I have lived in 3 separate units in this complex. This was my first apartment out of college living on my own, and after living somewhere else for a year after that I had to come back. Absolutely loved my experience and wouldn?t be moving if not for my career. Tani is the best and has set my expectation for all leasing offices going forward.
The condition of the apartments could be better. I moved into an apartment with carpet stains and water damage on the cabinets. The base boards out side my apartment are always very dirty
The maintenance team has always been one of the best features of this living community. They respond quickly, they are polite, and they are competent. Mitchell was great!
Service staff were very friendly and helpful. My request was addressed very quickly.
The apartments and the building is very nice, the only think that I feel that the parking spots are very expensive. Also some elevator smell very bad.
I would recommend living here. I would tell them it is pricey, but everything in the city is. I like the trash chutes on the floor, but parking is tight and expensive.

Ongoing reconstructions around the Matisse were extremely noisy and affected the quality of my sleep and life in general. Increasing in price was also a reson for me to look for a new place.
Apartments are very clean and modern. The tub is great. The kitchen has everything and it's very modern. Washer and dryer in the apartment is the greatest! I believe this to be a safe place to live. So far, everyone I meet is friendly and courteous.
The apartments are beautifully kept, I felt safe with all doors requiring keys to enter, and there were always parking spots available in the GA garage. A downside would be its tough to have guests because there is no free parking or guest parking anywhere near the building, and the call box not working caused a lot of inconvenience when having guests arrive or food being delivered.
The only thing that has disappointed me over my time here is the overall cleanliness of the public areas - specifically the hallways. stairwells, and storage room. As mentioned in past surveys and to the office, the halls are not tended to enough, the stairwells don't seem to be cleaned for months at a time, and the storage rooms on the 6th floor were a mess and not looked at for months at a time. We know staffing has been a challenge during COVID, but not cleaning these public areas makes it non-desirable place to live - especially during COVID!!. Also, I question if Security is consistently checking the floors, stairwells and storage units, for if so, they should be reporting the trash and uncleanliness to the office, who should be sending a cleaning staff person to tend to it - especially in COVID when people are in the stairwells and all touching the railings! Thank you.

I've lived here for three years and the staff is super. Friendly and attentive. Clean and quiet.
I would definitely recommend it, especially to OHSU students since its walking distance to campus and a reasonable price for students. The apartments are very clean, I really like the kitchen, and the apartment is really spacious.
I think it's a good place to live if you want to be near the center of the city, especially if you don't want to own a car.

While the maintenance staff is excellent at responding to problems, the routine maintenance of the building could be better. I shouldn't have to report when, e.g., the garbage closet needs cleaning.
The building is well maintained, and I have never had a major issue with maintenance. All of my requests have been fully completed in a reasonable amount of time.
I've been at The Matisse for five years now and have no plans to move out. If anything, I would consider moving to a larger unit, preferably on the same floor. While far from being the newest building in the district, it is well maintained and has received several upgrades over the years to add additional value to living here and to make it a competitive properly. While the occasional protests are disruptive, this is still a building a feel safe living in.
I absolutely LOVED The Matisse. It's by far the best apartment community I've ever lived in, and I would jump at the opportunity to live there again (should anything change in my personal life). The staff is very responsive and helpful, the community is respectful and considerate, and the area (South Waterfront) is the safest, most fun downtown area to live at this moment in Portland. The only reason I left was to move into a house with my boyfriend as we start a family together. I HIGHLY recommend The Matisse to ANYONE. It's affordable and in a GREAT area. Bonus- there is a roof top deck and you can rent out paddle boards and kayaks! My dog loved all the nearby parks and close river. Plus if you're a runner, being right on the waterfront to run the Sellwood to Steel loop is awesome. Also bonus if you work a OHSU, the tram is a 5 minute walk away! Overall The Matisse is 10 out of 10 on all levels.
I think I am getting a great value for what I am paying. It is very spacious and surprisingly quiet considering the active neighborhood and the construction across the street. I also love the community and the area and recommend to any active individuals. The area is mostly professionals and specifically health care workers since we are right by OHSU. There are walking/biking trails all around, a great park down by the river, awesome restaurants, and overall a safe and friendly neighborhood. And if you love dogs, there are dogs EVERYWHERE! So those are a few reasons why I would recommend it and it continues to grow on me every day.
I would recommend the location (which I absolutely love--waterfront, close to the skylife and other professionals--access to the hospitals/VA), but I would also caution to be mindful of the new construction programmed across the street

