I came here because of three mangers prior. They were honest. I have been here since Sept of 23. Gone through three managers saying we are working on the issues…. If you have an issue in your apartment there is a bandaid applied or your ticket gets closed and never addressed. The trash is an on going issue and is never addressed. Some free facilities…. NOT TRUE! Our amenities are subpar. The pool deck got remodeled and had water fountain features… they don’t work. The filtration system in the pool … does not work. I was advised it was cosmetic. They shock the pool and it looks cloudy because their filtration system DOES not work. The grills are filthy … We have these TVs where they are all around and in the club house that internet connection is low and does not work… LOOK SOMEWHERE ELSE!
I am a former property manager myself, PLEASE TAKE YOUR MONEY ELSEWHERE! I only lived here 5 months and it was 5 months too long! - I signed my lease 2 months before my move in date. I was doing an out of state move, and the management team knew this. They called the day before my move, stating that if I didn’t pick up keys that day, I could not move in. Even when I told her I was 2 states away, they didn’t care. I had to get a friend who just had surgery, to go pay and pickup keys. - When I got inside the apartment for the first time, it was filthy. Management tried to say it was clean when they left it, but when I told them I have timestamped photos and videos of it being the second I moved in, they agreed to have cleaners come out. LIE that never happened. - YOUR PACKAGES WILL BE STOLEN! In the short 5 months I lived there, I had at least 6 packages stolen. The management does nothing and their cameras don’t work. - YOUR APARTMENT WILL BE BROKEN INTO! I put a doorbell camera up after packages were stolen, and we caught someone trying to break in the apartment. This was the final straw. Luxury apartments NOT. - The building is filthy and has ROACHES! I’ll add pics if I can. Trash room always full of trash to where the door won’t close. Food left around building for DAYS. - The app they force you to use to get into the building DOES NOT WORK. You will get stuck outside, or if your phone ever dies, if your cell phone service isn’t working or SOMETHING, you can’t get into the building. - The property manager LIED on camera, I recorded every interaction with them. I will be filing suit and have police reports for everything! Please take your money anywhere else.

I recently moved in to the Margo Apartments and had an amazing experience. I looked at about three other communities in the Sandy Springs area. Each had similar pricing and amenities. What stood out with the Margo was the level of Customer Service I experienced with Ensenada and Taisha. I had lots of questions and each phone call was answered and every email was responded to. I was able to visit and take a tour and loved the amenities and location. The move in process was simple and seamless. I would definitely recommend this community and am proud to call the Margo my new home.
The new gate system is dangerous, especially for women. The Margo uses a new gate/door system that allows residents to access the building with a phone app. If by any chance, you drop your phone, lose your phone, break your phone, are waiting for a replacement phone, drop the phone in water you are LOCKED OUT OF YOUR APARTMENT!!! Incident #1: I was in a car accident. The phone fell into liquid and eventually died. I have a backup phone in my apartment for emergencies but of course I could not access it. So getting out of the hospital with minor injuries, a friend drove me home late at night. I could not get in for an hour, when someone that I knew from the apartment let me in. Incident #2: Yesterday, the app stopped working, because of a tech issues and the office was not open. I was walking back from Kroger late at night and someone was talking/trying to hit on me. I COULD NOT GET INTO MY BUILDING! Thank goodness I was ok, but this is a hazard, especially when it is late, or it is the weekend and the office is not open. Unlike other apps, when there are technical issues, it is a minor inconvenience. When this app breaks, or something happens to your phone YOU CANNOT ACCESS YOUR HOME!! It's worse on the weekend because the office may be closed. Suggestion #1: Some kind of one-time key card only to be used in emergencies, which then is useless afterward (or like a 24-48 hour time period) to allow for residents to get another phone, get theirs fixed, etc). Suggestion #2: A number to call where a door could be opened remotely. Suggestion #3: The ability to have someone that does not live in the building get a temporary access to let a resident into their building. I understand that this app is made protect the residents from unwanted visitors, and to be able to keep track of who can access the building, I get that. In a perfect world, this system would be wonderful, but there needs to be built-in protection in emergencies when things don't go perfectly. Management should make safety more of a priority by implementing a system that allows RESIDENTS access their homes in emergencies. Otherwise, this is a great place to live.

