I lived here for 1 year. During my time here I had a lot of issues. NOISE LEVEL I lived in the first floor and I could absolutely everything from the second story. I tried to endure it for a few days but I had to complain to management. I ended up complained 2 more times about the noise level and I ended up just leaving for the weekend because it was unbearable. BILLING The apartments are nice, but the cost of living here sounds outrageous to many. I was paying around $100 or more on apartment fees and utilities alone. The trash services was the worst, all in all, trash & Valet trash cost over $50 alone. SPRING During March there was increase of bugs showing up at my apartment. I would clean daily and I would find them laying everywhere. I let the maintenance crew know and it was never taken care of. APPLIANCES Every-time I came back to the apartment all of my appliances would be reset. It happened so frequently that the fridge eventually broke down twice and I lost all of my food. MOVE-OUT I had a difficult time with management on my move-out. I had 2 tumors removed from my body and I did not feel comfortable to stay at the apartment. I never got a notice about my apartment contract expiring until I got a renewal letter telling me. They REQUIRE 60 days, so they pro-rate you the days you are late. Finally, the move out day came I left and cleaned everything myself. I took video and took pictures remembering the words my father told me: “Your never going to get back you security deposit”. Those words came out true when I received a bill for almost all of my security deposit. The statement charged $166 for painting, which made no sense as I did not hang any portraits or frames, and I was very careful living there. ADVICE If you decide to give this place a try, DOCUMENT EVERYTHING. Send emails, and make sure you take plenty of pictures and videos. Be ready to pay $100 or more for the apartment. And say bye to your security deposit.

I CURRENTLY LIVE HERE Do not live here. There are better options in the area where you can live and get the quality of life you think you are getting here. You get what you pay for. Since Roscoe Property Management has taken over things have gone downhill. Poor Management & Upkeep The grass is filled with pet waste and smelly. There is never any parking and they continue to section off more paid spaces making free resident parking harder to find. Many residents guest cars are often towed because they didn't register them or made a mistake during the registration process. Excessive Fees & Utilities Any concessions they offer you will be paid back in the form of fees under the guise of "allocated fees" I pay exactly $145 for utilities for one person not including gas. I work and travel frequently so I am hardly ever home. The trash fees are $84.33 per month alone!! They fail to disclose all the added fees that are apart of the lease agreement so be sure to read it throughly. Beautiful but Poorly built The walls are so thin I can hear my neighbors conversation literally I'm not exaggerating. I believed I was being sensitive until I talked with 2 of residents whom both shared the same complaint. Connectivity is also a challenge. There's no phone signal out here (AT&T) and the internet often goes in and out which is not ideal for streaming. I purchased the fastest speeds. If you use Hulu, Netflix, etc. expect constant buffing. There is no sound proofing in this building. Customer Service & Location Management service is inconsistent and you have to contact the office multiple times to get anything done. The location is also not ideal if you use 45 for transit the exit is often congested prolonging your commute home. I am looking forward to moving out at the end of this term. * Review note: It is common for the office to respond with a cut and paste response to contact them to resolve concerns or try to rebute my experience but the truth is they don't have any intentions of a resolution and really just want to defend themselves. As long as this review is up this is the experience of living in this community.

Worst feeling! First come first serve, I have to park where gust parking is and sometimes there’s no luck there on the weekends. After a long day of work I just want to make it home but the stress of the parking sucks seriously hate that feeling and hate coming here.

The problems item by item just on day TWO. -The keys weren’t ready setting us back an hour. -The apartment was clearly never walked through after we toured; It is dirty and there are still pencil markings on some doors, spiderweb with spider on the ceiling, tape was painted over under the sinks, lots of dents, knicks, cracks and peeling wood all over the baseboards, doors, and walls. A cabinet is missing a shelf. -Carpet was left uncut in the closet -Patio is dirty on move in -AC didn’t work the first day we moved in causing it to be 80 degrees all night. -Fire alarm blares when the oven is turned on. -The stub faucet isn’t far enough out and splashes water everywhere. -At the end of day 2 we still don’t have the trash can we are required to use. -The leasing agents are super nice, but these apartments are unorganized.
The best apartment i have seen near the woodlands and the important things is its a brand new apartment. If you move in you will be the first one to live there. Good floor plan and our leasing was very easy and the manager is amazing. they have pretty good discounts going on now.

TLDR: The team is wonderful. The property is a must see. Modern, quirky, spacious amenities. Enjoying our unit! Although this is a new property that just opened in Q4 2020, I have hope that the quality of my experience will remain due to the strong leadership in place. Management: Over 7 years of renting, I found that many apartment managers are hard to reach… some I never saw or met as they were often buried in their offices with slow or nonexistent response times. Rachel breaks that mold. She is professional, friendly, dependable, and approachable. Rachel greets residents and you will find her working all aspects of the property making it obvious that she takes pride in her role. She has also surrounded herself with an excellent team including the assistant manager, Lily! Leasing Agents: Jarrett is genuine, friendly, and helpful. When I have a question, he is sure to have an answer or provide one quickly. I really appreciate all that he has done for us! Although I have not worked much with Joelle, she is always polite and willing to assist. Maintenance: Maintenance requests are handled within a timely manner. Gus is great! With this being a new building- there were a couple construction questions we had. Gus was sure to work with the construction company and get back to us quickly. He also helped us with a few other maintenance tasks around the unit. Unit: The finishes are pretty and the layout we have is well thought out. The appliances are great- including the washer/dryer, gas stove top, and French door refrigerator! As for noise- I do hear neighbors upstairs from time-to-time, but a little music would easily cover the sound. Location: The location is convenient to Market Street, The Woodlands Mall, and major highways while being tucked away in its own community. The community within Woodmill Creek is comfortable. People are actively outside walking the track, hanging out, and enjoying the dog park. Amenities: The pool, cyber lounge, game room, gym, and other areas are beautiful, modern, quirky, and spacious! I have enjoyed all the amenities and find they are very well kept- thank you Lorenza! "Cons": No parking garage (although there are individual garages). Not concrete/soundproof (as compared to high-rise buildings). No ramp to either of the two entrance doors nearest our unit/parking area (Rolling cart struggles. The property does have ramps in other locations as well as elevators too).
I have had the pleasure of seeing these apartments more than once and every time I do I'm more amazed at the detail and cleanliness. The amenities are simply amazing specifically the pool and gym. The units are very spacious and comforting. I cannot wait to move in and enjoy going home every day!
The best community you could move into. The leasing staff is very friendly and Rachel the manager is amazing. They all have so much knowledge and the community is extremely well kept. The view of the pool and overall ambience is so zen. I love every aspect of broadstone 25 one 20 and plan to live here very long.
