Property Ratings at The Merc
The pool never looks this great. This pool is shared with 3 other buildings. The city was called because the pool was so nasty. This used to be a fountain from the old bank that was here. Great old buildings to live in but the mgmt? Good luck.
The building is infested with roaches. Its dirty, it smells. There is no security. Roaches are even in the parking garage. It's an old building with so much potential unfortunately the property management does not care. Nothing luxury about living here.
Most you'll ever speak to anyone in management or in the office (in general) is when you are signing your lease. They'll take your money and never service your apartment in a timely manner, if at all but you better pay rent! Security sucks. Cars stolen, property stolen, packages etc. Rude staff, except one lady. Poor excuse for a building.
I love the view I have from my apartment. the pricing i thought was fair and it was very nice on the inside, I am extied to explore the community spaces.

Perfect location, lots of beautiful smiles from the staff. Very clean. Yes there's room for improvement but overall, a great place to live .

The staff is very patient and for me they made time to give me a tour when I showed up on the wrong day they were very much concerned about what Special features I was looking for in the apartment I was very much satisfied
They also should add a Amazon locker for packages and make residents accountable to pick them up.

Besides parking, elevators And having key cards are the only cons. But overall living situation I have no complaints. I have been here 3 months And I’ve enjoyed my time here so far.
I love my apartment with lots of windows and amazing urban views. The new General Manager has given me great hope that this cool vintage building is on its way to being brought back up to 5 star status
I’ve lived here for over 4 years and have loved every moment of it. From the friendly neighbors, staff, and the incredible walkability… I have everything I wanted in a nice historic building! I’m grateful to call The Mercantile home and I look forward to being here for a long while!! If these turned into condos, I’d buy my unit in a heart beat!!!
The area is great, most of the staff are as well. The security is yet to be seen because you can come as you wish in the garage if you live here or not, but they have no problem towing at all. The amenities are nice also but the pool area in the summer is a free for all
I am so excited to be living in a landmark building in downtown Dallas. Ana my leasing agent made the whole process so easy. All of the staff have been helpful and welcoming. I cant wait to check out the pool

I've lived both at the Element and now going on my 3rd year at The Merc and I love this community. It's walking distance to an array of restaurants, bars, and amazing parks! The staff has been GREAT to work with and will work with you as long as you're communicative with them. I look forward to living here for a while and i can't wait to see what improvements they will bring in the future.

They have been having elevator issues now for idk a 9 months to a year. basically a 31story building is down the one working and therefore it takes forever for you to get the elevator since you everyone has to use that one. also, side not it the one elevator that works only goes to the 27th floor. so God forbid you live higher then that.
Paying for parking and experiencing not one but TWO break ins to my car in 6 months is ridiculous. Trying to post anything to the community page to bring awareness that reflects poorly on the building gets declined by management. It’s a revolving door with security personnel here so don’t let the fact that they have someone sitting at the desk fool you. It’s not a safe place to live!
The building is in a central location in downtown Dallas which offers an abundance of restaurants. There are several places to eat and a few parks in walking distance. At least 5 grocery stores are within 5 miles. The building is well maintained with several amenities. The staff does a good job of creating a social scene for residents. While I DO NOT want to live in a dorm, I also don't want to live in a retirement home either. It's a good balance. The building is managed by Forest City and there are 3 neighboring properties in which you are able to enjoy the amenities as well. I've been here for 7 months and overall, I've had a good experience. There was an issue when I first moved in and I can say I was satisfied with the building managers efforts in finding an amicable solution. Parking is available at a cost and I've never had trouble finding a spot. The Merc is a little pricey and its affordable for downtown Dallas.
The Element, ahhh... it will take your breath away on the tour.. and trust me ... I still feel like that 15 months later. The pool is beautiful, the gym is great, the building security is great, and so are the maintenance folks. Management-- Well, if you can't say anything nice- Don't say anything at all. Parking--- get ready to pay for your spots... and don't forget your parking sticker or hang tag-- you will be towed ASAP. Do not ever even think about asking for a 1 night guest pass for a family member-- denied. They are VERY strict about this-- which is honestly a shame. The parking options for guests downtown are expensive, and not really safe. If you are someone who just likes to come home, relax, and not be bothered-- this is a great place to live. Now if you are high maintenance, and expect to chit chat with the office staff, and drop off complaints-- I'd think twice. They are pretty unresponsive to your questions and concerns. That being said, if you stay out of there- you will be pretty happy. This place is very over priced though for what you are actually getting. We are moving because we are tired of the smaller issues that we expected to be handled. They offer "concierge" services on their website, brochure, and leasing information- but once you live here- you do not get it. It is non-existent. For the money- you can get more in uptown. I will say though, the fitness classes are great- and are 5 days a week-- and free! Plus, In the Element and Continental Buildings - your electricity will not be too high since these are newer buildings. Good Luck and happy hunting.
At first glance, this place looks amazing. Once you move in, you start to realize that they do not maintain the property. The apartment itself is nice, but there is always something broken and it is never fixed in a timely manner. If you want a place that worries more about throwing parties instead of providing a comfortable place to live, this is the place for you. They also advertise a state of the art salt water pool. Guess they forgot to change that when they changed the pool to chlorine over a year ago.
