Ever since Greystar took over we have been very happy. Great personalities and kind people.
So far, I love living in the Monroe! The building is in the perfect location and everyone who lives and works in the building is friendly.
For a “secure building”, it’s not. The parking garage gates were broken and stood open for months, the entrance doors from the garage to the apartments was stuck open most of the time I’ve lived here, and the ability to manage garbage and the stench is unacceptable. The neighbors are noisy and disrespectful, and grounds are not at all impressive. The things I like about the complex is the location; Germantown is amazing! I am close to work, can walk to restaurants and shops, and I’m close to work.

The garage has been broken about 60% of my time living there. It’s probably the least secure building I’ve ever lived in. There isn’t much communication between the office and residents or residents to residents. Many of the amenities don’t work.

I had very high hopes as everyone I’ve talked to in the office has been amazing and the location is excellent. The neighbors are all super nice too. However, this building is so poorly maintained it’s honestly kind of awful. Most, if not all, of the stairwells are missing door handles and sometimes doors are just left open for anyone to walk in. My blinds are the wrong size for my windows and are barely functional. Nothing seems to have been updated in years as the hallways are so dimly lit and everything could really use a fresh, brighter coat of paint. The key fobs and dial box are from the Stone Age and then you also have double dead bolts on your door. The entire property just feels dirty and the alley between the two buildings reeks of dog pee and poop. The layers of paint on the apartment doors are reaching “landlord special” and could really use some sanding. The package situation is also terrible. They use package concierge and it will charge you if you don’t go down and pick up your packages yourself. So if you travel every week for work and have someone else picking up your stuff you still have to go by and scan in or you’ll get charged. And even then it’s just a big open room. We have people stealing and tampering with packages on the weekends. This building is in need of some serious updating and just general routine maintenance. Paying that kind of rent warrants some level of upkeep. I shouldn’t feel like I’m living in the boonies when I’m actually in the heart of Germantown.

My experience has been disappointing. While property aging is inevitable, its deterioration has been rapid, indicating a lack of maintenance by the property management company and ownership. My primary concerns revolve around security and sanitation. Many security access doors are out of order, allowing unrestricted access to residential hallways, and the parking garage security gate has been damaged for over a month, left propped open. The recent break-in at the package room only exacerbates these concerns. Additionally, sanitation issues persist, with multiple trash chute room accesses locked and trash piling up on designated floors, creating an unsanitary and unpleasant environment. Instead of addressing the root cause, management's solution has been inadequate, reflecting poorly on their regard for the building and its residents. Despite reaching out to the corporate office twice, I have yet to receive a return call from the Regional Manager. These issues require immediate attention from property ownership and higher management. In conclusion, while The Monroe may have once been desirable, its current state leaves much to be desired. Prospective residents should carefully consider these concerns before committing to this community.

My apartment is in great condition, maintenance is super quick to respond, and India was a great help with my apartment switch! Overall it’s good, I just wish the apartment held more mixer events like most other complexes all over town. Also it is surrounded by dog poop :/

The leasing process was horrendous. My apartment was not flipped before my move in day, still had old tenants trash in it. The leasing agents and property manager were very difficult to work with to fix the issue and had me wait in the office on my move in day for 4.5 hours before telling me my only option was to move in with how it is and they’ll send people to fix it up over the next week. Besides my not great experience with staff and management, the residents in the community have been super nice and the location is really great.

So far so good. Everyone is friendly and the apartment is so nice. The amenities are great! India helped me a lot with the move in process and answered all my questions and and concerns.
This place has great value and I love my space so far! I love the pool, social events, parking, and location of The Monroe. Great mid-town area of Nashville too.

I’ve been here since 2021 and what started off as a good building/apartment to live in, quickly went downhill. I’ll start with paying for a “valet” trash amenity that is suppose to run Sunday-Thursday, runs every other day at best. The hallways smell terrible, the trash rooms are always full to the point where trash is propping the door open. My packages are constantly stolen and packages are often left all over the building. My callbox code hasn’t worked in months, went to the office to have it resolved and it still has yet to work. I have had an issue with the unit above me, stomping around like water buffalos - that I have communicated to the office about {7+ emails} nothing was done about this as well. ONCE AGAIN, it is CURRENTLY 1:30am and the neighbors above me are: stomping, running, slamming things and are clearly causing a disturbance. This is CLEARLY a non-stop issue. I have lived in apartments for several years and I know what’s normal and what’s isn’t. Management does not care and will not care due to the fact that they do not live on site. Not only is all of this affecting my daily living but now my mental well being as well from constant noise and lack of sleep. The portal always has issues/is down. The office seems to be bothered when it comes to resolving complaints and concerns. God forbid you make a comment to inform others based on personal experience - who are inquiring about this property/building - if you speak out you’ll receive a passive aggressive call on behalf of the manager. There are so many different properties in this area that are less expensive with better service, safer and with amenities that actually work. Save yourself the time, money and mental well being by selecting another property.

