Property Ratings at The Mondrian
I lived at The Mondrian for 6 years. On the plus side the apartments are spacious, have large balconies, are in a great location, and are cheap. The negatives are numerous, and start and end with the absolutely poor and somewhat negligent management. They are run from a company out of NYC who is just as unresponsive as the local leasing guy Edgard who sits in the back office. Phone calls, emails, even maintenance requests go unanswered and not responded to. They promise big when you take a tour but after you sign the lease they disappear. Their is no regular pest control. They make no attempt to communicate with residents, decorate for holidays, or make any attempts at community events. Exterior doors to the building frequently don’t close and fully lock. The fire alarm system is inadequate and doesn’t even work. All the pull station handles have been removed. So renter beware what your getting into when you rent from here. There will be issues and lots of frustrations. Good luck!
I have lived in the Mondrian for 3 years. The first 2 years had minor problems but overall was fine. In 2020 and now 2021, the problems have become major. The HVAC (both A/C and heat) has randomly broken countless times with maintenance staff doing very little other than giving you a space heater or telling you to open your window until resolved. No permanent solution to systemic HVAC issues has occurred still. My apartment was broken into (perpetrator climbed through a window), and management never gave any concessions such as moving to a new unit (not facing the street or above first floor). The parking garage door has broken several times over the past year leaving my car trapped for an unknown period of time. The general attitude from management (top to bottom) and staff is apathy. Avoid this building at all costs...
The Mondrian is in a wonderful location near Logan circle. Every color metro line is in walking distance and three decent sized supermarkets are also within walking distance. As for the apartment itself is is continually being renovated. Rooms whose leases lapse are being updated with hardwood floors and new appliances. I'm currently in an old style apartment, some of my carpets and paint jobs are of mediocre quality and the appliances are by no means gorgeous they all function properly. I've never had any water/ AC/ Heat / or electricity problems in my building, and the managers are always quick to repair things. Almost all repairs are completed within 24 hours or less, (except for weekends.) Now lets talk about the roof, there is a small but very useful gym on the roof with treadmills, elliptical and a bike machine. There are also weight lifting machines which seem to be planned haphazardly. (Two machines for legs, and two machines for the same pull-up function, but no benches for the free weights.) If you're a heavy lifter you may find it lacking, but for moderate and novice people like myself it gets the job done. Through the gym is an outdoor rooftop area which is stunningly beautiful with great views and a great garden like atmosphere thanks to the super's family which tends to tons of flower boxes which are beautiful all summer long. However there are some issues, it closes hard at 11 pm. They claim alcohol is not allowed (no idea why) though I've never seen this enforced. And the roof is locked from late fall to early spring, while not a huge issue I don't know why they don't let us make our own decisions as to if we'd like to use it during this time or not. People in the building are friendly, and a mix of young professionals, students, and others. I've never had any real problems with people in the building or considerable noise except for a few rare occurrences. Pet policy in the building is decent. Small dogs, and cats are allowed. Non-refundable deposits are required PER pet. So if you want two cats, be prepared to say goodbye to $400 total. Want a medium sized dog? Also no luck. I'd be happy to stay in this apartment for a while.
This is a great building in a lively area of town. There are dozens of restaurants, several grocery stores, and two metro stops within ten minutes walking distance. Very friendly staff. The kitchens and bathrooms a bit outdated, but overall it's a great building.
