A one star rating is too high, in my opinion. I don't think I have ever lived in a worse apartment complex. The conditions are horrible and the management team couldn't care less. I had basically every problem imaginable for the 10 months living here. I had rats, I had roaches, I had mold, my door wasn't sealed properly so I would get a puddle in my kitchen during this year's rain storms. Thankfully the management team was so helpful in resolving these issues! Just kidding! When I realized I had rats, they took DAYS to get back to me despite me calling/emailing/physically going to the leasing office. When a property manager FINALLY reached out they suggested I was letting the rats in because I was leaving my door open too long when entering my unit...I caught a rat the size of a shoe, I think I would notice if it scurried past my feet. This one isn't management's fault per say, but the parking situation is HORRIBLE. It makes ZERO sense. There are a lot of empty reserved spots, but apparently there is a waiting list to get an assigned parking spot? And for the spots you are allowed to park in, no one seemingly knows how to properly park. I think a pre-requisite to living here is that you can't know how to park in a straight line. Also when moving out maintenance or the leasing office decided to take my cleaning supplies the night before my lease was up, then decided to take a cleaning fee out of my security deposit. Their audacity is HIGH. They also mailed my deposit to the apartment I was MOVING OUT OF. And management didn't even realize this was the case. I had to threaten to take them to small claims court after a month for them to even try to help me find it. I would not be shocked if the everyone working in the leasing office filled out their applications in crayon. Absolutely useless. Terrible, awful, horrible.

If you choose to purchase your own rent insurance instead of going with the more expensive rent insurance that they offer by default, you will have problems when you renew annually. They do not have a means of you providing them with your renewal information and since no one answers the phone when you call, you may leave it on their voicemail and send it via contact us in the portal. But that does not stop them from wrongly charging you for "not having insurance". In the past they have refunded me, but now that I have moved out, they refuse to and deducted it from my deposit. Then they also deduct from my security deposit for unfinished work that they performed last year to relocate the toilet paper holder. At the time they told me that they will be back to paint the spot but they never returned. On my recently moving out they deducted from my security deposit for "partial painting". This is the most unethical rental company that I have ever dealt with and if you want to avoid unjustified deductions from your security deposit when you leave, you would do best to find another place to rent.

NEVER EVER MOVE HERE. My safety has been in jeporady 3 times within 2 weeks of someome trying to break into my place and have informed corporate and the property manager and there is no sense of urgency. This place is not safe for residents and they do not take the safety of residents seriously. If I want to transfer units I have to pay a fee and pay the rent for the next spot which is more expensive than the spot I'm in now.

DO NOT RENT HERE unless you want to eat shower and sleep with ROACHES. This place is infested with them. Property management sucks they have attitudes and never pick up the phone you can walk over to the office and they are sitting on their phones. Parking is horrible your at risk of having your car tampered with. 90% of the residents have pets and don’t pick up their poop so it smells disgusting outside I along with many others are counting down the days until our lease is up so we can run from this hell hole. It’s cute that the apartments “owner” will respond to this knowing they have zero intentions to help it’s just for show

The photos online don’t match the actual units, the employee turnover in the leasing office is high, they charge unauthorized fees to residents, they don’t respond to emails or follow up with phone calls.

I should have read the reviews before I wasted my time. The leasing agent was so rude and unprofessional it was shocking. The place from the outside did not look like the pics. Didn’t care to see the inside as the woman was so rude, it gave me a taste of what I would have been dealing with. Reading some of these 1 star reviews I can believe. If I acted like that at my job I would be fired. I feel bad for the tenants that live there.

