Living in Birdland will place you just minutes away from some of San Diego’s most popular destinations. Along with being just nine miles from Downtown San Diego, Birdland is roughly 10 miles or less from several beaches including Mission Beach. The neighborhood is convenient to San Diego Mesa College and the University of San Diego. Tecolote Canyon Natural Park and Nature Center is located directly west of Birdland, giving residents easy access to trails. Birdland is predominately residential, but the neighborhood is located directly north of Fashion Valley Center and Westfield Mission Valley, two sprawling malls with designer retailers, big-box stores, restaurants, and more. Birdland is also home to several medical facilities including Sharp Memorial Hospital, so residents have easy access to healthcare or their workplace. This centrally located neighborhood has moderately priced to upscale rentals available, including modern townhomes and Mediterranean-style houses and apartments.

Property Ratings at The Modern Apartments
Honestly, upon moving in this place was a dream. Great amount of space for the price and a decent location despite the hospital traffic. Cons: parking is a nightmare. They’ve promised us parking spaces for over 4 months now but nothing. Reading older reviews it hasn’t changed since 2015, yikes. Obnoxiously noisy neighbors. We had a unit by the pool and oh my god the blasting music and screaming teens till late at night and use of pool after hours during the summer. It feels like none of these people have any respect on each other’s spaces despite asking politely to keep things subtle. Weed and cigarette smokers around the area will leave your car smelling like an old bar.

Thank you for taking the time to write us a review. Please reach out to our office so we may learn more about your experience. We would love the opportunity to turn your experience around. Thank you.
My group tried continuously to get approved just to find out this corporation does not accept student income which was a large portion of our group's total income. We lost valuable application money and several days of time. At the same time, our application process was difficult, lengthy, and stressful. As an incoming senior this fall, I genuinely just want a place to call home to finish my studies, no bad intentions. I highly advise you to look somewhere else or just consider the rest of the reviews that were left.
The street lights are all off and they won’t get it fixed. Every night many cars and storages are broken into and they don’t do anything. Good luck if the apartment is by the freeway, it’s so noise that you won’t be able to sleep without earplugs.

We're very sorry to hear of your frustrations. We recently upgraded our exterior lighting, and we continue to report any incidents of theft to the local police department. The City of SD has been trying to fix the light posts, but they need SDGE to fix a electrical issue in order to move forward. It is our understanding this matter is pending and will be handled ASAP. If you're open to discussing your concerns in more detail, please call the office anytime to speak with our community manager. We're grateful to have you as a member of our community, and we appreciate your understanding. Thank you!
These apartments were recently taken over by new management and they have been amazing! It’s hard to find a caring staff but all the praise to this team. They have been nothing but friendly, helpful and have solved any issues I have had right away. You can’t go wrong moving here!

