I’ve lived here for 3 years, so naturally I’ve seen alot management come and go. But for the last 4-6 months I’ve notice a huge improvement in the level of efficiency in getting stuff done. Our property manager Kim has been amazing. She is a tremendous communicator, accommodating and very diligent worker. The new maintenance guy lee has also hit the ground running in his very short time and I’ve appreciate his customer service and professionalism. Overall highly recommend
Called this apartment today looking for my daughter an apartment and had the pleasure of speaking with Kwon on the phone. He was so great and super patient with me and all my questions. He even FaceTimes me to walk me through a vacant. I’m just gathering information for my daughter right now but Monroe is my first choice for her. Thank you again Kwon.

I would recommend the neighborhood and the residents make it nice and peaceful. But I wouldn?t recommend due to Rats. I mean if we can get pass this rat issue in my apartment then I would recommend for sure.
I would recommend because it is quiet and in a good location but I would definitely caution everyone about the poor utilities and air/heat, and the exorbitant costs of the utilities due to this complex being 75 years old and never being updated.
I have had nothing but problems. Bugs. The upstairs has no ac - this is in all of the units but they will not tell you that prior to move in. The manager told me I was lucky because other buildings have electric issues, plumbing issues, etc. But prepare to sleep with a hot loud window unit, ducks and with cockroaches and wishy washy management. The kitchen is duck taped together since I moved in… the manager and maintenance walked through and the only explanation was that there has been/ is a leak. But no one ever fixed it or followed up. This is normal. No follow up.

Whatever you do, DO NOT live here. By far the worst complex I’ve ever lived at. Something breaks every week and it takes them forever to fix it. The upstairs are so hot you have to get a window unit. But they failed to mention they would provide one so we paid for ones ourselves. The units are so old and have not been kept up properly, they’re falling apart. Our unit smells so bad (we are thinking it’s mold/mildew) because there are very obvious signs of previous leaks. We’ve have a few leaks since being here ourselves. The unit was so disgusting when we moved in it took days to clean and no matter how much we clean it always still feels dirty. We had to pay for a wifi outlet to be installed because there wasn’t one. The list goes on. The rent is so cheap but it’s not worth it.
I would because I love the apartment itself and haven't had any issues with fellow residents. The lack of communication regarding my outstanding maintenance requests though has me hesitant.
There has been a ton of turnover and recently we have received vague notices about things that have never been an issue. Maintenance men keep changing without any notice. It is very unclear who is on staff and who isn't. Recently I had someone on a ladder outside my window with someone who said they were inspecting the roof and no one had any identification or introduced themselves. No notice was given about this at all. I didn't even know management had changed until I saw the name on the notice we received.
Love living here. I think this was just a fluke.
I have been waiting since August for touch up paint. They send gloss paint instead of flat paint. We caught two rats in the kitchen. Rats. they do not know how to keep their word the management lies in Irving in the corporate office Jeina I have been asking for the owners of Pinnacle Properties and don't get an answer from her because they're trying to cover up what's going on here nothing is getting done!!!!

