Property Ratings at The Mills
There has been a change in management over the last few months. They have been incredibly rude in the front office and have not cared about the tenants in any aspect. The gym and front office has been closed for months due to flooding, yet we have still been paying for those amenities. Overall can’t wait until the lease is up to move out of these terrible apartments.
There are better places to put your money. The leasing office as a whole is incredibly unhelpful, and on the few interactions I had with some members of their front office, expect for it to be impossible to contact them unless you visit the office, because they don't answer the phones. Recently started construction without letting any residents know, starting at 8 am continuing late into the night. Even though they have "quiet hours" the apartments themselves don't abide by them, they have been working all week ripping drywall, making banging noises and leaving on fans loud enough to hear from the parking lot in an attempt to "expedite renovations", however not only were we not informed, but as mentioned the fans have been running 24/7. You do not want to stay here it will be one problem after the next.
The new property management company has been here 9 months and there have been many problems that take forever to resolve. You pay for a gated community but it hasn't worked in 1 year. The office flooded and the fitness room has been closed for a month. You are forced to pay $30 for valet trash which is inconsistent. Be careful when you lease as the price changes daily and can vary up to $100/month. At least a third of the landscaping is dead.
The pool is closed often. It was supposed to open back up for the year on Memorial Day weekend, but due to pump issues it won’t open until mid June at the earliest. Other apartments in the area have their pools open all year round so it’s disappointing that they couldn’t even have the pool ready after having it closed for so long. It’s mentioned in other reviews, but the gate truly never works. They’d honestly be better removing them because there have been numerous times where the gate won’t open and it causes a huge line of cars waiting to get in or out. This should not be considered a gated community. The other residents are nice though!

we have lived here for a year and a half. There have been many changes in rules and management that truly don't make any sense. They will change your lease and then tell you that you cannot remove trash removal or a garage for example from that lease. The paint is so cheap that you can rub your hand against it and it just comes off and shows the yellow paint under it, the floors are warped. The gate truly never works, the garage doors break and then they will take forever to fix it, which happens with anything truly. The maintenance team was awesome when we moved in but since there was such poor management they all quit at once(not a joke by the way). The location is great if you need to be close to woodruff but there are many other places that are not overpriced and on woodruff that are worth the amount. Management truly seems to not care as much for you as they do their paychecks. They will give you the help you need but you will be wasting time waiting around for them to do whatever it is. I also want to reiterate that the gate N E V E R works. It might work for four hours and thats it. Everyone has different experiences but, this is the experience i have had for the past almost two years and i know of some neighbors who have similar experiences. Also it truly does not feel like luxury apartment, my college apartment was nicer than this one and half the price.

Change in management and rules mid lease. Bad business practices. After a 13 month lease we were offered a new lease for $300 more than our current price with no upgrades in the property. When we did not renew we were charged to replace carpet that could be shampooed clean. We were not notified about carpet cleaning being our responsibility. We were told the carperts could not be shampooed cleaned there was not even an attempt to clean them. GATE NEVER WORKS. CHEAP building materials you hear your neighbors every move. If you are looking for luxury look elsewhere. If I could give less than one star I would. DONT MOVE HERE.
I applied for an Apt and they charged my debit card all the "Fred's in which certain fees were stated to be refundable. This was in July and as of today Sept 16th and many calls, txt and voicemails later where I was told they would cut a check for my $249 refund has yet to be sent to me. I would notrecommend anyone to deal with this company because I'm sure Im not the first that has lost money with them. I have called corporate, local office and never get a return call. It may not seem like a lot of money although it's the principal. And it's moneys that does not belong to them. So please if anyone else has had this experience of Springs taking your money I would like to hear. I am going to take it to a legal advisor. I have the voicemails, txt messages stating that they owe the money and that they were supposed to mail a check over a month ago. Bad business ruins the reputation of a company. I have also posted reviews on other sites warning of the bad experience in hopes that others won't be taken advantage of likewise. I would have rated 0 stars although it makes you rate with at least 1 ??
This is probably the best maintained and managed apartment complex I have ever lived at. You paid for what you got, which was really nice. The management was always helpful and accommodating. When you asked one of the staff a difficult question about rent or a policy, they never gave you the run-around like other places. The maintenance staff was also really professional and did great work. They usually came on the same day of the request and always let you know when they were on the way.