Place seems great when giving the tour, they keep you away from the mess. Cockroaches, dog poop and pee everywhere. Half of the amenities are usable. Just a shame to pay all of this money every month for a sub par apartment, with what could be a nice community.

Love the neighborhood! As for the apartment complex the walls are thin the staff does not listen to your concerns the parking situation is terrible. Everything is always broken. Also the staff is always making false promises and all they care is about making money

great amenities, not blowing the budget! needed to get in somewhere fast and they made it easy! great management anytime i’ve had to go chat with them
Keep getting promised updating tv’s for outdoor use. Had my car get super dirty from some kind of cleaning they did in the parking garage that management said they would get back to me about what they would do about it and it’s been about 3 months and no response. Alley garage gate always broken and even when operational, my magnetic stickers don’t work for it even after I getting it replaced. Had a couple of roaches in my bathroom and put in a service request and it got dismissed with nothing being done in my apartment.
I Love living here! Except the alley-way door keeps breaking, need a better system or get a new system or something, other then that love it!
This place was ok. Lived here for 18 months. Jeremiah, thank you for the feedback. It always help us find areas in which to improve. I'm sorry that you left with a bad taste. I thought since you were looking to renew your lease, up until your job transferred you at the last minute, that you thought of your home as more than just "ok" to want to stay for another year. To address some of your concerns, we aim to be transparent with all our fees and they are listed throughout our lease. We never aim to nickel and dime anyone and only pass along cleaning charges that are above and beyond our standard cleaning fees. The pool is on the interior of our building, much like many of the pools in the area and no, the entire deck does not get full sun the entire day. We've packed as many chairs into the sunny area as we could though for our neighbors to bask the day away! As for the parking, we actually have more parking spaces than are required and most days/nights have open spaces, especially on the higher levels of the garage. We have had to deal with car break-ins, again much like all neighborhoods and communities throughout Nashville, but after adding a nightly patrol we've had almost no issues. I'm sorry to read that you had package theft for 18 months. I was only made aware of any issues within the last three months and as soon as we knew theft was happening we took immediate action to remove all packages from the room that was broken into and find a different solution that has been working better for our residents. Smells in the hallways are rectified by our on-site housekeeper and we have now increased the full building corridor carpet cleaning schedule to twice per year with spot cleanings in-between. We have lots of animals in the building and though most owners clean up after their own animals, some don't and we are not always notified of messes in the hallways right away; same for stairwells. We do have those on a cleaning schedule but obviously can do better with that. We're definitely not perfect and can always improve, but the team works hard everyday and for the most part our neighbors recognize and appreciate that hard work. Again, thank you for the feedback. I would recommend for the storage in the unit, laundry room in the 1 bedroom, and location. I would not recommend for the parking situation, lack of elevators, cleanliness.
I probably wouldn't recommend they live over the pool area; during the summer the pool parties get too loud and wild.
Lots of small annoyances like cheap windows, loud street noise, constant and loud thumping from above due to the construction of the building etc.
Location is great and apartments are nice but could probably find similar value for lower rate.
The complex I previously lived it had much easier access to the parking garage and there was more available parking in the garage. The fact that half of each floor is reserved parking makes it exceedingly difficult to find parking. I selected my unit specifically because it was located on a floor that connected to the garage and I still regularly end up parking on the 4th and 5th floors.
The apartments are nice, but the building is poorly laid out and the hallways look cheap.
I love living here! Building is well taken care of, centrally located in Germantown and walking distance from lots of bars and great restaurants. The leasing team is super attentive and takes great care of this community!

I would recommend this facility solely for the hospitality they offered me after losing my apartment in the tornado. The staff couldn't have been more gracious and willing to work with me. I appreciate it sooo much in this stressful time. Plus, the facility is amazing as well.
I would not recommend living here. For the past 2 years I was a resident at The Monroe and was never late or missed a payment and kept the place in immaculate condition. Over the past few months during my transition of moving out I have been treated with disrespect and threatened with legal actions multiple times. Upon move out, they are saying the carpet has “wrinkles” in it and I now have to pay for the carpet to be replaced. I have spoken with multiple individuals in real estate law as well as building contractors. This is apparently a scam the Apartment Managers are now running on renters. The wrinkles cannot be caused by an individual, they are caused by improper installation. However, since they have your security deposit already on hand, there is not much you can do to fight it. They are charging me $440 to completely replace the carpet because of a few wrinkles that are not my fault. Also, there is an issue with security. So, if that is a factor in anyone’s decision on whether to move here or not, be forewarned. The back entrance gate was broken for over 4 months and left permanently open for a while for anyone to enter. Several of the doors marked “alarm will sound if opened” are not actually hooked up to any such alarm. Also, the there was no compensation or resolution for amenities not working for over 120 days. About a month before moving out I offered to move out early in case there was a chance they had someone ready to move in early. Their response was immediately no and if I refused to pay then they would pursue legal action. Another issue is the smell in the hallways of the complex, one of the so-called “amenities” is a dog washing station. I am sure many of you know how great wet dogs smell. Imagine having to smell that every time you walk down your hallway. Overall, this is an overpriced, under delivered cookie cutter apartment complex in a cool neighborhood. There are other option nearby that I would suggest checking out.

