Great community. A lot of amenities a d impeccable maintenance of all common areas and there's a lot of them! I'm really enjoying loving here.
Love the amenities provided at The Modern, as well as the local businesses that I visit and shop at. The building staff does an amazing job at keeping the common areas clean and smelling good.
I’ve had a really good time so far as someone who has just moved in this year. I feel like the management is great at communicating and I appreciate that and would love to see it continued.
I love this building. The staff are great and I have no complaints. The upkeep on the building and grounds is great, communication from the company is great. I’m very happy all around.

Unfortunately, things don’t look good. The garage door being broken, we fell victims to car break ins, thefts and vandalism. I hope conditions do not deteriorate.

Since my last review, I’ve noticed some changes. The South and West buildings are more consistently clean and I see security standing in place more than the one that was hired when I moved in. Security could do more of helping to direct the traffic in the front of the N/S building and keep cars from blocking the entrance and those that park on both sides of the driveway, blocking through traffic. Also the resident parking garage has had a broken door for a while and it’s not secure nor surveilled. We could use more trash cans in the communal areas. On a positive note, I love the donation boxes that were by the mail room and hope mgmt implements them year round for those in need in our community. Although I haven’t made it to some of the resident events, I’m happy that there are events at least every two months or so; let’s keep attending those and suggest new ones.

This building has roaches in residential units as well as in common shared areas. Staff are outrageously rude; they enter your unit without permission, which is an unlawful offense which they will then deny and you'll have to file a police report, issue a subpoena and take them to court for the staff actions. Not only have I been threatened by staff here, my public safety has been in jeopardy due to the lethargic nature of the staff and following DC Code.

Senior friendly, however, there could be better and/or more frequent use of Senior recreational facilities. Staff very efficient, landscaping need upgrading, pet owners could be more mindful of other residents.

Ive been at the Modern since 2021 and it’s been a great experience. The common areas a clean. Whenever there is a maintenance request, it’s completed with 24 hours. Sometimes less. The team here has been awesome and I’m sure they have been the main reason for my great experience

The Modern at Art Place is headquarters for peaceful, and aesthetically pleasing, luxury apartment living. The rental office staff and our Executive Concierge provide consistently attentive and timely service. I love living here. The location, staff, amenities and upkeep are all a ten out of ten. What saddens me is the lack of respect that some tenants have for the property such as leaving trash in the refuse room, spilling things on the carpet/floor and not getting it up or reporting it to the concierge and not picking up trash.

The building is always very clean, our cleaning crew does an Amazing job. The front desk staff especially Courtney are very pleasant (besides a some of the temps). The office staff are hit or miss with their attitudes but sharday is always very nice and helpful. Christian is an excellent maintenance worker very fast and efficient. Overall this is a nice place with great staff and the community activities are a plus.

The Modern is a great place to live in. The metro is very close and for the most part very clean. I like the gym, it’s very convenient and I like how quick the maintenance responds. The only thing is the smell of the refuse room on the second floor and smell of weed in the elevator and my apartment. The smell of trash is sometimes unbearable and the smell of weed would seep through the vent in my apartment.

No Smoking Clause needs to be enforced. Personally I’m tired of dealing with inconsiderate tenants who are smoking marijuana and cigarettes in the units. You signed the same lease agreeing not to smoke and I’m tired of your smoke in my house.

Lack of parking/road enforcement within the apartment complex, making it hard to maneuver out of the parking garages & in entrances. Besides that, living at the Modern has been a good start to DC life!

It used to be a real smoke free community but now there are increasing marijuana smell in the apartment corridor, balcony and even bathroom. You have nothing to do with the smell coming from the bathroom, and the only thing you can do is to bear with it. People won't stop smoking even they are warned, and there's noway to evict them even though the contract we signed said so. The management team can do nothing either.

Leasing proceses takes a lot of time, leasing office don’t help and make all the process worst, the building is clean but you can smell weed in a lot of part of the building

Great building with loads of amenities and awesome events. The pool is on the rooftop, the gym is spacious and there are many quiet places around the building you can work from if you work from home. I love living here and look forward to making many memories at this place.

Basically a good community, quiet, with very responsive maintenance service. Associated management could be more sensitive to Seniors living on the property and their needs and ways of doing things.

The Modern at Art Place is an exceptional luxury apartment home community. The convenience and proximity of easy mass transit, shopping, educational facilities, entertainment venues, and downtown is unmatched in the city. The amenities are outstanding. My resident experience has gradually declined at The Modern. The maintenance staff is rude, cursed me, and threw out items that I purchased for the resident community (literally Lysol spray and sponges to wipe down counter space - discreetly placed in a cabinet for all residents' usage since there is no sanitation station)! When I advocate for residents to have a sanitation station that is comprised of materials to clean shared-use spaces, I am scoffed at and turned away by management with long emails that provide zero solutions to the problem presented. The Modern also charges a monthly "processing fee" of $7 for utilities which we have literally no idea what its going to!!!! Just charging residents for no reason. I agreed to pay the following utilities: water, trash and sewer. Why are they charging $7 for processing fees? What are they processing? Its ridiculous

Hi Kehmari, I wanted to thank you for taking the time to leave us a review and for continuing our conversation. I'm disappointed to hear that we have not met your expectations. We do not provide cleaning supplies in the amenity spaces since we have a contract with cleaners who maintain the community seven days a week. We just kindly ask our residents to clean up after themselves when using shared spaces to be considerate of their neighbors. However, we do have some supplies available at the front desk. If you ever request an item that is not available, please let me know so that we can replace it. There is a processing fee of $7 added to your monthly water bill, which covers the cost of reviewing and preparing your utility bill, similar to the admin charges and additional fees that PEPCO charges. This fee is also mentioned in your lease. I look forward to continuing to assist you and welcome any additional feedback you may have. Tiffany Gayles - General Manager

Generally good experience. Not happy with the maintenance response or the afternoon Concierge. Lastly, when you have to renew the contract you are bombarded ( email, letter) everywhere.

Maintenance comes quickly, theres not much noise in the apartment. My only complaint is that residents let their dogs pee in the front garden so it always smells horrible as you’re walking to the entrance of the apartments. Other then that staff is friendly and theres a lot of study/work rooms

I have been here for at least 3 years have not had any bad experiences the young people in office and front desk are very helpful to me at 84 years old i do not know things on my cell phone they help me a lot I like the bingo games and i would like paint and sip evenings again the security team are very helpful the maintenance crew keep the building clean I love the orchids in the building. thank you very much

The staff is very professional and friendly. The only issue I have is that sometimes the hallway or my apartment smells like weed because my neighbor smokes and the smell goes through the vent or door.
