I have lived here for 1.5 years and I love how big the apartment is and how friendly the neighbors are. Sometimes it gets annoying walking down the hall and having everyone say "Hi" to you but I love being in a tight community where everyone looks after each other. I have never expierenced anything like that in my past apartments. The office staff is great. I have never had a bad time there and the fish tanks are amazing! They have like 3 in the leasing office lol
The apartments are horrible made with leaks in the windows, horrible bathroom tile work, slow maintaining process...and also expect your car to be broken into for lack of lights and security, even in the garages.

Our on-site maintenance team responds to maintenance calls immediately, and in order of importance. For example, a plumbing or refrigeration problem is of course a high priority. Our apartments are well-made and although 50 years old, have been lovingly improved with new roofs, new exteriors, new interiors, and new amenities. Come see for yourself! As for occassional car break-ins, we offer garages and encourage our tenants to use them.
I can't put into one review how terrible our experience here has been. The maintenance is absolutely terrible, but the biggest problem is that no matter what project they start, it is almost certain they won't finish it. Learn from our mistake and stay FAR away from The Martinique Apartments.

We are sorry for your poor experience with our maintenance team. I wish you would have called our office or noted in this review your specific issues so we could respond. If you are referring to the remodel of some of our outdoor space, we have been impaired by rain, and are working as quickly as weather allows to finish that project.
I was looking for an apartment in central Omaha and drove by the Martinique. After looking at many apartments, and still looking I decided to stop by several days later after work. The manager was willing to stay late and show me an apartment. What I found was a large apartment building with a lobby, mail room at entry, exercise room, elevator, and hallways to and from the apartments that were not exposed to the outside elements. Each floor had two washers and dryers. The rooms seemed larger than most one bedrooms I looked at. The prices for both apartment and garage were competitive. I now have lived at the Martinique just under and year and have been satisfied with my stay. The location and access to Dodge street made it one of my main consideration's.

I thought that by writing this review, I would do a public service to help prospective renters to avoid this property, save time, energy and money. The office staff are extremely unprofessional. On their website and when we took a tour, they indicated that they have two gym areas. Well, the one closest to us half of the gym equipments do not work and no repair was done for months now. Some renters including us pay apartment rents for apartments that suppose to have 2 bathrooms when in fact we can only use one because of mold or plumbing issues. There are two advantages of these apartments which are space and the location and that's it. My rating based on the fact that cons has exceeded the pros. Regards,

Martinque Management does not care if their tenants live with mold and water leaks. They just want rent. Stay far away from here!!! Tak maintenance concerns NOT taken serious they hire randoms to do patch up work. They are consisent with lying to tenants and will try to blame tenants for exsisting issues. A tenant should not have health issues due to dustmites, from a dirty furnace that hasn't been clean and quite some time it was supposed to be inspected on December 27th they changed the filter and close the door something bit me on my back I end up going to the doctor to get oral medication this is affecting me physically and emotionally but still no response as to how it's going to be taken care of through Martinique I have black seeping through my walls film on my furniture and on my clothes and Floors that I'm constantly cleaning this has been a very bad experience with Martinique and again they have yet to arrested they just want to evict people and take your money. This is not what management is supposed to look like!!
Overall this is a good place to live with some things left to be desired. As with any place there are pros and cons. Pros: It is centrally Located in Omaha in close proximity to the Interstate, Westroads, theater, and restaurants. There is off street parking with both surface and garage spots. Big spacious apartments with big patio or deck areas. Nicely remodeled entry ways with new mail boxes. Online rent payment and maintenance request app make it easy. Smart washer and dryers with easy payment app through PayRange (R). Maintenance response times have improved, and they usually arrive within 1-2 business days. Cons: Parking is limited, and often times it is very difficult to find a spot to park. Walls and Ceilings allow more noise through than they should. Some buildings have problems that allow insects inside. There is an additional fee to pay rent online, and they have strict rules around paper check writing. There is a growing trend in maintenance to "patch" things back together instead of fully fixing the issue. Maintenance will often leave behind a mess (scuff marks, dirt, grime) and a lingering body odor smell. The office staff is friendly. However they do try to rush you off the phone which comes off as rude. Lastly, there is no secure entryways into the buildings outside of your own apartment door. It is pretty standard in 2018 to have a secure keypad or key fob on the outside doors. This really should be installed here. I've arrived at a 2.0 star rating for the Martinique, because the cons slightly outweigh the pros. With some improvement and modernization, I will gladly improve my rating. I would love to one day rate the Martinique 5.0 stars, but anyone who is truly honest knows this is not a 5 star apartment complex (as it is now.) Respectfully, A caring tenant

Life is good at Martinique! Very quiet, very secured entry, and I don't even have to go outside to get to my heated, well lit garage. The pool was FABulous this summer, love the accessibility of the fitness center, and my building has been completely remodeled with new carpet, new laminate, fresh paint and gorgeous new furnishings in the lobby and party room. Everything has been updated and upgraded beautifully. The grounds are meticulously maintained, mature trees well groomed, and the garden beds trimmed and weeded. EVERYthing is well tended....zero complaints. Love my intercom system, my storage space and especially daily trash pick up AT my door!! The apartment is bright and very spacious, and my galley kitchen could not make cooking and clean up more convenient. New flooring was installed before my move in throughout the kitchen, hallways, dining room and bath, as well as new countertops throughout. Every centimeter of the apartment was freshly painted, and the carpeting was pristine. They're so great about changing the furnace filter, I barely have to dust. And the "dirt finder" feature on my vacuum finds NONE! Ever. Remarkable!! Sandy and Melinda are great representatives on the front line in the leasing office, always helpful and on the ball. Any maintenance concerns have always been responded to promptly by Al and his team. Repairs don't get any easier than making one simple phone call. And I want to give a special shout out to Mike, the property manager, for his recommendation of my particular location in the complex. My spot was truly hand picked with my needs in mind. Thanks to everyone at Martinique. Where life is good, and getting better every day!!

My dad lived there for 25 years. Great location and quiet. The only issue we had was with the staff when he moved out. There process was not full documented and the staff was unprofessional.

I truly regret the decision to move into these apartments. The maintenece and office staff are rude, and unless you get one of the very few recently (barely) updated (laminate flooring in 1/4 of the apartments) everything in the apartment seems to be original to the 40 year old complex.

I have lived in the Martinique for 4 years now and I love it. My only problem with it is, not only do they charge for heat, but it's shared heating. I truly thought I'd be here forever, but I'm considering moving now because of the shared heating. I will and have recommended this complex to people because if you're looking for a spacious, quiet place to live, The Martinique is perfect. Sandi Rooks
Moved in two months ago. I had a problem with my shower curtain rod and I didn't know how to fix it the property staff showed up only a short time after I reported the problem and had it fixed in no time. I've also had to have my dishwasher replaced as it was probably the one that was put in when the complex was built. The day it was available to be picked up from the store the staff came over and had it installed and working in forty five minutes. I'm very happy so far.
I have lived here going on three months. We noticed that the window box around the window was caving in and they said they'd fix it before we moved in. Still hasn't been fixed. We also have had our dish washer, hot water heater, and dryer break since moving it. The hot water heater leaked into the hallway. We didn't have hot water for four days and it took them 3 weeks to finally clean the carpets. At which point was moldy and should have been replaced.
