I've had a great experience at The Merchant. You are paying for close proximity to all the best features Charleston has to offer. The pool gets great sun. The gym has what's needed to stay healthy, and I've never seen it get overcrowded. The Yoga room is cool too. Plus it's very dog friendly, which enhances the energy.
Everyone is very nice and tries their best ot be helpful
Overall I do enjoy the merchant. The amenities and the apartment itself and the community.

I’m very satisfied with the apartment however, there are some things that need to be fixed in the community. 1. The outlets in my apartment are not working. We told the front office but nothing has been done yet. 2. The pool has a leak in it and I keep being told it’s gonna be fixed. I’ve not seen anything done or any working done on it. 3. The gate to the lock has been broken for about a week and a half now has not been fixed yet. I’ve been wondering why. 4. Building three on the front built door is not showing up all the way and at night I find it to be unlocked and unsecure. 5. There is no clear time when the trash comes pick picks up I’m confused and what time they pick up would like to know. Thank you. Overall, I’m very satisfied with the community and the apartments beautiful. Love living at the merchant I just want some clarification on these things and also these things to be fixed. Thank you.

I've only lived at The Merchant for a month, but so far I absolutely love it. I love the location of The Merchant and how close in proximity places are to where The Merchant is!

It's my hope that folks who want to rent here will see my feedback and be able to make a more informed decision about where they choose to live. I'll detail my experience in chronological order. Moving Day: When we moved in (my wife and I), there were really no guidelines whatsoever. It was like management didn't care at all about anything; this would serve as a foreboding. The apartment smelled stale and like it hadn't been cleaned. There were huge scratches on the floor and it looked dirty and like no one had worked to prepare the apartment for our move in. Time Served: I was excited to use the amenities at our "Full Service" apartment complex, but throughout my time here my patience and expectations plummeted. At no point during my tenure here was I able to consistently use the poolside grills. At first they were broken, then the management office just refused to continue buying propane. Then they broke again, and that's when I pretty much gave up using it. Maintenance issues plagued us throughout the term of our contract. At one point our AC was out a whole week in the hot Charleston summer. The staff maintenance guy changed about 3-4 times while we were there, and none of them were very effective. Our bedroom door pretty much hung half affixed to the door frame for the entire time we were there, this was attempted to be fixed several times and to no avail. Our washing machine never really worked right, and while we tried to have it fixed they never were serious about addressing our issue. Small things add up over time, and I could go on and on but ultimately the management group had no interest in maintaining their assets or providing any kind of upkeep whatsoever. Time and time again, I would see things break and just sit there broken not only in our apartment but in the common areas as well. This is a sign of "Bad Ownership". Moving Out: The day has come! My expectations are low, and I don't envy the folks taking my spot. Good luck and good riddance Merchant Apartments!!! Have fun with Grey Star, they are not a model for success by any standards and have been incredibly useless.

Multiple car jackings a week. Gate 'guarding' cars is open to the public. Can walk right in. 3rd party security team does absolutely nothing. Had a call with real estate investment rep and she told me if I really felt unsafe to dial 9-1-1. Incredibly condescending. Pretty place if you want to deal with shootings, lack of cops, carjackings, breakins, etc. I had recommended this place to multiple friends who were moving here in droves because of job transfer. We will all be moving out, some of us early. Not worth your windows smashed.

$300 admin fees but no cooperation by admin. First, they sent a lease for the one bedroom apartment you liked. When they take $300 and you sign, they say it is not available. They said no other one bedroom apartment is available. We had to take a 2 bedroom unit for about $1000 more. When you arrive the employee named Daisy, won’t treat you in a pleasant way. When we moved in, water smells sulphuric. There is not hot water in apartment. Plus, the elevator is not working. It’s just fancy interiors but even basic things are not maintained! Extremely bad experience!

Move in experience was really poor, they had just changed management for the second time while I was signing and they didn’t know I was coming on moving day when I went to get my keys. Thank God they didn’t give my apt away as they were clueless. Eventually I got my keys and entered the apt. It was dirty and no paint job or repairs etc. it took months for them to send someone to paint up the scuffs from previous tenants. Also months for them to fix my month free move in after they had corporate come in bc all the previous staff quit. What a mess, eventually corporate fixed everything. It was perfect. When they left, that’s when issues started up again.. Parking issue is ridiculous. You pay a monthly fee to not have a parking spot. Gates are always broken and anyone can park, friends, visitors etc. they enforced towing at one point but it stopped due to the contract, I confirmed with the towing company. Later they started again but ONLY if tenants call. So you have to call to report violations, management doesn’t care. Over the summer we had 0 grills working. Took months to fix. Yay for using grills for the summer cookouts! Dog poop bags everywhere and poop all over as no one picks up and bins are usually full so people don’t bother. Projects. Right around the corner you have the lovely projects, two weeks ago there was a shooting and someone died, right in your backyard. This place is not safe. Multiple car break ins, tenant had a car stolen, you do not want to walk around at night alone with your dog bc people cut through the parking to go to the projects. Many times the door fobs are also not functioning so anyone can enter. The clubhouse is pretty and clean but that is about it. They don’t care about the other buildings. Floors are never cleaned, I haven’t heard a vacuum in months and we had a huge spit in the elevator for over a month with no one cleaning till i complained. Halls smell like pee and it’s never cleaned bc they literally never send in anyone to clean. Lastly, the train. It really is an issue. It’s loud. Very loins and comes 3-4 times an day and you will get stuck for over 45 min waiting for it to move if you don’t know the short cut. This place could be amazing, but sadly it’s not. I regret signing a 15 month lease that’s for sure. We just had 60 percent of my floor move out. This place is going down fast and it’s all bc of poor management.