Lack of supermarket and cost of parking. I was also told that my visiting house guests could not park in the garage.
The apartment and surrounding area looked like a great fit for what I'm looking for.
Everything is great except the cleanliness of the building. People do not pick up after their pets and the custodian seems overwhelmed by duties.
The complex is generally out of the price range of most people I know, and the location isn't ideal, since it isn't that close to things like grocery stores, a pharmacy, a gym, bars, etc.
Staff seems very hands-on (in a good way), apartments have nice & new appliances, and the location is great.
The complex is dirty. The garage and garbage areas are filthy. Outside the building is extremely dirty, garbages are constantly overflowing. The apartments are clean. However, they are small. the storage space in the apartment is extremely limited. Very small closets and kitchens.
The location is great and the building is extremely quiet which astounds me. I’ve never lived a building as quiet as this one. The office staff are great. Very kind, helpful and friendly.
Expensive, but good deals for new residents. Would recommend as a one year lease for people who are new to Portland and just need a safe, clean place to live in close proximity to OHSU. Don't think it is a good long term investment.

I would recommend but to make sure the apt location is not near the noisy garage door. I can not sleep with my windows open because of the garage door opening alert noise.
I have recommended the Matisse numerous times and overall really like the building and community. However, the constant rent increases make it hard for me to recommend the bldg over others in the neighborhood that do not have such steep increases. I was lucky to have avoided a recent increase of $60/month when friends after previous increases of $15 and $40-50 when friends in other buildings have had $0 or $10 increases every year. So that volatility is the thing that makes me hesitate to recommend.
The homey feeling we have in the first when we first moved in is not happening anymore.
I would recommend it because it is beautiful, the apartment layouts are great, and the amenities offered are great as well.
I just didn't like the apartment layout, I looked at studios. It seemed chopped up to me. Nice concept, tho. Beautiful place overall.
First off we moved into their cheapest (and least desirable) apartment because it was more in our price range. We had no idea that this place dramatically hikes rent 4-6% per year. Our renewal for a terrible unit was 5%, and you can’t tell me the value of that place has increased 5% in one year. I have many friends in the building who are also leaving, one has seen the 4-6% increase two years in a row. It will just keep going up as long as you stay. Our unit was a first floor one bedroom on the corner. N136. It had two walls in the living room that are basically entirely windows (with no privacy). We didn’t know the shades were see through at night when we signed out lease and ended up spending a few hundred dollars covering the windows. The bedroom also has massive windows. The windows combined with the height of the ceiling made it insanely hard to keep warm or cool. Your energy bill will not be pleasant. We also lived directly across the the OHSU warehouse. Be warned: they operate all hours of the night LOUDLY. All of this was tolerable after a while, but in the winter every single one of those windows were stoked constantly with condensation. Their only solution was to pass out damprid, which they also were stingy with how much we get despite the majority of our apartment walls being windows. This despite my reminders and complaints, eventually formed black mold (see photos) which I had to personally scrub clean before we left. Speaking of which, they will gouge you for every penny they can after clean up. I scrubbed that whole place personally. Spent money renting a professional carpet shampooer. They lied saying the counters weren’t clean and charged us an insane amount to wipe them down. Their stupid grout in the bathroom stains and I wasn’t able to get them completely white. They tried to charge us as if the entire bathroom needed cleaning. We fought them and they only charged us HALF of the entire bathroom for some stains despite it being otherwise spotless. Another issue is that they put my pet deposit towards rent without telling me. It’s a pet deposit, you don’t get to put the money wherever you want. =This is unacceptable. Even worse is that they claim not to have a record of the check “due to change in management” and couldn’t confirm that the check I wrote was even the same as the pet deposit. When I explained the issue they gave me attitude and blamed my partner for not noticing his direct deposit being less that month.

I think that there are newer buildings in the neighborhood that are in better condition. However, the size of apartments tends to be smaller and their prices are higher… so it would depend on what my friends are looking for.
Staff, location, and amenities are all brilliant. Living here is like living at a Hilton.
