Property Ratings at The Metropolitan
We lived at The Metropolitan for almost four years, and overall, it was a positive experience. I loved the granite countertops, full laminate floors everywhere but the bedroom, and the newer appliances. Most of our neighbors were other young couples just minding their own business. Arlington Properties has made several needed changes to the community, including replacing all staircases, rebricking the pool, and taking a more active approach to enforcing parking passes. There are courtesy officers onsite, which I really appreciated. We loved the pool, too. These buildings are old and have never been properly maintained, so we had frequent, long-term maintenance issues that were all due to the structure of the building itself deteriorating. The chimney began falling away from our building in 2019, causing a two-foot long crack that periodically seeped water to open. I have records of having the crack "repaired" at least six times, only for it to reopen a few months later. Sometimes when it rained, water would somehow enter the ventilation system and drip out of the bathroom fan. The fan was placed directly over the toilet, so when this happened, we would have water dripping down our back as we used the bathroom. The leak began in 2021 and was never resolved. Expect prompt responses to your maintenance requests, but don't expect the big issues to ever go away for long. Our electric bill was sky-high. We kept our one-bedroom apartment at 65 degrees in the winter and 75 in the summer, yet our electric bill was almost always well over $120.00. The insulation and windows were in such poor condition that my husband and I could have a conversation at speaking volume with me standing outside and him standing inside. As maintenance issues tend to go unresolved and the beautiful interiors disguise aging buildings in desperate need of repairs, I do hesitate to recommend this complex over other nearby complexes, as The Metropolitan does charge near-median rent; there are plenty of competing complexes within a mile that are much better for the same price or even less! We only left because for $100.00 more per month we could have a bigger unit with better service in a more reputable complex less than a mile away. Summary: Pros: Newer appliances, nice flooring, granite countertops, modern interior aesthetic, good amenities Cons: Maintenance issues, high electric costs, poor insulation.
Bugs everywhere, mold in walls, constant criminal activity. Management will not respond to repair calls. Water & electric gets shut off for "repairs" weekly, destroying fridge full of groceries. Washers/Dryers often don't work. They will charge your for items not disclosed on the lease agreement, making your rent $200+ more per month than they quoted. Constant electrical shorts, group internet & cable never seem to work after 10pm, pool and fitness center are always closed for some issue so you never have access. This place is all smoke and mirrors on the outside, but a steaming dumpster fire on the inside.
We’ve lived here for a not even 4 months, the water wasn’t working for over 2 weeks within our first month, the trash compactor has broken 3 times within the last 4 months. We were specifically told certain breeds were not allowed so when we decided to adopt a dog we had to avoid those breeds but 90% of the people that have dogs that live here have those breeds (that nobody cleans up after.) We were a day late on rent (because we were waiting on a paycheck) and they have decided to threaten us with eviction. They also lie about the late fees in the lease. Our lease says it’s $0.10 a day but they charge a lump sum of over $90 and refuse to charge what our lease says.
I froze here during the big freeze recently, furnace stopped working at 12 midnight and I was not able to contact any maintenance people because the answering service was turned off !!! Finally about 10 am the next morning Tim was here to look at my furnace and was drinking or drunk then, and did nothing to remedy the problem ! Need less to say my apartment by then was about 25 degrees inside and still no heat ! Also the rent is never the same from month to month try to budget that ??? Find another place to live !!

Bugs and mold and liars OH MY. Moved in, found the place disgustingly dirty with a multitude of problems like no lighting, lots of bugs both dead and crawling, filthy carpets, and a neighbor reporting flooding in the apartment prior. A day into my lease found black mold in the utility closet, reported it. Apartment management no help, did not offer any type of remediation like moving units or a hotel stay while they addressed the issue. I terminated the lease. They addressed the issue a full 9 days later by "sprayed bleach water over mold area and painted with Killzed" per the email I got. This is not clean living at all. Save yourself peace of mind and go elsewhere. I lost $4K but I still came out the winner because at least I'm not living there.

Everything was going great and all of the staff members were nice until we signed our lease. After that, they’ve been nothing but rude. The apartment itself looks like it’s going to fall apart. Cheaply renovated, no insulation, no sound proofing, nothing. Hot water lasts maybe 5 minutes and the water bill is 100 a month. I travel for work and basically only live here a week out of the month yet still get “noise complaints” when I live alone. There’s MAYBE 10 visitor parking spots for the whole complex that has over 30 buildings worth of residents so don’t expect to have any friends over. Anyone and everyone can get into the complex since the gate opens to anything that drives up to it. It’s scary when previous residents knock on my door weekly looking for packages they sent to my address. I also have a pet and they said the trash can that was ALREADY installed for pet waste was removed because the trash can wasn’t in the budget and the dumpster is all the way over on the other side of the complex. Better take your pet waste back inside your apartment. Doesn’t make sense. I’ll never resign a lease here. Too expensive for the office workers to be rude and threaten you with things when you aren’t even home.
