I have been living in this apartment more than 4years. There are supermarkets and pediatric clinics nearby, and it's also easy to access UF. The location is excellent. The maintenance staff is also very responsive.

I moved into a delightful 1-bed, 1-bath with a Solarium, and it's exceeding all my expectations! The appliances are top-notch, and the laundry area is wonderfully spacious. But what really seals the deal is the unbeatable location on Archer – with everything I need just around the corner. And the warm sense of community at Mayfair Apartments adds that extra touch of comfort and belonging. Couldn't have picked a better place to settle down :)

I moved in to the 2bd solarium model in 2023 and I absolutely love the open floor plan! It’s a quick commute (15-20 minutes) from pretty much everything. I use the provided wine cooler all the time and absolutely love the fixtures and modern style of both bathrooms. When my HVAC froze over, maintenance was very quick to act and fix the issue. The pool and gym are maintained nicely and everyone is so friendly in the area. If thinking about moving here, just check the location within the complex of the apartment itself. My unit is adjacent to Archer Road and we get a lot of traffic noise due to thin walls. Otherwise, it’s a very nice apartment compared to the student living I previously experienced.

Very great amenities! They are very fast at fixing work orders. I would recommend living the third floor since you could hear a lot of the above. I recommend looking here. It’s a very good and quiet environment away from rowdy college students.

I have been living here for the past two years & have loved it. The management & maintenance staff are prompt with any needs that you may have. I have never had issues with mail which I have seen with other apartment complexes in the past. I would recommend this apartment to anyone!

I DO NOT RECOMMEND THE MAYFAIR. I have been here a few months and I am already over it. There is so much I could post and repeat but my complaints are the same as the other tenants on numerous sites. The biggest red flag was my A/C not working the same day I moved in, and management made excuses for weeks until I decided to reach out to the Better Business Bureau, Code Enforcement, and Department of Agriculture in addition to Corporate (which never responded). The negative reviews I saw prior to renting mentioned: A/C issues, trash stinking up the hallways, pests, the lack of door security and the list goes on. I chose not to listen. I trusted the new management would make a change because the place had been “cleaned up” regarding past staff and tenants. The latest issue is a really good one. Suddenly there is an increase in some mysterious drug being smoked in Building 6. Management sends notices out with fake threats, and nothing happens, so it continues. The smell is SO strong it burns your eyes and throat. Most times you have no idea whether something is burning in your unit, if there’s an electrical issue or if the addict in your circumference has a new dealer. The clue for this should have been the eucalyptus spray that was sprayed on my floor the first month I moved in. I thought the issue was resolved when I complained, and the fire alarm randomly went off because of the electrical closet in the building the same night. Since The Mayfair cannot enforce their own 25ft no smoking policy, I guess I will be moving out at no charge. Prospective renters…. move here at your own risk.

I lived here for three years, and management got progressively worse each year. The walls are paper thin. You can hear and have a conversation with the occupants who live above, next to, and below you. The trash compactor located in the center of the complex is overflowing every single weekend. Maintenance requests often get ignored. Management allows people to leave their trash cans in the hallways for weeks, so it smells like hot garbage. No matter what floor you live on, there will be lizards running in the hallways and into your apartment. The ButterflyMX security system is a joke. The doors to the buildings are routinely left cracked open, so anyone can just walk in. I had packages stolen from outside my door on three separate occasions. People who don’t live at the complex use the pool and gym all the time, and they treat it with about as much respect as you’d imagine. The gym is never stocked with wipes or gel to clean the equipment. The treadmills, bikes, and weights break down every few months and take about two months to get repaired. If you work past 5pm, good luck finding a parking spot anywhere near your apartment. You can pay more for a garage, but the unit you’re assigned could be on the other side of the complex. The location isn’t great either. This complex is so far west down Archer, you’re going to sit in traffic every night, and it will take you 30 minutes to leave the complex and get to the places worth going in town. If you currently live at The Mayfair, don’t bother cleaning your apartment before you leave, because they are going to charge you an exorbitant fee to clean and paint your unit regardless of how pristine you leave it. The Mayfair charged me over $450 in cleaning and painting fees after I left the apartment in better shape than when I moved in. They said they would provide pictures of why the apartment needed to be cleaned and painted, but never did despite multiple follow-up requests. For months they ignored my emails regarding disputing the charges. Then they sent it to collections without ever attempting to discuss it or resolve it with me. I strongly recommend that you have a Mayfair staff member walk through the apartment with you after you hand in your keys to ensure they don’t try to charge you for things like this after you move out.

