I did read reviews of The Montrose before I made my decision to lease and totally understand everyone will not be satisfied and I take questionable reviews with a grain of salt. I have asked a good amount of residents their experience and all seem very satisfied. That speaks volumes! I have not experienced any issues with staff (always available alway helpful) the front desk attendants (they do their job) or my apartment. I have had a great experience and would recommend others to The Montrose apartments. So far I’m very pleased.

The views from our 11th floor two bedroom/two bathroom unit are great, offering some beautiful sunsets along with a bit of the lake and some diverse architecture. The building is also very close to public transportation, shopping and restaurants. The attached Jewel Osco are extremely handy. We can’t speak for other tenants, but our unit is also very quiet. Pierrette and Eric from the rental office were very helpful, especially during the application process. We’ve only been here for one month, but so far, it’s been a great choice and experience.

Pro: Dog park & Jewel Con: Elevators are always broken, always dirty (visible hand prints), poor air circulation and smell very bad. The hallways smell like dog pee because it is lined with carpet, we complained numerous times to request the carpets cleaned. They did after a month of complaints. Our neighbor would smoke cigarettes in a "smoke free" property and the shared vent in the bathroom made our room smell like cigarettes (we do not smoke), we immediately sent an email to management midday so they were in the office and they responded with "did you call downstairs and report it to the front desk?" No apology or action was taken. After complaining again numerous times that people smoke at all the enterances they started asking residents to smoke elsewhere. 3 months after moving in we lost hot water completely. I had to heat up water on the stove to bathe my baby. Many residents complained and they responded that they are working on it and will provide updates. It took about a month to get the hot water back on. Besides management the building itself needs updating. It truly isn't safe. The side doors are left open, the front desk usually isn't there and they leave the front door open to anyone. You cannot cook because there is no vent above the stove so you set off the alarm each time you cook and you cannot manually turn it off. You can hear your neighbors music through the walls. The laundry mat is a joke. My clothes got stuck in a larger washer and I called maintenance 3 times and no one came. No one came to help me so I did it myself. I heard the garage door was broken for weeks which allowed anyone to come into the apartment building. After a kid drowned in the pool (he was taken to the hospital) who didn't live in the building they started requesting wristbands to access the pool. If you choose to live here just beware of what your signing up for the 4.3 rating is fake. Management do better so people resign their leases and you don't have numerous empty units.

Photos display false advertisement. Leasing agent was not helpful. Pictures make it seem very luxurious but in reality it was dark and aged. The photos do not align with what it actually is. Be aware - most units do not have in unit wash and dryer despite what website says.

Current Resident; This is a dog friendly apartment however if your dogs bark you will get evicted. Lost my job because I kept having to get off work early to go tend to my barking dogs only to get home to find them sleeping. Worst place I’ve ever lived in my entire 40 years on earth.

Neighbors seem very neighborly, everyone seem to mind their business here. Dog friendly environment is awesome despite there are a few who do not seem to care too much dogs. 24 hour front desk is a plus. Laundry facilities is big ! Parking is a hassle during certain times of the day .

Very nice for this pricing. There are a lot things to improve, but the location/cost/service ratio is really great. Wish the tennis court had a different surface. I like that there is a court, but you don't want to play there as this surface is too hard and will damage knees..

You get what you pay for with Montrose Apartments, while the rent is lower than it's local competitors, that is reflected in a generally negligent attitude towards building maintenance and amenities. Don't let the checkboxes fool you, the outdoor grills rarely work, pool tends to be crowded, and the elevators were out of service for 7 straight months!

Management has no problem lying to potential residents, especially regarding "no smoking" and the elevators. The first elevator has been down since September 2022 and there has been one update on October 2022 that they are waiting for a part. During the am rush the freight elevator is down as maintenance is using it to collect recycling and trash. I respect that medicinal weed is legal, but smoke outside. The interior of the building has no air circulation so if an anxious tenant and 10 of their anxious friends are all smoking in their apartment - the whole floor knows. Same goes with cigar/cigarette smoke. When you bring it up to management the standard response is "we will look into it" and then you never hear from them again. Literally, management will hide from you if they see you in the building to avoid having to talk to residents about these issues. Additionally, they are raising rents at an obnoxious rate, so residents stay 1 year at the most because of the "deal" they provide and then the next year expect a 25 - 30% increase.

Avoid at all costs. Plumbing issues and elevator issues. As a resident you can call or email and management refuses to respond. The fact that management is unable to actually respond or provide truthful information is extremely frustrating.