You will read multiple reviews about issues with the gates and security, they are still not fixed. The gates are broken and left open a majority of the time. There is not enough parking for tenants though they recently started charging a monthly parking fee. If they say they enforce parking by towing they are lying. They know they can’t enforce it effectively because there aren’t enough spots for tenants so they would only be towing their own tenants cars. There has also been multiple break-in’s. We were given a different apartment than we signed a lease for. While it is an A2 layout we were not told it was a “elderly living unit” which is their equivalent of an ADA unit on an upper floor. I specifically asked and having in writing if our unit has a kitchen bar and double sink as this was very important to my husband and I when choosing an apartment. We were told it does prior to our move in. This unit has no kitchen bar, no storage closet as they used a side by side washer/dryer instead of stackable, a single bathroom sink instead of a double, closet storage only goes 3.5ft high (all my handing clothes touch the ground), and the worst part is that there is no door from the main living space into the bathroom so guest have to walk through our bedroom and closet to use the toilet which is uncomfortable for us and our guests. They said the best they could do was move us to an alternate apartment in 2months, then they said that alternate apartment was no longer available after we lived out of boxes for weeks in anticipation of moving to the alternate apartment. The mail room is a disaster and packages frequently get stolen. Though they use the Luxer package delivery service there aren’t enough lockers for everyone’s packages so they are just left sitting out for anyone to take. The pool was broken for 2 weeks in August. The bug infestation is unbelievable. 7 days after I let management know of bugs in our apartment they finally had someone come out and spray for pests. The list goes on & on. I truly wish this wasn’t the case. No one wants to be miserable where they live. My husband and I would NEVER sign another lease here and have had nothing but a poor experience. Daisy the front office staff has been unhelpful and plain offensive on more than one occasion. The management is unwilling to fix ongoing issues. We wish we wouldn’t have been ‘wow’ed by the bright new shiny apartment and would have taken the plethora of recent poor reviews seriously!
There are major issues with both the property and the management. There are routine vehicle break-ins, theft, and vandalism on the property in the gated parking lots with no measurable response from management. They do not communicate safety concerns and updates with residents, and lack transparency. There is a concerning lack of professionalism in working with residents to resolve even basic issues. There was a resident who stole $1,000’s of packages from the mail room, and a resident arrested on the property for selling drugs. Management never communicated anything about either to residents. I don’t feel safe living here under their management. There aren't enough parking spaces for tenants — 206 available spaces in our lots to serve 231 apartment units. There are roughly 20 alternative parking spaces outside the gated lots. Residents are forced to pay a parking fee or are not allowed to park on the property and there are no nearby parking facilities, street spaces, or other alternatives. Wifi has been cancelled for the pool area, conference room, library, and art room, and the wifi in the main community building is barely sufficient to work from. The echelon bikes barely work - they don’t connect or stay online and the bike cleats are too stiff to use. Neither of the grills have been working for weeks. The fire pits haven’t been working either. The pool is rarely clean, despite putting a vaccuum in each morning. It doesn’t pick up any of the dust, dirt, or bugs off the bottom. The gutters are never cleaned and bottom never brushed. There is dog poop all over the property. The landscaping is rarely tended to. After canceling our former cleaning service for several weeks, they finally hired a new group that does the bare minimum. My building was just cleaned for the first time in over a month. The maintenance team is nice, but if you put in a request, you aren’t given any notice of when they’re coming to fulfill your request, or any indication they have entered your home while you were away, or any note on repair status after they’ve left. All in all, not luxury living. Especially when our amenities seem to slowly be disappearing — and rental prices are increasing by hundreds.
We have lived here for almost a year now. This property has declined significantly. The hallways and stairwells smell like dog urine. Multiple vehicles, including my own, have been broken into in the gated lot. There is no security on site even though they claim there is. The hallways are dirty and in need of any kind of cleaning. Management hours are now very limited and when you do have a problem, on site management does not help at all. Before you rent here, take a ride down and road and look at the apartment complex less than a block away - projects. People from these apartments jump the fence (or just come through the broken gate) and attempt to enter the building. This place is horrible. Stay away!!!!
Only complaint is thin walls, other than that love it here! Great amenities.
The Merchant is great. Everyone is very friendly, staff and residents alike. I am very thankful that they are pet-friendly for my dog, Khya. They have a variety of floor plans to fit anyone's needs, including ones with balconies! The amenities are very cool, especially the library and art room.

The Merchant is beautiful-- amazing pool and gym! The community is super friendly and staff/maintenance are very responsive. I love my 1b apartment-- I can barely hear my neighbors and have been able to wfh with ease. I am very happy I chose the Merchant to be my home sweet home in CHS!