As mentioned in previous communication with you in regards to the move out charges, we wanted to do some investigating on our end since after looking at the move in checklist that you signed at move in, nothing was documented about the carpet. We reached out to multiple carpet vendors and installers and concluded that the amount of wrinkling in the carpets was not natural or due to a bad install. We also had an install company attempt to stretch the carpet without success. There was compensation for amenities being down due to construction, that was why move-in concessions were given as it's fairly standard that a new building will have construction issues and have to close amenity spaces for certain periods of time while things are fixed. The reason why we responded “no” to your request to move out early was due to the signed lease agreement. We are expected to uphold the agreement as we expect our residents to do so. Anyone leaving before the end of their lease end date is subject to fines. I'm sorry that you didn't find the community to be up to your standard as that was never our intention. If there is anything else you would like to discuss please do not hesitate to reach out to me.
My only issue with the apartment is having guests over - it's complicated for them to find my unit without me going down to get people every time.
It's a nice place, I just feel like the gates not being fixed in a prompt manner, and the lack of cleanliness is a problem that should be addressed

I know the one gate has been an ongoing issue! We're so close to it being fixed with just a small delay after the tornado and power outage. The main gate is working though! And yes, we are constantly working on cleanliness. It was my hope to have a goundskeeper added to the team this year but we've had no luck finding anyone. Our housekeeper is working hard though along with our maintenance team to try to stay ahead of the mess.
The staff and maintenance guys are amazing here! The best costumer service.

I received an email from management telling me they overheard a personal conversation I had with a friend and that I would be in violation of my lease agreement if I followed through with one of the parts of the conversation. Of course the person listening in wasn't involved in the conversation and didn't understand the context and that the part they were emailing about was a joke. Back story: I am in the process of terminating my lease because I bought a house. In conversation with a friend one night, he tells me he may know someone that would sublease my apartment. I tell him that I will need to read through my lease to see if they allow subleasing. The lease states it requires their written permission to sublease. I relay this information to my friend who will then see what interest his friend has in subleasing my apartment. At this point I'm on hold. I don't want to seek permission from the apartment until I have someone that wants to sublease. Fast forward to a few nights ago, I was walking across the street talking to another friend who had asked about my leasing situation. I explained to him that I was waiting on confirmation I had someone wanting to sublease but that it would still require the Monroes permission. Jokingly, he said if they don't let you sublease it just AirBnB it out. We laughed, didn't think anything of it until the next day and I received the email below. I was shocked that anyone thought this would be a good idea to send that email. Completely unprofessional. Just know that this is the sort of thing you will have to deal with. Also, be wary of the good reviews as the Monroe had a big push for us to give reviews to enter some drawing. Also, because of their incompetence, for 16 months they never billed me the $15/month pet fee I should have been getting charged. Once they figured this out, they decided to back charge me 16 months. I asked for them to point out the section of the lease that gives them the ability to audit and back bill accordingly but they never did. Of course, you can't fight it either because it's not worth the time or expense so you end up just paying.

Thin walls. While standing in my closet, I could recently hear someone's conversation recently while they were on the phone with someone and I knew what she was saying word for word at 9am.

The outside doors never seem to work. The elevators are left "out of service" for long periods of time. The main hallway with the pet bath station smells absolutely horrible. It makes me sick everytime I have to walk by. Also, the door alarms go off for hours on end.

We’re sorry that your time in our community has not been more positive. We've recently had the hallway carpets cleaned and have received many comments of the improved smell throughout the entire building. As for the elevators we've actually been lucky that they've only been "out of service" just once. Now we do often turn our "loading" elevator "off" when someone is moving in or out to make their process a little easier, but we only even turn one elevator off at any time leaving the other two usable. We've also recently gotten many of the outside doors repaired and to my knowledge all doors are working properly at this time. If there are any other concerns we invite you to come to the office to speak with our team and we'd be happy to see what we can do!
Overall we enjoy living here. Toured every apartment in Germantown 1 year ago and this was the best overall with price (with discounts on move-in), amenities, apartment size and finishes, etc). We have in the past and still recommend the apartment to people moving into the area (we have friends in the medical community moving into town for fellowships at VUMC and rec The Monroe to them) compared to the other Gtown complexes.