I’ve stayed at the Montrose for 3 years and below is my honest review: Pros: 1.The maintenance and doormen are what makes this building worth it at all and the reason I lived there for so long. They are super Nice I specially Doug. 2. Walking distance from Jewel Osco, Target, Red line station and lake shore Cons They are quite a few cons in this building and it is important you know this before you move in: 1. The elevators are always broken. At least every other week. 2. Tenants do not respect the smoke free policy of this building and amnesties areas 3. You will not enjoy the pool of this building during the summer. I went maybe 3 times during the 3 years I’ve stayed because Uptown Gym members apparently can access the pool and it is way too crowded to enjoy. 4. There is a major insulation issue with the apartments in this building. When I first moved here, my electricity bill for a studio was like $150 every 3 weeks and then during the winter I will pay up to $300 for electricity not understanding why my bill have been this high knowing that I’ve done all I could do to save money. The issue was not Comed but the building itself. I talked to management many times regarding this issue and no help was given. If you are to sign with them, do a 1 year lease first to see how your electricity is averaging because I now have a 2 bed and 2 baths with another building and pay only $50ich for electricity. I hate moving that’s why I allowed myself to stay with the Montrose for so long! Hopefully this help you have a better understanding of what’s going on with this property.

I wish I was joking but the fire department is called here on a weekly basis to save people from stuck elevators. Management has done nothing as the elevators continually break down. Be prepared to wait 20 minutes to get up or down to your apartment. Management is terrible at communicating with the residents and focuses more on planning useless events than actually doing their job. Good luck talking to them if you work normal hours as they don't stay and don't respond to emails. I know the amenities of the building seem nice, but honestly not worth it at all. I promise you will regret moving in.

I like my unit. Wish it was remodeled like the first and the second floor units, but my unit has basic upgrades. I'd love a washer and dryer and newer kitchen. THE ELEVATORS ARE A JOKE. They are always broken. ALWAYS. Its more than a year later from one of the comments below regarding the elevators and nothing has changed. The tenants in the building are not respectul of the amenity areas. I will say the property is above average. Walkable neighborhood. Close to train, Target, bank, and groceries. If I had to use a word to describe the property its overpriced considering some of the issues.

STAY AWAY AT ALL COSTS!!! There are so many things wrong with the building. If you want sleepless nights and health issues then this is the place for you. 1. Upon my moving in there was no notice how thin the walls are and that wind gets through the walls. There will be constant noise. 2. Due to building being super old and window ac/heat units you will receive ComEd bills that are outrageous. At least 100% higher than what you are used to. 3. They do not notify you of any construction that is going on in the building, and there is plenty of 'improvements' that are constantly happening. 4. They have a 60 day move out clause, and they do not consider an 'email' a legal way of notifying them that you are moving out. You have to fill out some weird forms. 5. There are 3 elevators, out of which 2 don't usually work (80% of the time). 6. Pool area in the summer is super dirty, and management doesn't care. 7. They went into my apartment and were fixing pipes for 10 days. There was no hot water for days. 8. The building didn't have proper fire sprinkle system in place, which resulted in additional construction - as they tried to please the city and stay compliant.

Noisy, inconvenient construction. Elevators are constantly broken. Terrible management company and the rent is too high for this neighborhood, with amenities you can't even use! Don't believe me, ask anyone who lives here. Every time I'm in the elevator, I meet a new neighbor who isn't renewing their lease. Move in and have fun getting ripped off
Worst place ever. they charge you premium but you don't get what you paid for. The elevators are constantly broken, I mean every other week, The management are not helpful, I sent 10 emails regarding getting my parking spot changed and they responded to just one and I was told that they will follow up with me and they didn't. Now they are having maintenance work and they want me to move my belongings from the closet and the storage for 10 days without even offering me a storage to put my belonging in, given that I live in a studio and there is no space to move things around. Don't do the same mistake I did. Go look somewhere else.

This is the first large apartment building I've lived in Chicago. I've either been in smaller walkups or my condo, also in a walkup building. We needed a place that would allow a three month lease. Pensacola Place was our diamond in the rough! Short term housing is hard enough to find in Chicago. Affordable short term housing is even harder, especially of you have a dog. When we reached out to Pensacola Place, we received a prompt reply for a property tour. The leasing specialist was friendly, organized and professional at our appointment. the building is getting a little older but is well maintained and has plenty of amenities like free bike rooms, onsite dry cleaners, a great 4th floor activity deck w pool, grills and tennis and basketball court; there is a fitness center, business center and party room. they also have a great dog run which was just re-landscaped. the maintenance crew is almost always working around the property and everyone is friendly. I've also been reading about Waterton taking over the property just a few months ago and already they are gearing up to rehab and update common areas which is great. in units, the kitchens and bathrooms are a little small but the bedroom sizes are a little larger and there is great closet space! we were surprised to find carpeting but it helps keep the units quieter. the windows that run across the exterior wall of all rooms provides great natural light through the unit. the location is very convenient to jewel, target and some of our favorite uptown hangouts. hopping the bus to different areas is easy w the Sheridan and Broadway buses a block away, not to mention express buses to downtown also nearby. It's a short walk to the Montrose Harbor and beach area too! Overall this is a great property that is well maintained, well-located and reasonably priced. it has changed our minds about considering a mid-rise or high-risk apartment in the future!

This building is extremely convenient; it sits above a gym and grocery store, is a short walk from Target, the beach and the L, and is right off of Lake Shore Drive. However, the prices are too high given the neighborhood its in. If this building were 2 blocks south the rent would make sense.