Horrible people!!! Horrible place to live! No response from nobody!!! No parking!!! No jacuzzi!!! Close to freeway!!! To much noise!!! And They just taking your money
I lived here for a year in 2013-2014. When I moved out, I was not told that I owed Agave Ridge any money whatsoever. In December 2018, I got a call from a collections company saying that I owed Agave Ridge $400 as an "insufficient notice penalty." I had never heard of this penalty until that call. I called Agave Ridge multiple times and wrote letters and emails, asking for evidence or any proof that I had not given enough notice when I moved out. I got no response. Because Agave Ridge had not sent the case to collections until after 4 years after I moved out, they were past the statute of limitations to collect - and I had to send multiple letters to collections getting that point across. If Agave Ridge truly believed I had given them insufficient notice (to the tune of $400) then they could have easily responded to my calls and letters telling me why they thought I owed them money. And telling me why it took them 4 years to try to collect. It was an incredibly frustrating experience for me to deal with collections for a debt that I know I didn't owe, but when any proof was in Agave Ridge's possession - and Agave Ridge wouldn't respond to me in any way. I would not recommend living here; they clearly don't care about their tenants and were just trying to get $400 from me for some fake penalty. I gave them so many chances to just help me with the collections case or give me any proof at all that I owed money. They didn't and all I can do is now hope that others don't live here and go through the same experience I did.
They are horrible here! Place is old and anytime u need something fixed it takes weeks to get someone to come. You have to call 3 or 4 times. There customer service at the office is horrible! I wouldn’t move bck here even if they paid for my rent! I wouldn’t moved here if knew this! It will take them weeks to fix your shower but don’t be a day late on rent they will answer those calls and make moves on those situations! Absolutely horrible here.
The Pros: Close to 805S and 163S, Walking distance are Restaurants, Gas Station, Kearny High, Mesa College,Sharp Hospital. Pet friendly Central Air, Pools, Work Out Room, Laundry. The Cons: Thin walls, not enough free tenant parking & street parking, creaky floors, cabinets & doors stick from over painting. Dog waste throughout, From my 3yr experience: Monthly rent will increase an ave $70-$80 with every renewed year lease. Tips: Become an extreme couponer or ask your employer for a raise, watch where your stepping, get some walking shoes because you will be parking far.
Agave Ridge Townhomes has been a pretty nice place to stay. I've lived my entire life in houses and this was my first time moving into an apartment. I've been here over a year now and I'm definitely satisfied. The rooms are very well sized, and with the townhouse layout of the rooms being upstairs and the kitchen being downstairs things don't feel very cramped. The staff he is helpful and the facilities are great. There are multiple laundry rooms, pools, and a mini-gym as well. There are dining tables around and there is both free and paid parking. The paid parking spots are actually a pretty good value because they come with larger-than-expected overhead storage. It's conveniently located between the 805 and 163 freeways so it's literally smack dab in the middle of San Diego, which I find to be pretty helpful.
I have lived in this particular apartment for over a year and a half. So far I find this apartment to be pretty standard in what someone would find in the area. The positive part about living in this one is that it is a two floor apartment in their units at 900 square feet. The location I am currently living in seems a little outdated and could use renovations. When I walk outside it isn't the nicest view to look at. What really makes it difficult for me is that I work at night and sleep throughout the day. On some days they are doing maintenance, while most days of the week it seems like someone is running a daycare outside my window. As I write this review now I would hope to get some sleep but it seems like I am usually unfortunate enough to hear what is going on outside my place. The walls are thin, very thin. Like I said, this is a pretty average place in the area but we get what we paid for. There is a lot of room for improvement and they do have the potentia.
We love our place! Great community but the apartment is old, we've been here for 12 years and think it's time to move on because all the houses in our area are remodeled and it will cost us more to move into a remodeled building
3 bedroom apartment ,2 bath kitchen living room parking is 50 a month and without parking spot have to make sure find a spot b4 8o'clock pm to find on the the street has pools and bbq areas but for college students must have roomates to afford rent
San Diego is one of the most beautiful cities in the country and Agave Ridge Townhomes put you right in the heart of it all. It is located in the Kearny Mesa area and is just a quick trip to Hillcrest, Fashion Valley and downtown. I moved into a 2 bedroom unit just two months ago and I love it here. The two story townhome is two stories and is very spacious and the patio is great to relax or to barbecue. Their is a nice pool and an exercise room located on the premises. I love it here because it is close to the community college and also within walking distance of a bus stop if you don't want to drive. The rent is very reasonable and the staff is very nice and welcoming. I would recommend this property to anyone who wants to live in the heart of the city. This is really the perfect place to put yourself in the thick of all that makes San Diego great.
The place is wonderful. Price is negoitable. but the staff is horrible. They don't answer anything. Honestly I have recently asked for a tour of the place and its been 2 weeks and still no reply. So that really tells you alot about the staff and service around here.
I strongly urge you to not even consider moving into these townhouses. The management company is very unprofessional and quite frankly... immoral. I came home one day to find and infestation of rats in my apartment. They destroyed my couch and the carpet under the couch. When I reported this to management, they claimed it was my dog who had done the damage. They reported there were no rats even though their maintenance person removed a huge rat from my kitchen. They charged me to replace the carpet. The property manager told outright lies to his corporate office and claimed that this was some elaborate plan I had concocted to get out of my lease. Basically charging that I was a liar. I live my life with integrity and honesty because I feel I need to be a role model to the special needs students I teach so I am very offended that Cabrillo Springs claims that I am a scheming and conniving person. I often wondered why people who live there didn't clean up after their dogs... there is piles of dog feces everywhere... but now I think it is because they just don't care because management just doesn't care about its tenants. This experience has left me very jaded and I will definitely think twice before living in a complex owned by a corporation such as G & K Management Co., Inc. Seriously just don't put yourself at risk by moving in here. You can find somewhere much cleaner and with a more professional property manager.
I have lived here for over a year just when the new owners took over. They have done a great job taking care of the residents and have made many improvements in the community making it an even better place to live. The rent is reasonable and very competitive for the area. The two-story housing is more like a townhouse than an apartment, which makes for a more pleasurable living experience. We recently renewed our lease and recommended the community to a friend who moved in a few weeks ago and will receive a referral bonus when he has lived here for 30 days. We recently had a baby and feel very safe and secure with the community. Overall, Cabrillo Springs is a great place for singles, couples, and families.
