit is very outdated and I had several issues with the old appliances, water leaks, etc. - Parking garage is an absolute nightmare entering and leaving due to being shared with ground floor restaurants/ retail and just an awful design. - No dedicated guest parking anywhere but 7th floor. For your guest to park, you must go downstairs and get in their car, open up the garage with them to give their car access, and then ride up and open the 7th floor entrance door. It makes NO sense. - Virtually no short term ground parking due to restaurant guests and employees using every single spot. Want an Uber Eats delivery? Good luck! - Pool was freezing cold or down any time I wanted to use it. Hot tub never worked while I lived there. - Fetch was forced upon me mid lease, and I was forced to use a delivery middle man that refused liability for any package they lost. - Fitness area is very small and outdated, and many times equipment is broken. Despite this, I was willing to renew the lease for 1 year due to convenience of not moving and proximity to my office. My renewal offer was an almost 8% increase (when the average 2 bd apartment in Flagler increased by 1.2% over the same time). I counter offered at a 3.5% increase, expecting to meet in the middle. I also committed to paying extra for 2 reserved parking spots (I was currently paying extra for 1). Despite always paying on time and paying extra for reserved parking, management declined our offer... so I left. The best part? At lease end, there were 8 units with our floor plan that had all been reduced to significantly LESS than I counter offered after sitting on the market for months! Great business decision Lincoln Property!

The good: —everyone who works here is amazing and nice and helpful —the grounds are beautifully kept —the apartments are roomy and bright —lots of friendly neighbors and lots of friendly dogs —great location for walking to restaurants, groceries, etc. —while the amenities aren’t at the crazy level of the newer communities in the neighborhood, they are still pretty great. —reasonable rents for what you get! Here is what needs work: —the carpets in the hallways are stained and worn. —the hallway walls are a sort of hideous pink beige, which with the old dingy carpets make the place look cheap and rundown and dated, even though the apartments themselves are quite high-end) —there are two VERY BUSY AND LOUD outdoor restaurants in the complex just across a narrow street from the east side of the building. If peace and quiet is of concern to you, make sure to get an apartment on the west side of the building. —finally, depending on how much building security means to you: the first two floors of parking are open to the public 24x7 with no gate or anything, and there are several places where anyone who wants to can just walk into the garage with no identification or credentials. You still need a fob to unlock doors from that unsecured part of the garage into the residence floors, but sometimes those doors don’t lock reliably so it still feels a little unsafe sometimes. Overall a really great place to live - other than the few things noted.

Noise pollution can be an unfortunate side effect of living in a multifamily housing situation. This place has gone even further downhill. New Management is worse than the one they replaced if that was at all possible. Inept people who can care less for the tenants. Definitively not renewing my lease. Amenities are still closed and management will not take responsibility. Go elsewhere plenty of newer places available as well.

The *extremely* sad lady running (down) the show at the management office needs a permanent vacation… or at least a “Beware of Dog” sign posted on her door as a courtesy to all guests and residents. I would rather live in the sewers with Pennywise (“It”) because he at least smiles politely and knows how to have a coherent exchange before trying to devour you whole - both of which are clearly beyond the scope of work for an office manager at a “luxury” residence. Her demeanor alone is so foul that they could charge admission just to speak with her for any thrill-seeking masochists with an unnaturally high tolerance for pain looking to find their limits - although there would surely be no repeat customers.
Let me start by saying I love my apartment! It's beautiful, spacious, new, and perfectly located. However, its not perfect. Walls are very thin which had me extremely disappointed since it's a brand new building. I can even hear the people above me talking! The dust is out of control, and it's not just in my apartment. Oh, and the door is very drafty, which is good when the hallway is cold so that cold air comes in but mainly my hallway is warm and humid which (obviously) makes my apartment humid and harder to cool. If you don't mind neighbor noise then this is a great place to live!
The apartments are appointed with granite, like limestone floors, nice cabinets a d lighting. The rooms are light and warm. The property is in a neighborhood area with retail. The propert has garage parking and is secure by key access. Very nice staff too.
Recently built apartments, motif is very current and "edgy". Smoke free (awesome!), family friendly, pet park on site, plus free yoga classes on site!! Love the community spaces, game rooms, and free coffee! We currently live in a 3 BR/2 Bath - as a family of 5! With a Fresh Market, a few different parks, plus several restaurants in walking distance! We love it!!
