Property Ratings at The Matadora
Apart from the great location, elegant decor and comfortable apartments, the property management team are the most proactive and supportive that I've seen. Residents who respect their neighbors and the rules of their lease are treated very well, but there's no tolerance for those that don't, as it should be.
I have been a tenant here for 2 months now. Enough time to be out of the honeymoon phase and understand the space better. First off, be mindful of the SAFTEY, or rather lack thereof. There is no 24hr person manning a front desk, the property, or looking after packages. Most packages are left in an unguarded common area. All a would be thief has to do is walk-in while the door is propped open or as someone is leaving and take their pick. This exact thing occurred 1 week into my stay and was caught directly on camera. Furthermore, homeless people often sleep out in front of the entrance on benches, which occurs on average about 1-2/week from my perspective. On one particular night I was aggressively harassed and near assaulted directly on the property. Second, as with most "luxury" places there are ample rules such as only certain furniture on porches etc. In particular there is an hefty 10% late fee on rent with no courtesy reminder that rent is late. The amenities are nice, but nothing over the top and trim of the apartments is similar. Appliance machines can be easily heard from adjacent units. Although wall sound proofing is decent the ceiling sound proofing is exceptionally lacking (you will hear every foot step among other things). The price of this apartment accounts for the location, which is the only excellent thing. All other aspects are average or below average (especially the safety). Also if you pay for parking you will likely not get the gated area (this was not communicated to me ahead of time) but rather park in the church across the street which will ticket you on Sundays. And each side of the street has a different cleaning overnight time so you will be playing musical chairs with your parking spot unless if you are one of the lucky few. If I could do it over again I would choose somewhere and when my lease is up I likely will. For perspective, I am a 31M, physician in the army. For the most part, I take things in stride and am reasonable person. This is my honest review and hopefully it is helpful to you.