First, the noise between units is so loud, you feel the vibration from footsteps above you. You can hear conversations of people talking at normal volume through the walls between units. The hallways always smell terrible and are lined with disgusting, stained carpet. Our unit was not cleaned upon move in. We were given the wrong keys. Glad I got out.

When first touring Mayfair it seemed like a great complex, grounds were well maintained, large floorplans, new-ish build, decent amentities and a fair price (at the time). This perception changed quickly. After a few months in, it was very apparent that these units are poorly made. The walls are so thin you can hear full on conversations from your neighbors. There are multiple soft spots in the floor that you can feel while walking around, the shower leaked causing mold (apparently this is happening in all units from what maintenance had stated) and the abundance of Silverfish bugs in the bathroom are unreal. The property itself is no longer maintained like it was. Landscaping has gone downhill and there is a huge trash issue. Its embarrassing to drive by the trash compactor to view what only could be called a mini landfill. Garbage is also sometimes left in the middle of the parking areas, which is a resident issue I might add (newer residence appear to not care about their surroundings). The gym and pool are far too small for the amount of people that live here, making it feel cramped. They’re also dirty for the most part. Automatic door locks were installed a few months ago as an “upgrade” to the complex but only worked for about 2 weeks. No update if they will be fixed or not. There was also a problem with Amazon packages being stolen because the lockers in the mail room no longer work either. As another review had stated, expect a hefty increase when your renewal comes up. It jumped so high that I originally thought there was a typo. Price definitely does not match the value the property has to offer. I would not recommend for those looking to find a new home here

Wow... where do I begin. Mayfair Apartments by far is the worst apartment I have ever lived in. There are three (3) specific reasons: 1.) The infrastructure of the buildings are extremely Poor! If you have heard the term "Lipstick on a Pig", then you know what I mean. The amenities and luxury upgrades in the units are super... but once you're inside the apartment, the walls, ceiling, and subfloors are PAPER THIN. The second and third floor units have hard surfaces throughout the main living area, dining room, and kitchen. I lived on the first floor and my neighbors above me had small children. Needless to say, I heard every toy drop, stomping, running, and endless noise. In addition, my neighbors next door were making noise that I cannot describe in detail in this post. 2.) I found snakes in the interior hallway of the building I lived in on two (2) occasions. 3.) High turnover in the Leasing Office. There is no continuity with the management team. Corporate Management (RAS Management Group, LLC) out of Boca Raton, FL., is out of touch and not engaged with the issues at the ground level with their respective communities. In closing, I do not recommend this community with extremely poor building infrastructure, lack of pest control, and management instability.

Poor management team that gets nothing done and does not seem to know what they’re doing. Poor, damaged units that have poor building foundation that your whole unit might be tilted at angle. No apologies, no nothing, just “This how it was built”. Problems with their pipes and poor soundproofing. Overall, too expensive for what you get. I wouldn’t even be willing to pay half of the rent if I had known.

I am moving from out of state, and was in town on a weekend to look at apartments. I was in a hurry, and to be quite honest, a slight panic as searching for a new home in such a short amount of time can be very overwhelming. I stopped by The Mayfair on a Saturday unannounced, in hopes of viewing an apartment. I was instantly greeted by their leasing staff- Nicole, who was very pleasant and dropped everything to help me with leasing information and offered me a tour as well. She answered all of my questions and informed me that my application would be looked into Monday morning when the manager returned. She was so organized during our tour and made the application process seamless for me. The manager reached out to me first thing Monday with the next steps to approve my application. I easily decided to choose The Mayfair as my new home. The application process was fairly simple, and I was able to leave back to Pennsylvania with a peace of mind knowing that I secured a home to look forward to upon my arrival in January. I look forward to more pleasant encounters with The Mayfair staff during my future stay, and am most thankful for Nicole and the staff's help during this process.
