Property Ratings at The Meridian
Very awful experience, was shown a room that looked clean and renovated and not the one I was actually renting. I was told they would be the same. They were completely different in quality. Fleas in the carpet and roaches immediately visible. Stuff moving in the walls.
Communication is horrible. Our AC unit broke and is still not fixed. We’ve now experienced 10 weeks without AC. You’re at the mercy of two maintenance workers having to balance 200+ apartments. This complex is horribly managed. We’ve seen 3 waves of new hires in the main office. Even if the maintenance crew gets to your ticket, the buildings are so poorly kept that the floors sink in, the whole closet shelving system is falling apart, the ceilings are bowed in, which was how the apartment was presented to us when we moved in. These buildings have flat roofs so they’ve got lots of leaks clogging up the maintenance ticket line. I could go on. Look somewhere else.
Want to live in an overpriced, cockroach invested place? This place is for you! Its not just cockroaches , it’s multiple different kinds and they do nothing about it! If they do spray, the bugs are still there! Its very disgusting! Very old run down apartments! The washer and dryers in each building suck so bad and 90% of the time they are broke down and not working! So much fun right? The trim in the apartment is falling off and paint job is terrible! I have hated every second being here the two months we have been here and highly regret doing a year lease! I suggest you avoid this place! Save your money and time!!
I lived at the meridian complex for 2 years, from January 2021 to January 2023. This is how it went. ence. Now onto the numerous negative qualities. In 2021, the complex would shut off water roughly twice to three times a month, every month, consistently. Every time it was to repair leaks, but these repairs happened repeatedly during that year with limited notice and unclear effect. On one occasion, a repair person was sent to do work requiring sawing cement, producing a visible fine dust of cement in the apartment hallways and porches. We were given no warning of this. When we asked the repair person if we should have masks on for the dust, he said yes, but the management never said anything about this to any resident. In July of 2022, a leak occurred which seeped through the roof of the building and into our bathroom ceiling. This caused the bathroom ceiling to drip when it rained and caused the exhaust vent in the bathroom to be unusable. Despite filing numerous tickets and leaving messages with the front office, the water damage to our ceiling was never fixed in the following 6 months of living there, even after the hole in the roof was patched. Maintenance simply closed the ticket and did not acknowledge the ongoing problem. In September of 2022, the apartment complex began towing cars with expired plates and cosmetic damage, giving residents only a days notice to get the damage fixed or to have their car towed. I know this is within their rights as specified in the lease, but you'd figure with an unresolved leaking ceiling and, from what maintenance told me, numerous other roof leaks on the property, that towing a bunch of cars with cosmetic damage would be low on the priority list. In October of 2022, my microwave door handle snapped. I called maintenance about 2 times a week for a couple months, with them telling me that they were overwhelmed with requests and waiting on a part, but that the handle would be fixed soon. When I moved out 3 months later, the handle was still broken. In addition to this litany of problems, there were roaches and the laundry rooms are consistently filthy and not maintained in any manner by the property. In short, living at the Meridian, especially for the last year, was the worst experience I have ever had in a rental unit.
I have lived here a few years. Things that I have loved: I absolutely love the location. That is I believe one of the best located apartment locations in Knoxville. Initially, the maintenance was always quick, pest control always responsive (which we pay monthly for), they worked with me on annual rent increases and even worked with me when there was a mixup with my online utility payments. The price was also extremely competitive. Major Current Issues: Pest control is not responsive, accessibility to maintenance is impossible, leaks on ceilings and getting staff on the phone is impossible (they are good people who work hard, just overwhelmed), I have had to ask off to get to them because they never get back to me. Minor Issues: I really did not like them not working with me on grandfathered rent increases, when it rains heavy the water outside runs a little high and the laundry rooms receive very little care.
The good reviews here are from employees. It's a terrible place to live. Mold in bathrooms they refuse to fix other than spraying some non-effective killz on it, which of course fixes nothing. Not even killz made for mold and bathrooms. The bedrooms aside from the masters are made for small children so it's not ideal for roommates. Given the earlier comment about all of the black mold they refuse to treat, it's not ideal for a family with children either to be fair. Extremely poor ventilation, you will be hot in the summer. Poor placement of thermostats, literally right opposite the kitchen ensures that you're AC will never turn off if you cook at all. They had a bad reputation as Avalon West and changed the name but nothing else, so I don't know why they expect their reputation to change. If you care at all for your health, or your quality of life, or the lives of your loved ones, then avoid this location.