This place is disgusting. It is not safe. This place is right off the freeway and has no security cameras installed. My car was broken into last week.. I went for a walk in the park behind the complex and when I tried re-entering a homeless man was blocking the gate from the inside. I tried asking him if he could move over but he was incoherent. Very scary if youre a female or have kids around. There are a lot of homeless who wonder in by the freeway and the park and they have full access to our cars and units. The ladies at the leasing office are horrible. I would like to call them a different name but I cannot stoop to that level. I am outraged that this place is still open.
This property is full of residents who realize quickly that the show unit and pictures aren't what they really got - aside from a high turnover of property managers (we've had 4 in the 4 years I've been here), there are a litany of other terrifying reasons to stay away: 1) Unless you have a reserved space, parking is incredibly hard to come by. There are more residents than there are parking spaces and there is very little street parking because we're adjacent to a main freeway on/off ramp and giant park, so there are only two residential streets within "walking distance" of the complex. 2) There are residents who treat the hot tub like their personal bath tub and others who use it as a baby sitter for their children. Several kids have rough housed in the hot tub and it's lead to blood in/around the hot tub. 3) We have a high homeless population here because of the park out back. We often have people sleeping in our gym or in the pool area and many test door knobs and ring doorbells in hopes to either find an empty unit. 4) As mentioned, there is a very high turnover rate of managers. I'm not sure if they use this as a training property, but it's difficult to get a response from anyone in the office via email, calling the office leads to voice mail and it's shocking how often the "we'll be back soon" sign is on the door. 5) We are generally out of baggies in the "dog poo stations" which leads to people leaving the mess where it happens. 2 managers ago she increased the budget for this, but it seems like the most recent manager must have cut it because we're constantly without bags. Instead of INSTALLING CAMERAS they send out notices asking neighbors to rat on one another if we see it happen... 6) Noise is a huge issue. We're directly under the flight path of Burbank airport as well as across the street from a cement plant. Windows rumble and the sound is deafening about every twenty minutes. The cement plant starts churning around 2am some days so if you're closer to Sherman Way you'll get a lot of that rock grinding noise as well. 7) The property is so cheap that they won't even give everyone on the lease their own gate clicker, so even if two people are on a lease, only one gets the clicker. This regularly leads to a dangerous back up of cars blocking the entrance and trailing out into the oncoming traffic of Sherman Way. I had more, but there's a word count limit! Hope this helps someone - it's a lot of rent for this many headaches.
The management is rarely in the office during "open" hours and when they are around the service is anything but good. For example, if they take a package for you, and you have a delivery confirmation from the sender, they may still tell you it's not there for several days because they didn't bother to look. They've also been known to accept food packages that should be left at doorways and let them rot in the office. Any sort of lease update process is obnoxiously long and NOT handled with expertise or clarity. No one picks up the"Emergency Maintenance" phone line, which once resulted in me being locked out of my apartment for four hours, despite having both keys in my hands. Also, there's a roach problem and the door to my kitchen cabinet just fell off on top of me.

I moved to Los Angeles about 9 months ago from New York City with my now fiancee. He and I were so nervous as we hadn't seen the apartment prior to moving in except online photos of the grounds and a Studio apartment picture. When we arrived the staff were so sweet and properly showed us the grounds and amenities, then off to the 1bdrm we're renting. I have now visited many of my new found friend's apartments and have to say that I am impressed with the way The Marquee handles it's tenants and are consistently trying to improve the grounds. Since we've been here, they have updated the patio furniture, updated the laundry room, installed vending machines and painted the exterior. They are also always helpful to me when I have an issue or concern. My microwave handle broke when I opened it (because apparently I am SuperWoman)and they had a new microwave installed within the week. I wish they would put a model of the 1 and 2 bedrooms on their website so interested parties can see. As a New Yorker I wish this property were in walking distance of more things, but other that I love living here and always feel safe. Definitely take a look if you're hunting!
Apartments have nice floors and renovated kitchens with newer appliances, giving it a nice modern feel. It's just a few minutes' drive from the subway station. High ceilings make even a 450 sq ft studio feel larger. The biggest downside is that it is under the landing path for Bob Hope Airport so sometimes you'll hear a plane on its descent. Sound doesn't get into the apartments super easily though, I rarely even hear my neighbors.
