Horrible. Loved here a little over a year. Break ins, homeless all over the property. Homeless take baths in the jacuzzi. The office refuses to up the security and instead relies on maintenance crew to do it. Mail room has been broken into 3 times in the last 8 months. If you have a family or care about safety. Don’t live here

I strongly advise against choosing Missions of Rio Vista as your place of residence. My experience with this apartment complex has been nothing short of disappointing and unprofessional. Firstly, there were numerous administrative errors, including mistakenly providing incorrect move-out dates, leading to confusion and unnecessary stress during the termination process. This lack of attention to detail is highly unprofessional and indicative of a poorly managed establishment. Furthermore, the deductions from our security deposit were excessive and unjustified. We were charged $125 for a "light clean," which did not even include carpet cleaning and an additional $75 for carpet cleaning. Additionally, despite leaving the apartment in spotless condition after only one year of tenancy, we were expected to cover 1/3 of the cost of painting. These deductions were unreasonable and left us feeling cheated. Aside from the financial issues, the living conditions at Missions of Rio Vista were far from satisfactory. The constant noise from nearby freeways was disruptive and sleep-depriving. The presence of numerous homeless individuals within the apartment complex compromised safety and made it an uncomfortable environment to reside in. Moreover, the lack of secured gates added to the overall insecurity of the premises. The management and staff demonstrated poor organization and a lack of responsiveness throughout our tenancy. It was only recently that they hired security and started improving their staffing, but this was too little, too late. The overall experience was marred by unprofessionalism and a lack of attention to resident concerns. I urge prospective tenants to be cautious and reconsider choosing Missions of Rio Vista. Take note that some of the glowing 5-star ratings may not reflect the reality of the living conditions. Many other 1-star reviews highlight similar problems, indicating a pattern of dissatisfaction among residents. Please think twice before making the mistake of selecting this apartment complex as your home. There are better options available that prioritize tenant satisfaction and provide a safe and comfortable living environment.

The amenities are great and I love my apartment although it could stand an upgrade. I feel safe here. The parking continues be a problem. Also the office has done nothing about an obnoxious neighbor who screams at all hours. I?ve had maybe one or two positive experiences with the office staff. 90% of the time they make you feel like you are bothering them.
I would recommend this community because it feels homey, the staff is incredibly nice, and it's located in a perfect spot by the riverwalk, promenade, and shops.

I have never had any sort of bad experiences while living in this community for the last year and a half. Everyone is respectful and kind.
I would for the most part, but I would not want or have them communicate with the male rental agent.
The rent is very high. You would think with what they charge we would have a better gym and an actual security posted up at the front entrance.
It's a pretty standard apartment. Nothing fancy. But perfectly serviceable. I have recommended the complex in the past to friends
We have loved almost everything about living here for the past two years. The office personnel know be my name, and are always friendly, respectful, and helpful. The maintenance team is absolutely wonderful! The public areas are lovely and very nice to spend time in, though occasionally the neighbors can get a bit too loud. Management is always supportive when that becomes an issue. The only two things that are an issue for us, and I would warn any future resident about, are the trash and parking situations. The dumpsters are always full, they are quite a long walk from our apartment, and yet we're not allowed to place trash in front of our doors until we're able to take them to the dumpster. Also, if someone has more than one car, I can see how the parking would be extremely inconvenient. Other than those things, we feel extremely at home here, and will hopefully live here as long as we possibly can!
Not built great as neighbors upstairs are very noisy and can hear them always.
It's clean, safe and quiet for the most part. Except for the young child above us. She's a runner!

When we moved in our apartment had multiple issues and some of them still haven't been fixed (broekn door/broken blinds). Our apartment also had and still has paint splatters everywhere from the repainting including the floors and it didn't look like it had been cleaned at all. All tile throughout the apartment had dirt and grime and it looked like it hadn't been mopped.
We received a different apartment and in a different building then discussed and agreed upon when signing Initial lease terms. The apartment was still being carpeted on move-in day and kitchen was dirty with paint splatters on cabinet doors. Multiple cabinet doors had laminate peeling off of them. Kitchen tiles were chipped and cracked.
There have been a lot of bugs in the apartment.
- There is no permanent security patrol (only at nights and also they are not always ready at community. Resident needs to call and ask for help. I am Not sure if they will be close to here or not, when get a call. - There is no surveillance camera in any part of the community. - The gates, doors, garden doors are always open and not locked, and not controlled. There are always people, especially at nights who do not live in this community. -The community and all the walk-ways are used like through way, like byway and not secure. - There is no strict speed warnings or rules in the community, and everybody drive very fast. - Social areas, pool places etc are always occupied by nonresidents. - Pet wastes are everywhere. - Maintenance does not response and find solution fast, accurately, and as needed. Rocket science is more easier than telling and requesting anything for maintenance. - Technicians are like designed not to fix or accept anything rather than finding a solution or fixing as needed.
Great team in the front office. Super helpful especially new team members. It would be good to have locks on the garbage units to keep out some of the homeless population, but overall very few complaints.
I like the community, but am concerned with the vagabonds that constantly enter the community.
Great community for its price. Parking is an issue if you do not have spots guaranteed for your car. And the spots that are guaranteed are small including the garages.