There are so many issues... dying landscape, light issues... everything always seems to be on a catch-up status.
This is a great, well priced community in a lovely location with stunning trees and mature foliage. I will say that because these units are old, the maintenance team does need to be expanded. There'??s far too much to accomplish for the current team, especially when there'??s likely future issues to arise from age or the frequent extreme weather we see in DFW. Having a management company that invests in the needs of its employees is just as important to me as being taken care of as a resident. Knowing that the staff (leasing and maintenance) that is supposed to be meeting my needs is overwhelmed because of how much needs to be accomplished with few hands to do so does plant a bit of distrust in the management company'??s desire to creat a sustainable community and meet needs for long-term living. Whether or not we renew our lease and recommend to others would largely depend on if we feel the staff is being supported by the management company, because that would reflect how well they would be able to Meet our needs as residents. (This assessment is out of observation and speaking to other residents and neighbors who lived here longer than we have, not conversations we'??ve had with staff).
It had a nice,vintage cozy feel while having modern amenities. I like it!
I loved this property. I was disappointed when my application was denied. When I called to inquire about adding a guarantor I was basically told not to bother and to go somewhere else.
The space for the money in oak lawn? What a deal!
Great value! It’s older, no gym, application process was insanely lengthy.
Would: nice property. Would not: based on my water issues.
I'm okay with community water being split, but think its unfair that some units have access to the waterhoses and seem to use a lot more water (ex: washing their cars, spraying down outside areas and plants, maintaining outdoor water fountains, etc). I also don't like that there is no recycling program or container, particularly being in such an urban area where that can be coordinated. I like the size and layout of the apartment and it seems reasonably priced for the area. It has somewhat more character than "box" apartments.
We like where we live, the area and our place.
My main concern with the apartment is lack of cabinet/storage space in the kitchen, no light in the living room, and how small the water heater is. Otherwise, I would recommend this place to everyone.
Service issues like non-working exterior lights/street lights should be something the office personnel would see, if they were on the property once in a while at a later hour... to check on the exterior upkeep especially.
I think the area is great & overall the apartments are pretty nice.
It was a good place to stay, I moved out because I had the opportunity to move into a facility that had more amenities was closer to where I spend the majority of my off work time and because I was moving in with a roommate was providing me a substantial monthly savings
I wasn't told where the mailboxes were or which was mine. I found them on my own. I had to ask 2 or 3 times for a mailbox key. My lease says my parking space is 77 and someone else parks there, was told to use 75. I brought it up and am still waiting to hear back about it.
I do love the property, the apartment and the location overall but am disappointed with lack of follow up from management for issues they told me about during move in that were not addressed.

I like the apartment, community, and front desk staff. I am unhappy with the maintenance.
The community is changing and has become more family-oriented. There are ongoing issues with the entrance and exit gates being open, especially on the weekends -perhaps the handiwork of some of the tenants- or just bad luck. The gates have always been an issue... this is not a secure property.
I would recommend that others consider this community because the units seemed clean and the community seemed safe. It seems like you get a very good amount of space for the money.
Oh I would highly recommend the property for sure. It?s seemed like a nice a quiet community.
I like the people. Courtney & Blake are both eager to work with and assist the residents. The other residents seem friendly.

Great apartment community. I loved that it had a more family feel than a lot of the mega complexes. We submitted an application for rental so we definitely liked it.

I've lived here since before The Monroe company bought Advenir: Highland Park. Since they've taken over, the property maintenance has gone down hill dramatically. You can't swim because the pool has so much duck feces floating in it. The maintenance man has broken the gate repeatedly with his amateurish attempts to repair it and it has been rendered completely inoperable. We have had an unsecured property for about 90% of the time done they've taken over. Everyone I've spoken with at the office is blaming corporate for not paying or approving repairs. When I asked Tonya (in the office) if I had to stand out front and protest to get things fixed, I was told "It's a free world. Do what you want". She also refused to give me either the apartment manager or district managers phone Number and told me that I could look up the corporate number. I had to argue with her to get the generic corporate voicemail. This was all after she repeatedly stated that she "doesn't work for Monroe, she works for Rosa, the manager" So to clarify, we have a 1099 employee working in the office handling our personal and financial information who doesn't even work for the apartments. She has access to our records and rent, she has access to Monroe corporate emails, but she isn't on the official payroll. Okkkkaaayyyy. That makes me super comfortable. The Monroe is a joke. Steer clear everyone.

We truly appreciate your patience during this time. We had to change our Wi-Fi password because it contained the previous managements name in it, which was completed Friday, July 15. Please contact the office for the new Wireless information. We are sending out a letter this week explaining both the online payment situation and what we are doing in order to fix the gate. We can assure you that all resident information is confidential. All of our employees work incredibly hard to make our community the best it can be. We do not hire contract workers and Tonya is an official employee of the property. If you notice the pool is dirty, please stop by or give us a call so we can address the problem. We are working on moving the ducts to keep the pool cleaner. We have heeded your concerns and plan on using what we’ve learned through your feedback to improve in the future.
