The Market District encompasses a section of Downtown Austin from Lamar Blvd to Nueces St., and West 3rd St. up to West 6th St. This modestly-sized, yet buzzing area has become one of the fastest-growing areas in Texas’ capital, and for good reason. There’s a number of popular restaurants and bar within the Market District, including Hut’s Hamburgers and Juan Pelota Cafe.
Like the rest of Austin, the Market District has seen a number of high-rise condos spring up in recent years, each providing a unique take on apartment living in this entertaining Texas city. While it may not be a historical institution just yet, Whole Foods’ flagship calls the Market District home, and the trails along the Colorado River are just steps away.

Property Ratings at The Monarch by Windsor
Our house on the lake is being remodeled so we thought it would be nice to live downtown but our experience is getting increasingly worse. A neighbor asked us where we lived and her response sums it up best... Ah... the Monarch College Dorm. Suggestion: Formal complaint system with hefty fines. We recently had a very loud group move in above us and I'm not one to complain but there have been multiple occasions of over the top parties. Jumping up and down, screaming from the patio and loud music. The construction is an issue as others have noted and the best example is that the demolition crew started making loud noises at 5AM and woke up my 9 month pregnant wife (not fun). Suggestion: Don't allow construction to start at 5AM or put the bin around the corner. The entry driveway is a constant source of frustration almost as if there is no coordination of when people are moving, where construction trucks can park and no one policing the area to ensure people are following some sense of order. It doesn't really affect me but I have two small dogs and its always a concern walking through. Suggestion: Set days and times for moving and the concierge team should be empowered to manage the congestion. Fixtures in our unit are old but overall not bad. The biggest issue is the lack of water pressure in the kitchen sink and the shower which no one has been able to resolve. Overall the experience is ok and the only reason I say its ok is the location and the concierge team who are all really nice and helpful.
The Monarch in Austin is a very nice place. The staff is so helpful and they care. Bobby actually took care of my belongings while I was gone on calls. You guys are the best. Jared, Brittney, Patrick. All of you. Keep it up!
I've lived in the Monarch for over 7 years...on three different floors, but the same 3BR/3B floorplan. This floorplan has 270 degree views of DT, the lake, and even Zilker park. The Monarch is a super building, in my opinion, even though it was opened in 2007. Staff works hard to keep the property clean and management works to update as much as possible. Concierge desk is fantastic. Low turnover of staffers, so they know you and you know them. I like living here.

Our team takes great pride in creating an exceptional living experience, and we're glad it shows. If we can ever assist you, please don't hesitate to reach out to us. We're proud to have you as our resident.
This dump has been the worst thing besides my fathers death that has ever happened to me. I had a horrible roach problem they pretended wasn’t a big deal. The elevators were as loud as a train every 5 minutes, the staff was the worst! And even when I finally got out of my lease, their “better than anyone else” attorney still put a bogus amount on my credit report. They will not return my calls and the office says I never lived there!!

I think they have managed the pandemic well, changing what needed to change and trying to preserve the services and amenities as best they could. The concierge staff is so stable and competent it is amazing.
the property is dated and dirty, especially the hallways carpets and paint. Maintenance is timely, but sometimes makes things worse or leave a mess behind.
Love my floor plan and the amenities are great. Overall the building has a nice appearance. But most important I truly feel safe living here. Has a nice community vibe and feels like home.
The staff is all amazing. Everyone is always happy and the maintence is equally as good.
Great place to live in relation to restaurants and local entertainment. The Monarch by Windsor also provides great amenities pool workout etc. I would also like you to know that our apartment is wonderful great view and we love it here.
The process of signing a lease was one of the most frustrating experiences I've ever had. I was screwed over and the team was not accommodating AT ALL. When EVERY other apartment complex was making concessions left and right, the leasing office (especially the manager) showed no empathy and it was extremely unprofessional and rude.
Thanks for the great service!
Excellent across the board!
Have enjoyed great places and residences in NY, LA, Tokyo and HOU but bar none the Monarch here in ATX is the best so far. Trying times, yes, but residing at the Monarch has made life so much better. The staff, concierge and management are not faceless at the Monarch, and I can see the residents also do not feel like they are just tenants. Kudos to everyone at the Monarch!
Josh and Ty are awesome!
Ive lived in apartments all my life. The maintenance crew at The Monarch is one of the best Ive ever seen. They are prompt, polite and have the skills to get the job done. They have come to my rescue at all hours and always remained professional and solved the issue quickly. Having them here, gives me peace of mind!
Great place to live.
The Monarch is a great community of residents and has a friendly staff! We've enjoyed living here for 9 1/2 years!
Even during these trying times, the professional, courteous, prompt, and caring response and action of the Monarch Team is impressive and heartening. Thanks yall!
Amazing concierge, maintenance and leasing staff especially through this unusual time. We appreciate all that theyve been doing above and beyond.
I love our concierge team. They are so helpful and will do whatever it takes to make things happen. Friendly, helpful and love them!!!
The good: Love the apartment, floor plan, views. Good value compared with other buildings in comparable neighborhoods. There is a good mix of ages and overall diversity is good. The staff is awesome - particularly concierge and maintenance. The bad: The appliances in my unit are getting old and won't be replaced until remodeling. Same with the common areas. Construction noise is really bad and they often start before they are supposed to. Moving to a remodeled unit would require, well, moving expense and probably raise the rent to the same price point as other more expensive buildings, negating a key advantage here - value for the dollar. Once we have to move due to remodeling, we'll probably look at other buildings.
Love love love the staff here, we appreciate them so much.
The concierge staff is amazing. I love living at the Monarch, and I actually resigned another lease largely because I love this staff so much. Patrick, Jared, Robert, and the rest of the team go out of their way to help the residents. They are so friendly and make it feel like home here.
Love living here!
Great service. We are really pleased
The maintenance staff is top-notch. I'm sorry I don't know the name of the person who has responded to my most recent requests, but he is AWESOME. So nice, so helpful and incredibly conscientious.
Concierge and maintenance staff.
Concierge service is by far one of my favorite offerings from the Monarch. They are so kind (ESPECIALLY JARED) and it is unbelievably convenient to have.
Apartment layout and location
Our view from the 28th floor overlooking downtown... the concierge staff is the best... maintenance guys are 10000% top notch people!
Most amazing staff !
Great mix of convenient location; apartment features - balcony, pet-friendly, good size; and well-managed staff with great service from concierges and maintenance crew.
The over all great management
Beautiful city and great staff
Great location, and both the maintenance and concierge staff are excellent.
The staff are excellent and always helpful and friendly.
The people. The gym. The location. Love my apartment.
Watch July 4 fireworks on rooftop! Concierge is 24 hours. Walking distance to retail and train. Lobby has WiFi with unlimited data, coffee bar and television. Happy hours are property sponsored.
The Monarch by Windsor in the heart of downtown Austin can easily rival the beauty of its namesake. The location is ideal to access and explore all the great perks the fastest growing city in the US has to offer. Nearly anything you need, including the flagship Whole Foods, is walking distance of The Monarch. There are nature trails, restaurants, clubs, parks, and stores all accessible by foot. And in the middle of this urban paradise is the shining gem that is The Monarch. It rises above its surroundings with its beautiful architectural design, inside and out. The 24 hr concierge, cleaning and maintenance staff, and on sight leasing agents often become friends to you sooner rather than later. The building works like a well oiled machine as it should with its up to date design, layouts, and amenities. The Monarch has everything and more you look for in an urban based apartment building at prices that are incredibly reasonable for the young, hard working people who are gravitated to this amazing city.
