Property Ratings at The Maywood at Speedway
The apartments are low quality for a high quality payment. The staff isn’t helpful and doesn’t get back to you at a timely manor. Our windows couldn’t be opened, our apartment constantly smelled of weed, and the amount of times someone had to come fix something in our apartment was insane. Lastly they add on charges to your monthly rent in hopes you don’t see it and complain.
My father is livid. And it’s gotten beyond the point of convincing him that Speedway is worth staying in, simply due to his experience within the last 2-3 months at Lexington Green - now The Maywood @ Speedway under a new management company (Fairlawn Real Estate) - If you can call it management. It seems almost too obvious at times that the goal of Maywood is to push out its older, veteran residents through lack of communication, face-to-face interaction, and even making information accessible to its tenants. They’ve moved everything to an online platform - without any warning or consideration of the lifestyles of older folks who live perfectly without the constant tether to a smartphone. The staff only communicates through their web portal. They refuse to answer the phone. They are short with their responses. They refuse to receive tenants in the rental office (“due to COVID”). His lease was set to end March 31st, he has reached out numerous times over the past 5 months via the company’s texting system, email, and through a notarized letter he dropped off at the office along with his rent. And NOTHING - no follow-up effort whatsoever. When he went to the office to talk to the personnel, they would only talk with him through the screen door and responded with “well text you a link.” A link to an application with the most redundant questions known to man. They’re requesting the email address for rental companies from an era where there was no email address! In my father’s 18 YEARS of living there, he has never experienced treatment like this from a company he has to PAY EVERY MONTH. Maintenance is a nightmare. They’re inefficient. He’s had a gaping hole in his kitchen ceiling for the past year, they have yet to take a look at it, despite countless efforts to communicate his needs. Tenants are leaving in droves. If the plan was to drive out current tenants, spike up rent, and move in young, millennial families or young professionals - good luck, cause they’re not going to put up with sheer lack of communication, respect, and integrity either. Lexington Green was never the best living facility by any standard. But it has certainly hit a new level of low. And The Maywood at Speedway is now a highlight of that legacy.
The Maywood provides a substandard living accommodation that is only slightly better than the worst living situations. The management that has bought the complex has a singular focus of raising prices. Since taking over during fall 2020, rent prices has raised, raised parking prices (which was provided free of change by the previous management), and the gas charge has tripled (citing the Texas storm as the cause). The Maywood team has made no attempt at addressing resident concerns, and despite claiming that they will honor prices as noted in the lease signed with the previous management, I have waited months to see these additional charges removed. Also concerning, is that the electricity frequently cuts off (at least once a month and is not the fault of the electric company). Even when emergency maintenance is called to fix the problem, the phone is rarely answered and an explanation as to why the electricity cuts out is never given. There are too many issues with the Maywood that negatively impact all residents. I would NOT recommend living here under any circumstance.
I am only a prospective renter & have literally experienced so much unprofessionalism VIRTUALLY. I scheduled an in person appointment, then was told it had to be virtual. I scheduled it to be virtual and logged on to the video chat provided. I waited for 15 minutes for someone to pop on to the screen, no one ever showed up. I had to notify THEM that no one showed. They apologized and offered another date. The SECOND TIME, I get a text an hour before the showing that the leasing agent could not make it. I will not be renting here or recommending this place to anyone! The unprofessionalism has been foreshadowed already & I refuse to live here knowing these are the people managing it.
I'm so "Grateful" to Juan after having the same problem in my apartment for over a year that has been overlooked by previous maintenance trying to figure out what I was trying to explain, which was a leak in the walls in my bathroom that resulted in mold from water leaks within the walls. I don't know where Juan came from but I'm In loss for words. I was about to give up on trying to explain to maintenance and office that there was a leak and the smell of mold in the wall of my bathroom. Please keep Juan because he knows what he's doing and he takes his job seriously. Thank you Juan.?????? Windy.
I like the apartment itself, it’s spacious.... the area is covenienT ..the ac in the apartment is probably 20-30 years old and they are reluctant to replace them Until they catch fire basically. It gets up to like 81 degrees in my apartment and all the maintenance man wants to do is argue and tell me to turn off my light. I also chose to live here cuz there’s a pool, but now in the middle Of summer they closed the pool on weekends and only open Tuesday to Friday 10 am - 5 pm So if you work during those times don’t count on being able to ever use the pool here. Ever single outlet cover in my apartment needs to be replaced which hasn’t been done yet and it’s been 5 months since I moved here. The plugs won’t stay in the outlets because they chose cheap crappy outlet covers.
Do Not move into this apartment complex! You will regret it. They are dishonest and have bad business practices. The office staff changes like the days of the week and when you have problems, they are quick to blame it on the previous office staff. My apartment was infested with bed bugs at move in. They never came to do the walk thru and told me it was MY responsibility to inspect for bed bugs as if I was a pest control professional! That’s ridiculous! When I did call anothe Pest Control company I was told they had to get permission from the apt complex to inspect and of course they said NO! That they would have “their own” company inspect, and surprise surprise they came 4x and found nothing, even though I saw and felt them, when I finally brought a live bed bug to them, they did the treat they ant to charge me for the treatment when I know several other residents who have had them out here DO NOT MOVE HERE!!!
I have lived in my apartment over 5 years now. I like it, it seems to get smaller the longer I live there :). I have great neighbors and going on our third set of management. So far, they seem to be okay, although they have only been there one month. There have been a lot of improvements to the property since i moved in.
I reside at Villa Capri and for the most part, they are good for the area. There are some issues with maintenance, and things not being repair to last long, and a growing problem with cars playing music with loud base. Guest parking in the evenings and weekends can be almost impossible to find many times. However, they are close to 465 and stores which is very convenient. Management is attempting to give the area more curb appeal. For the area and price, it could be a reasonably good place to look at. If you need an apartment on a limited budget, you should include these in your search.
