Known for being home to Rice University, University Place is one of Houston’s best neighborhoods to live in. Along with housing several art spaces like The Museum of Fine Arts-Houston, University Place has excellent schools, restaurants, coffee shops, bars, and stores. This pedestrian-friendly locale neighbors the Texas Medical Center (a hub for multiple medical facilities and schools) and Hermann Park, a sprawling park that’s home to Miller Outdoor Theatre, the Houston Zoo, and more. University Place is also convenient to the University of Houston and Texas Southern University. If you’re looking for some great food or a lively bar, University Place is just two miles south of Montrose, one of the city’s trendiest enclaves for dining, nightlife, and culture. Attracting even more residents, University Place is only five miles away from Downtown Houston.

Property Ratings at The Maroneal
I'm not a complainer. I've lived in various cities and various living conditions and I've never gone on to leave reviews about places, but Maroneal is Horrible. Horrible place. The gate surrounding the community has been broken for months now so anyone can get into the property/parking garage. Worse of all water has been shut off 3 times in the last 3 months with one time being close to 24hrs without water. I'm editing my review because less than 1 week later, they have shut off the water again. So that's a total of 4 times within the last 3 months. Imagine getting home from a long day of work, hoping to relax and just live our life (work out, wash dishes, etc), and realize you can't do any of that. You have to constantly schedule your life around if the water will be out, which there is no warning when it will go out. In the time of COVID, this is a serious health risk living in this property. If you like using bowls of water to brush your teeth and wash your face as if you're camping instead of living in a major metropolitan area, and not knowing if when you wake up the next morning if the water will be turned back on so that you can take a shower before going to work, then this is the ideal place for you to live. Property manager also told me she would speak to the regional manager and get back to me, but she never did.

I am in the very bottom floor and their has been so many humongous cockroaches coming in and out of my apartment. In the past month I have killed over 17 of them. It’s literally just disgusting.

Stay away!!! This apartment is highly overrated and overpriced. Given my experiences of having been here for over a year, I find it difficult to justify the amount of rent you pay for this apartment in medical center. Other than being located at a convenient place, there is nothing else that could be termed as “meeting expectation”. Following are some of the key concerns that residents like me have experienced. 1. Leasing center staff is highly incompetent, almost to the extent of being useless and on certain occasions, ultra-rude. Staff turnover has been so much that you meet a different set of people every month in the leasing office and they all make you believe that being incompetent and rude seem to be the pre-requisite for the job there. 2. Safety is possibly the biggest concerns. I chose this apartment over the others in the vicinity (i.e. Greenbriar, Lanesborough etc.) as big claims were made by the leasing office people as to how safe Maroneal was when compared to others. I have witnessed equal number of break-ins and thefts if not more when I compare the numbers with incidents that have happened in other nearby apartment. Given the nature of the break-ins I have seen, I strongly suspect that someone from the staff is involved. 3. Upkeep of the amenities is dismal, certainly nowhere close to being a “Premium Luxury apartment in the Medical Center”. Hallways are always dirty, garage gate is wide open and non-functional at least half the days in a month and side gates not getting locked most of the times – both posing a major security concern, swimming pool is closed for maintenance. 4. Exorbitant water bills with no transparency at all for the way water bill is calculated. Trash pick-up charges are $25 that is excluded from the rent. Ageing air-conditioning units will bump up your electricity bills by at least $30-$45. Be prepared to pay anywhere close to $100 on top of your rent in these hidden charges. I would strongly suggest staying away from this property as far as possible – 3 of my friends who recently moved to Houston have already chosen other apartments in the vicinity over Maroneal. There is no point paying extra $200-$400 for nothing extra.
I've lived here at the Maroneal for not even 1 month and have had nothing but pleasant encounters with the staff; they are helpful and wonderful and will do their best to get any matters resolved, however...my apartment has had a problem with the big cockroaches coming in from somewhere. In a 3 week period, I've had 10 large cockroaches come in from outside. I had to beg the staff to let me get Terminix in (and I even said that I would cover the cost) and they weren't able to keep the roaches out. Cleanliness is not an issue as I never cook and I certainly don't leave food lying around. There is definite ROACH PROBLEM here.