I was skeptical to lease here with some of the negative reviews. After touring and moving into my new home I realized those reviews were false. I am extremely happy and surprised on how well I enjoy living here!
Upon first viewing the apartments before signing a lease, these look appealing. “Newly renovated” with granite countertops are advertised...however the countertops are the ONLY nice thing about “renovations”. The cabinets are just painted over and are original to the property and are in poor condition, as are all of the other doors in the apartment. They also stick and don’t close properly. The laminate floors are so crappy they will dent if you drop one sharp object, I.e. a knife or something with a sharp corner. Maintenance is a joke. In addition, the staff is obscenely rude and I can think of one name in particular but I will spare that person. Everything you ask is an inconvenience and nothing is done in a timely matter. There are also problems with the foundation of the property leading to copious amounts of bugs in our apartment, we keep bug traps up all year round. Also, dog poop is everywhere. To summarize: renovations are a JOKE, maintenance is inefficient and ineffective, and the staff is VERY rude. DO NOT RENT HERE.
Pros: -I feel safe here, the residents are friendly -indoor pool and gym are nice -updated kitchen appliances -had pleasant experiences with maintenance men/women -pet friendly, nice walking trail near creek Cons: -Office will charge you whenever they possibly can (our renter's insurance ran out AND was renewed on the same day and we had proof, yet they insisted we payed for "not having documented renter's insurance") -Ladies in office are somewhat rude in general -insulation is TERRIBLE (we have multiple plug-in heaters to stay warm, especially in the bedroom) -hot water lasts about 3 minutes (seriously) -random hidden charges that you aren't notified about -gates do not work properly and do not scan your sticker to get in (they are just motion sensed, anyone can get in) I have lived here for 6 months. We will be leaving as soon as our lease is up. If the office ladies were more understanding, it would make this place much more bearable.
I m sorry but ,I don't agree with these negative comments, my son has lived there since May 2011, I am moving into his apartment with him, maybe you moved be for it was remodeled,The grounds are clean,New appliances in kitchen, the window between both pools is always open, a very nice park for the children to play in, Benches are there so people can sit and enjoy the creek,There is 4of the nicest girls that work in the office you will ever meet, and as for towing your car they do that here where I live in Versailles if it's out of commission.And I worked in his Apartment last week when it was bitter cold, we had the furnace on 66 degrees, as more than comfortable, Thank you but I am going to enjoy residing there, Laura Sebastian.
After signing a lease, they act like you are bothering/annoying them. I've been hung up on twice. When I go to the office, I am ignored as they finish up THEIR conversations about their "personal life". When you try to move, they call wherever you go and tell them you are late on rent if you pay on the 5th, when its not considered late until after the 5th. CHEAP RENOVATIONS! THE PLACE IS FALLING APART.
Luckily this site wont allow me to upload pictures of the mouse infestation in the cabinets. $100 water bills. $200 power bills. filthy pools. Rude and unprofessional staff. Maintenance never fixes anything like the hole in the wall that they filled with foam. They will tow your car. cheap flooring, cheap paint. VERY CHEAPLY renovated. Half my outlets do not work. Terrible neighborhood. Worst year of my life. I cannot wait until January when my lease is up. The Metropolitan will nickle and dime you to death with extra charges and hidden fees. STAY AWAYYYYYY
I have been here only 3 days and in that time the management was extremely rude, they refused to let me see the apartment until after I signed a lease, I have needed them to do all new paint and base boards throughout the whole apartment because they were all in such bad shape even though they said they were newly renovated, and then a pipe burst and flooded my entire apartment and they only called once to check in and never visited the unit. They told me it must be my bad luck.
I lived in this complex through major revelations, which meant a lot of noise and inconvenience. At the end of my lease I needed one additional month before transferring to a new job, but management said "no". I am a quiet student who has always paid my rent on time and keep to myself. I even offered to pay an increase in rent for the additional month, but the Metropolitan still said " no". Don't be fooled by the renovations, there is zero customer service with this management. All they want is a lease and your money on time.
This place is awful. Maintenance is terribly rude and do not care about your standard of living. Management appears nice but they never really care about your needs. Insulation is terrible resulting in $200 electric bills. Water bills are usually $55 due to their "new formula" for calculating the water. The newly renovated units are just the old units with hardwood floors and a new kitchen. Same awful insulation, same ugly wall paint. Same broken doors. This place is so bad that I wouldn't wish it on my worst enemy.
The pool is usually really packed and the indoor / outdoor pool water door is always down ..the suana doesn't really look like it works and the hot tub only has two jets and its never really hot it is usually just warm. However the staff is very friendly and the apartment is so cozy and there is plenty of space.
Do NOT live here, first they will tow your car, or your visitors car even if in visitor parking. Then you have to pay 124 to get it out. They do this at 4am, the tow service must give them a kick back for towing. Raccoon live in the ceiling and make noises, they say they fixed but the coons keep coming back. Maintenance is a joke, and there is dog doo everywhere. People party outside in the warm weather all night long. There is no noise control. Pool is always dirty. Electricity is outrageous. No insulation in the attic.