The worst experience ever, I find roaches coming under my front door from the hall. Staff is rude and incompetent. It was bad when it was square one. It’s worst as the Margo to the point that I want to cancel my lease. Never been so disappointed.
DON’T BE FOOLED! This apartment complex changed its name because its reviews as ‘Square One Apartments’ were so horrible. My husband and I had the worst living experience here. The office was always unavailable. Maintenance was never done. And when my husband lost his job and we were forced to relocate, I cannot even begin to explain how difficult and expensive they made moving and surviving, even in the middle of a pandemic. We found someone to transfer our lease to, and they refused. They mistakenly over-billed us for move out twice. They booted our car twice even though it was the registered vehicle with the community. They tacked on additional charges post-move-out but then refused to answer any calls to clear up the charges. You will ALWAYS get voicemail when you try to contact the office. It’s 6 months later are still having issues forwarding our mail due to them and not USPS. I cannot tell you enough how terrible this place is to deal with. I beg you— don’t waste your money. We lived there Jan 2021 - Apr 2021 EDIT: let it be know I had to reach out all the way to the top of Lincoln Property Company to get any answers. My husband and I have 800+ credit scores each, and pay rent and every bill on time. Every issue with this place is still current and the name change is not any indication of better circumstances!

Ashley who worked the office was absolutely great! Extremely professional, followed up with our visit with any email. That was the 7th apartment complex my wife and I visited that day and Ashley stood out as a key reason why we are choosing Square One.
Cleanliness of garage, and other common areas are not as well Maia's they should be. I do not have a pet but I appreciate a pet friendly environment. However, dog poop in the dog park and in the halls and dog pee in the elevator is disgusting. Have you considered getting DNA from pets and fining owners whose pets are allowed to relieve themselves without the owner cleaning up behind them? Another area that needs more attention is the trash area. I understand that some of the tenants are messy but there are times that it stinks when there is no clutter.
Although the issue was resolved somewhat it's still warm at times. It took forever for them to fix after I asked several times and got upset. The electric sockets in kitchen still don't work
It depends on the person and what they are wanting, but if they are looking for an urban lifestyle for an affordable price, I would definitely recommend

For the most part the complex is clean and the adjacent green space is nice.
My only complaint would be that the insulation in the units was not the best- easy to hear neighbors. Other than that, loved my experience living there.
Would give 0 stars if that were an option. Terrible management. If you’re looking for a poorly-run adult dormitory, that smells like pet urine (or worse), and you also enjoy paying ticky-tacky fees at the management’s discretion, this is the perfect place for you! PROS: - This is only “Square One”; meaning there’s only room to move-on and improve from here! - Yonca & Will are pleasant.. when they are around. CONS: - paper thin walls/floors/ceilings - halls and elevators smell like pee (if not worse) - elevators often non-operational - rooftop amenities rarely work as they should - not uncommon to walk around dog poop while walking down the hallway to your residence (or even in the elevators-if they are working!) - rude and unhelpful management - parking structure gated entry is RARELY operational, and gate usually is just left open (makes you feel safe-especially with the FREQUENT parking-deck burglaries of which residents are notified by a folded slip of paper stuck in your door with a "friendly"/"helpful" reminder to lock your doors...) - pest control supplies; BUY THEM, you'll need them (though you are already paying for pest control services....-you'd think you were paying to feed the insects rather than deter them by the sheer amount of them always around) - Stacie.

I do feel safe here, which is a big deal for me. But the grounds aren't as attractive and it seems like that's no longer a priority.
The cleanliness of the building hallways, stairwells, and trash compactor rooms is never up to par. There are always pet stains on the hallway carpet, actual pet feces and urine in the stairwells and often times the elevators as well, and the trash compactor room was invested with flies and magets a few months ago.
Location is A+ Maintenance spotty but getting better. Purported best amenity pool, often not usable due to crowds of obvious non residents. People smoking in pool. To be fair this was prior management. Residents don't understand concept of cleaning up after your dog and not leaving trash just sitting around.
I love this property! The location is perfect because I like to walk everywhere. There is a Whole Foods across the street and great places to eat. There is a Rize Pizza on the bottom floor and it's delicious! Rooftop pool is incredible and the staff is super friendly and helpful.