Every other day someone parked in my parking spot ( yet you have someone on a golf cart patrolling) , you are extremely overpriced and the leasing center it was NEVER available.
Please do not consider this property if you are a pet owner. They are in no way pet friendly and will take advantage of you at move-out. You are charged a monthly pet fee, pet deposit, and regular deposit at move-in. Then at move-out, the leasing office will purposefully not share your move-in inspection checklist, hold a fake walk through, and then replace your carpets without notice. My dog is potty trained and at no point were spots in the carpet discussed. A $888 bill a month after move-out is completely unprofessional. Following further investigation, the leasing office shared their carpet process for pet owners only. They will not even attempt to clean the carpets, but instead pull the carpets up to look for stains that may or may not have previously been there. After finding 3 small spots, they replaced the entire apartment with new carpets. Again, this complex will replace your carpets and you will lose a monthly pet fee, pet deposit, regular deposit, and then possibly still owe them money at move-out.
Some aspects were fine but others were not. I did not feel safe here.
I have thoroughly enjoyed my time at The Missions, I appreciate all the amenities offered on site, and the location is unbeatable!
DO NOT MOVE HERE!!!! I never ever ever write reviews and when I moved there I ignored all of the negatives reviews. I should have heeded the warnings. When you get there they seem to be very nice until you want to move out. They come up with bogus inaccurate charges. I'm currently disputing their charges because NO ONE IN THAT OFFICE PAYS ATTENTION!!!! The maintenance people come into your home and never cover their shoes, they have no real security except to lock the pool at night. Anyone off the street can walk into the pool including the homeless during the day. You literally have bring your garbage to a rat infested dumpster with homeless people waiting to greet you... LUXURY?????? The walls and floors are very thin that my downstairs neighbor complained she could here my toddler running and she could hear my blender. The whole office needs hospitality training. I've been in hospitality management for 20 years in REAL LUXURY properties in New York City and this is no where near luxury!!! There are much better places to live. They have a 2.3 ratings for a reason. I currently live in an actual luxury property and it's nothing like that crap they call luxury. Rent at your own risk.
Rent goes up every year and sometimes I do not feel safe; especially taking out the trash and with the car break ins.
My neighbors right now are fine, but over the last few years, I have had several very loud, inconsiderate neighbors.
The parking situation is absolutely horrible. Many apartments have been assigned free extra spots on accident and the office staff has not noticed, whereas other guests are struggling to find parking anywhere. This is a safety issue when driving home late at night.
Parking is 100% horrible. We have a 3 bedroom with 3 adults and 3 cars but only have 2 parking spaces. We followed the rules and registered our vehicles that there are people who live there with unregistered cars moving from visitor spot to visitor spot
Leasing office is slow to respond to emails; doesn't always follow through on promises. Major bum problem on the property; I don't know that the security is really doing much of anything.
The windows are paper thin, and the floors have no sound proofing. When we moved in it was kind of annoying that you could hear people talking walking along the walk way. You could get over that, but the real kick in the head was when a family of what seemed like 60 (probably closer to 6 or 7) moved in upstairs. They had small children who ran everywhere so I could almost always tell you at any moment where the children were or if they were at the pool, because the only time I did not hear thump thump thump constantly for hours on end was when they were at the pool.
Teanant here do not care about living conditions outside of their apartments. They let their dogs run off leash, leave their trash outside their door for days, and do not pick up after their dogs...
The parking is terrible with no chance of getting a second parking space in any timely manner
It is a little expensive for the quality of the apartment on the inside.
Front office communications is changing for the better! Nice and responsive. There's still a huge issue with homeless people digging through the trash bins. I cant tell you how many times I have had to set trash to the side or Id be in the dumpster with the homeless people

I will be leaving as much negative feedback about the Missions at Rio Vista as I possibly can, on all social forums availability to the public. Corporate management and staff above the office/leasing managers have absolutely zero care or concern for the resident. During my 3 year stay at the Missions, rent raised $700. No promises were ever kept; 3 years loot even a carpet cleaning ever, even after being victim to 3 flooding from neighboring apartments water heaters exploding. I will fully outline all issues on yelp and other forums.
We had a vehicle stolen out of the parking lot. Parking is horrible here, no guest parking either. Guests are limited.
Landscape and dog waste removal need more up-keeping. Garbage dumpsters are almost always overfilled. Amenities could use an upgrade, as well.

I would not because I do not believe the apartment is worth the price being charged for rent.
Would: Spacious units, with appropriate parking Would Not: The electricity generators are highly inefficient, and lead to extremely high utility bills. Units are not well insulated, so AC or heater are on a lot which drives up costs that are not factored into the contract rent. Also we had a few issues outside the unit (stolen cell phone at the pool, car broken into, 3-4 altercations outside our windows during the night)