They collect a $200 refundable administration fee on top of your application fee. However, if your application is denied, it can take up to 30 days to get back the $200.
I've lived here two years and the place is a dump. Walls look really old from all the cheap patches, and it just feels dirty here. I had a really big leak in bathroom. They put a big 1-foot by 2-foot hole in my ceiling and just left it there for over two months. Water would pour down every time they would shower in the apartment above mine. Had to clean bathroom every time I needed to use it. I also got fleas in my apartment from the people above me, they have four dogs. All you hear all night is dogs scratching. Took over three months to get rid of fleas and it was hell. When me or my girlfriend would go out on the back porch, they would fall on us from the balcony above, so we had to stop using our porch. Outside chairs got covered in maggots because people upstairs would store trash on back deck. Going through all this, I was ignored by the management at the apartment complex and corporate office.
Such a clean and cute property. Very well kept and super nice staff. Highly recommend!
The staff is disrespectful to new renters and NEVER COMMUNICATES WITH YOU. As a young college student who was renting for the first time, me and my roommate tried multiple times to contact the office and figure out what steps were needed to insure that we could move out, receive our security deposit, and do a final walk-through. We EXPLICITLY asked in our email to the apartments to CONTACT US regarding our move out date and what we needed to do, however, after MULTIPLE attempts to contact the office both via email, going to the office personally, calling, and LEAVING VOICEMAILS, NO ONE contacted us back. When we went down AGAIN to the office to try and figure out what we needed to do, they told us they had already leased out our apartment and needed to be gone in TWO DAYS. No contact, no walkthrough, and the office lady ANGIE was horribly rude to my roommate and laughed in our faces. We have lived here two years and would have expected that to garner us a little more respect as we’ve always paid our rent on time and were respectful in our efforts to try and communicate with their staff. As per our contract agreement, to let the landlords know that we are planning to move out, a written statement has to be sent via certified mail and mailed through usps with an actual signature. They took our email as the “notification” and NEVER REPLIED, we even specified in the email that they get back to us so that we could understand what we needed to do. We only found this clause after we had been laughed at and forced to move with a two day notice. No one answers the phones ever, and they have a “convience fee” to pay your OWN RENT on their website that is not the usual $10 or below fee that most apartments have…instead it’s $25 and keeps going up, when we had left it was $32 to pay our rent on their website. They also wouldn’t let us pay separately anymore and locked the accounts so we could not, whereas before we could. They leave holes in your walls for months when it comes to maintenance issues. They also verbally harass you if you park in their “future tenant” parking spot even though there are no other parking spots! Overall, DO NOT RENT HERE unless you want to keep watching your bills rack up for no reason at all, pay an unnaturally high “convenience fee” to pay your own rent(that keeps getting higher for some reason), be treated disrespectfully, and have a landlord/office management that never communicates with you.
I have been living at these apartments for over 2 years and generally without issue. However, after moving to a month to month lease for a few months I decided to move elsewhere. I tried to get in touch with the office manager and get details about terminating my lease and what was required in order for me to vacate. I left detailed voicemails, and sent an email, all requesting return contact and information. I never heard back. That was May. So I called a few days into June to start the process again for this month and hope for answers this time, only to be told “yeah we got your email, sorry nobody got back to you but we leased your apartment and you’re supposed to be out in two days”. And yet I still had not gotten any call, email, or even note from them regarding the lease termination. No paperwork or ANYTHING. Absolutely the worst communication I’ve ever dealt with at an apartment complex.
Couldn’t ask for a better place to call home! Nice place!

My first lease started a month before the change in ownership, it was great. They promptly fixed everything that needed attention. The office staff is nice. The price was right for the quality of apartment. They started renovating, new appliances, lights, and doors. So I decided to release with them and move into a larger apartment. Everything was fine in the first month they came and fixed the initial check list of things that weren’t quite right. Then we find bed bugs, never had this issue before. So when the office was informed, they did nothing. I’ve had to throw out nearly everything because of this. Lease with caution.

