Property Ratings at The Meadows at Parkwood
Worst apartment complex experience of my life!!!!?? Don’t ever stay with any capstone ran apartments!!! The contracts are written to make you think if you need to sublease you have the option. I am getting married and needed to sell my contract or do something because I was moving away. Asked management about it and there line was no. It states right in the contract they would allow it if the management approved it. We asked if we could have the option of someone taking over the lease and they said it was the same thing as subleasing and it is not. Now I ended up paying over $3,000 to get out of the contract. I am absolutely irritated they don’t follow there contract. When talking to the apartment manager she was an absolute jerk!! Wouldn’t listen to my concerns and was totally unprofessional! Even had my father try and talk to her because she wouldn’t take my calls. She wouldn’t even explain she just said, “I’m not talking to you” and hung up on him. Talk about unprofessional! So if your looking to give your Money to absolute jerks I would stay here. If not I would keep looking for a more professionally ran apartment. (The response from management to this will probably be the managers telling me there same version of how they just follow the contract but actually don’t follow what it says.)

Hi Breanna, thank you for your review. We are sorry that you feel frustrated with the Lease Buy-Out option. As discussed, our company does not do lease takeovers and that is why your request to sublease was denied. We are only able to share account or lease details with authorized lease holders. We wish you the best with your wedding and future endeavors.
These cute community apartments are so comfortable and nice! I was helped through my entire application process and although my lease does not end for another few months, they helped me find a place and held it until the time my lease was up! Such an amazing and helpful staff!! Made my family and I feel so welcome and excited to be a part of the community!
I lived here from 2009 to 2014. Aside from a few random noise complaints, never had a major problem. Very nice, newer apartments. Garages, a hot tub, and a pool in their companion apartments next door. Crime? No, it really isn't located in a high crime area.
Avoid any apartments owned by Capstone Management at all cost, unless you’d like to get trapped in the worst contract agreement in SE Idaho. Unless you are lucky enough to move out on the exact day your contract ends, you will pay ridiculous penalties ($2000 minimum) to ever get out of these apartments. In Idaho Falls, their apartments include Meadows at Parkwood, Parkwood Pointe & Meadowood Apartments. I am a current resident in the Meadows at Parkwood going on 5 years. I had been out of my initial contract and on month-to-month for more than 2 years when Capstone bought the complex. Having never been late on one payment in my multiple years in these apartments, I was presented 3 crappy choices by the new California based company: either move out, sign a contract at an increased rent amount, or pay hundreds more a month as penalty to stay on month-to-month. Due to circumstances beyond my control at that time, I signed the contract not fully understanding the details. Regrettably, recently I’m learning that this company is introducing contracts into this area unlike any you’ll find with any other apartments. I’ve lived in many different apartments in SE Idaho during the past 10 years, and have never seen anything like this in this area. It’s extremely rare that I take the time to write reviews, but I feel strongly enough to warn people to avoid apartments owned by this company! Before proceeding to write a review, I’ve talked with each level of management all the way up to its California base to allow them the opportunity to resolve this issue. If you ever have to do the same, you will quickly learn that you are a number on a spreadsheet & they’ve got total control based on your signature on their ridiculous contracts. They will explain why they can’t do anything because of the investors and recite the Fair Housing Agreement, but the reality is you will learn that they are screwing all of their tenants equally so it qualifies as “fair”. Furthermore, appearance-wise the apartments look nice but they are much older than they appear which is resulting in more maintenance issues. In just the past few months, I have had 2 major maintenance issues which resulted in maintenance workers in my place multiple days each time. I could go on & on pointing out the differences between how this out-of-state investment group is different and worse than any other apartments you’ll find in this area, but the main point I’m making is to avoid them altogether.

Do not rent from this people. I have lived in the community for 8 months and within that period of time there was a murder in the complex, then the roofs leaked and I had to move out for two months before the repairs where done. Then a couple of weeks ago, at 3pm in the morning the cops showed up across the way and they broke down some guys door and arrested him on the spot. This is not a safe place to live so do not waste your money on this idiots.