We’d like to apologize for the miscommunication that’s obviously taken place here. When you originally reported the pest issue in your apartment we did have our pest control company inspect your apartment on their weekly visit. They stated that they didn’t see any signs of bed bugs and that no one was home. Since you had mentioned using a residential product you purchased as soon as you saw a bug, we thought that the product you used had worked. As we have not heard from you since the original call regarding the issue, we had no reason to believe otherwise. We have added your apartment to the list for our pest control company and someone will be there Thursday, January 17th to inspect the unit and begin a treatment plan if necessary. We would also like to assure you that all apartments are thoroughly inspected for any and all pests between each resident. If an issue is found, the apartment is treated thoroughly and clear prior to a new resident moving in. Bed bugs, unfortunately, can be picked up and brought home from just about anywhere. We are happy to help get the situation resolved and are happy to have you as a resident. If you have any future issues, please do not hesitate to call the office at 865-693-5021.
Decent apartments. Too bad our apartment was totally dirty when we moved in. We’ve lived her for 3 months and already we cannot wait to leave. Management has such poor communication with their residents and it seems like they go out of their way to not answer your phone calls. They will tow your car from the parking lot for maintenance while only having given you 6-12 hours notice. They will evict you if you’re late on your rent once, and we were told by the office manager that they could evict us from rent being one day late. They will never, ever answer your calls, and when you try to question them they’ll just ask you to call the lawyer they hide behind since they have no real understanding of the legal proceedings that impose on their tenants. On top of all that, this place is VERY over priced. Save your money. Go elsewhere.
They used bait and switch/false advertising on me at leasing. No one checked my apartment to ensure it was move-in ready. It was not. Renovation work was not completed, the apartment was filthy, trash on the balcony, smoke detectors and light covers were in the dishwasher. I have lights that don't work in my apartment my neighbors have said "don't request a repair to your lights, they don't have anyone qualified to work on electric". My bathroom door did not close, cockroaches, bedrooms are hot just as stated in other reviews Weeks go by and no work gets done. I received endless emails from the management that began with "first let me apologize". But yet work was never done, I am tired of the false sentiments. I have spent the last 2 weeks trying to get them to repair the light in the stairwell. The stairwell is pitch black and extremely dangerous. They keep closing my work order stating work is complete when it is not. DO NOT LEASE AN APARTMENT HERE NO MATTER HOW DESPERATE YOU THINK YOU ARE! The property illustrates the saying "lipstick on a pig". You have to agree to not put anything on the wall because they know there is asbestos but the walls and ceilings are flaking so a reasonable person would realize that is asbestos flaking. They will show you the model apartment and it looks great but even the apartments that are the same floor plan as the model don't look like the model. The show availability of apartments on this website but claim that is inaccurate (bait and switch/false advertising), the balconies are not safe - they all look like they pulling away from the building and angle down in addition to having wires dangling all over. You cannot get anyone to address issues or concerns and they are completely unavailable at times that working individuals would be available for things like paying rent. My apartment smells of mold and sewage, I have done all I can do to mask the smell. There are active leaks around the windows and my carpet feels damp when I walk. I recently came home to find a note telling me water would be off until 3 pm. It was 8 and I still had no water. I called emergency maintenance since there was clearly no one working on the water anywhere on the property. Magically my water came back on - I can only assume they forgot to turn my water back on. This is just a few items but should convey to you, the prospective resident, enough information to understand this is not a good choice, go look elsewhere.
If you want to pay extra for a place that doesn't care about you once you sign the lease than WE welcome you to The Meridian. I am current resident lured by the discounts at the time of signing the lease and being newly remodeled. Later did I learn what it was like to live here. I have currently been here for 4 months and I am still waiting for the repairs to be made that was identified in my walk through. I don't have a bathroom that locks, the floor has bubbles and seams are coming undone, the tile in the shower is still lined with grout (it is like having your own life size lava rock to exfoliate). It is always hot in the master bedroom and folks love to leave trash in the common entry way for weeks. The front desk says it is a renovation issue and maintenance can't help with any of the issues. Renovation Managers change regularly and make appointments to access the repairs needed and never show. This place is a joke and I would not recommend moving here. You also get the added bonus of paying minimum 3x your water bill for sewer. I have never heard of $80 for sewer when your water is $20. Needless to say when I pay my bill every month I always ask when the repairs will be complete and get the run around. Even called corporate and they transfer you off before you can finish speaking and then never return your phone calls. If you want to be disappointed this is the place to be.
The new name and pictures are decieving!! I lived here last year and ended up breaking my lease! Our apartment was infested with roaches everywhere! We had bedbugs coming from the walls. We once went a WEEK without a working water heater which meant no hot showers.. luckily I had family close by to go shower at.. they provided us with no help. While they were in the week long process of replacing the water heater they would leave dust and bits and pieces broken off the closet door all over our floor. We Went almost 2 weeks in the middle of the summer without our A/C working as I was 9 months pregnant. No one would come fix it. I then had a baby in August and every morning I would wake up to roaches crawling all over the kitchen counter where I kept her bottles. Then one point we had SEWAGE coming from our drain in our shower and NO ONE would come fix it because they were behind on fixing their bedbug problem. They refused to enter our apartment even though the pest control had been out twice. I had no way of bathing my baby in that shower. So that was the point we packed our crap and left! Broke the lease and didn’t look back. WORST experience of my life. I wouldn’t suggest this place to my worst enemy!!!!!
Horrible conditions. People selling drugs right in front of the office, reported it and they didn't care.
My apartment is now flooding for the 4th time! Inferior maintenance, and they won’t spend the money to fix the problem. My carpet was wet vac’d, but they didn’t use a humidifier on the padding. Tomorrow, I call the health department. They have the worst communication!
Please do not come here! The apartments are run down and filled with prior problems and bugs. They say the have a big service but it is a guy who sprays 3 spots and leaves. They are low on maintainer workers and the staff are terrible at getting things done and communicating. It took over 10 days to fix our shower. The two ladies at the front are extremely shady with you terminating your lease as well. On top of all that the neighbors are constantly looking around smoking in front of the apartments or fighting.
The worst place to live in. There is a huge bug problem even though we signed up for pest control. everyday I saw at least 5 bugs. When we first moved in rhw bathroom sink looks luke it would collapse and an associate of the hotel was suppose yo call it in and get it fixed. The sliding door blinds had something spilled on it and many of them where broken and falling down every day. We broke our lease early because there was a leak coming from the apartment above and created a moldy mess. Not good considering when we found out it was like 3 days before my due date to give birth. Since we broke our lease early they charge us $50 for the blinds even though it was messed up before we lived there. The maintenance men that come out dont respect your home by wearing booties even if you request it.The base of the wall got moldy and so did our dresser. We even had to throw out the dresser. The so called laundry room is filthy: smells moldy full of cobwebs bugs, lizards, and mosquitoes. There is always water on the floor and it even smells like something died in there. We even used to live on the bottom floor and the only decent way to get to the parking lot is to go up a steep flight of stairs and across a bridge that looks like it will break. The other way is to track to mud and watch your step because there's dog poo everywhere. BTW the stairwell is full of spiderweb and bugs. Don't ever come here. It was a choice out of desperation and I regret so don't do it even if you think you don't have a choice.
We have had so many problems here in the last 6 months. First the kitchen faucet had to be replaced then the toilet kept running then mold in my closet ruined my clothes and personal belongings and sewage is dripping from the roof in the bathroom. Parking is awful plan on walking. The walls are not sound proof I can hear full conversations through the walls. Stay away from here!
The title is the name of the complex. Sounds like a very serene place to live. Unfortunately the name and pictures are very deceiving. I am very disappointed with my new apartment. What can I say? Everything is very dated, the appliances are different colors, all the closet doors stick and come out of their tracks. Bathroom is very tiny. I have sliding doors going out to a "patio". If you want to call it that, I can't even fit my chair on it. I wish I could live somewhere else, but because I'm disabled and on a fixed income I can't afford to live in the really nice Apartment Complexes that are newly updated. I would so love to win the Free Rent for life and not have to live in this type of place anymore. Denise D, Knoxville, TN
