Property Ratings at The Morgan at Provost Square
The elevators don’t work. They’ve been “fixing them” for 2 years. Nice building but who cares if you can’t get to your unit without taking the stairs…?

Hi, thank you so much for taking the time to review us. We understand that the ongoing elevator renovations have caused some inconvenience, and we sincerely apologize for this. We are currently halfway through the project, which involves modernizing the elevators and controller components. Additionally, we are implementing a dispatch system to optimize elevator traffic. Once completed, these enhancements will significantly reduce wait times, providing a smoother experience for all our valued residents. We appreciate your patience during this time and are confident that these upgrades will greatly improve your experience in the long run. If you have any further questions or need assistance, please do not hesitate to contact us at 551.210.4479. Th The Morgan Team
I've lived in many places, but this has to be one of the worst experiences I've ever had. The elevators here are a complete nightmare. They constantly break down, leaving residents stranded or forced to take the stairs—sometimes multiple floors up! What makes it even worse is the staff's complete lack of concern or effort to address the issue. They seem totally indifferent to the residents' complaints, and any requests for updates or fixes are either ignored or met with vague promises that lead nowhere. It's clear that the management doesn't care about the well-being or safety of its residents. If you're considering moving here, don't. The stress and frustration simply aren't worth it. Do yourself a favor and look elsewhere!

You'll often have to wait about 15-20 minutes for the elevator, as they frequently break down. We've lived here for three years, and the elevators have been a consistent issue. Additionally, the rent increases by 15% EVERY YEAR, which is insane. There are many great places in Jersey City, so don't waste your money here.

Their elevator situation is so bad it makes the building a worse option than pretty much anything else around here. It can take 20-30 minutes to get out of the building when things get busy because elevators are constantly out of service. They always deflect responsibility for this which is annoying, but at the same time they are planning on completely redoing the elevators only a few years after the building opened because of shoddy craftsmanship which will mean that they are out of service for months at a time. Should be noted the management company is the same company that built the building so you know they cut corners in both. Maybe in a few years once they get through all that it will be good (unless they cut corners again) but avoid for now.

Thank you for taking the time to leave your honest feedback. We always want the best for our community, and we understand the elevators originally put in place have not been up to our standards. We have taken the time to ensure our elevator modernization project will replace our current system with a newer, more efficient, and more reliable method of transporting our residents. We know growing pains can be hard, but we are so excited for the vast improvement these new systems will provide our community. If you would like to speak further about the project, please feel free to email the office and set up a time to speak with us in person at themorgan@tollbrothers.com anytime. Thank you again. - The Morgan Team
I have toured a lot of apartment communities lately and find the Morgan to have the best location as it’s very close to the PATH. The apartments are large relative to the other buildings we looked at and the leasing team has been very gracious and helpful with all our questions!

Hi! Great to hear you enjoyed the tour of the community and that we were able to locate the right apartment for you and your family even while being on the wait -list for a little while. We can't wait for your move in day! The Morgan
I highly recommend The Morgan! The building is in a great location, blocks from the waterfront, PATH station, and amazing restaurants. The building has great amenities (24 hour concierge, garage parking, fitness center) and my favorite, the outdoor and rooftop areas. The management team, along with the maintenance staff, are extremely responsive, courteous, and all around a pleasure to work with. If you are looking for a building in the area, The Morgan should be at the top of your list!

I love The Morgan! I just recently renewed my lease with Maylene and she was very patient and sweet. Great customer service!

Hello- So happy to hear you just renewed your lease again. We have exciting things, including some enhancements to the amenities, coming this year! The Morgan
We lived in the morgan for 6+ years, first as a couple, then added two kids. We lived in a two bedroom and for the last year a 3 bedroom. The building has great amenities and the staff is great. Anytime we needed something fixed in the apartment it was done within 24-48 hours, most of the time, the same day. The cleaning staff always say hi to my kids and make nice conversation. The front desk team is also welcoming and accommodating. Some people give the front desk team a hard time about packages, but they are doing the best they can! I lived on lower floors so I did not have as much of an issue with the elevators as other reviewers.

Hello! Thank you for sharing your experience and impressions of the community. We sincerely strive to be the best we can be and provide a lovely place for our residents to call home. We are sorry to see you leave but sincerely value the time we had with you and your family all these years! The Morgan
The building may seem nice and has a good location, but there are so many issues. Mainly there is almost always an elevator out of service, leading to extremely long wait times and crowds, which is beyond frustrating. Emphasis on always, as I have lived in the building for too long and this is not an isolated incident due to supply chain issues (as mentioned in another review response from ownership where an elevator has been down for about a month). Management doesn't seem to value the safety and happiness of residents and will send out an email when elevators are down to remind residents to "allow more time for your commute". Laughable. There are so many other buildings in Jersey City that are properly maintained that a renter should seriously consider before moving here.

Hello- Thank you for sharing your feedback with us. We take the overall resident experience to heart and we really want you to know that we hear you, we sincerely care and we are working to improve. We take the elevator issues very seriously and we would like to discuss all these matters with you in person, please reach out to the management office, if you like. The Morgan
The elevators never work in this building. Currently, 3 of 4 are out of commission. This is a regular occurrence. Do not live here! On a good day, 2 of 4 elevators are working. A truly horrible building and place to live.

The elevators are always broken. The building regularly blames residents for this and fails to take responsibility for this reoccurring issue. Do not move here!
Property Manager at The Morgan at Provost Square, Responded To This Review
Hello - we are sincerely sorry to hear about your opinion of the community, we strive to offer the best possible living experience and when we fall short it is of great concern. Our elevator company is reporting difficulties sourcing parts due to supply chain issues as result of the pandemic. We do perform preventative elevator maintenance, we have the best possible elevator service contract available but sometimes there are elevator issues no matter what we do to prevent them. For example, recently we had a resident inadvertently drop their keys down the elevator shaft and when a team member tried to retrieve them the elevator locked and we had to call an elevator technician to assist us. Justine
We lived in The Morgan for 4 years and really enjoyed it! Our apartment was very comfortable/spacious and the amenities are all you need, especially the outdoor/roof area. Ryan, Alex and the rest of the building management team are incredibly helpful and available quickly when needed; Julian, Mariano, and the rest of the concierge/front desk team always make you feel welcome home. The location is great for Jersey City, right next to the Grove st path and TONS of good restaurants!

I've lived in this building for 4 years and the ongoing maintenance issues are the same. No water due to pipes bursting and the elevators are always down. You're not truly a resident until you've walked your dog up and down 20+ flights of stairs to relieve themselves. Management is an even bigger joke and never show their face when their is an issue. Whatever apartment deal they cut you, know IT IS too good to be true and run the other way.
Property Manager at The Morgan at Provost Square, Responded To This Review
I sense your frustration - it is a truly terrible situation when a pipe bursts in someone's apartment home, as it did in this incident, and water pours all the way down and into the elevator cabs rendering a lot of damage to our lovely community. Thankfully no one was hurt. We had emergency response crews on site within two hours and our entire team worked around the clock to take care of the residents, contain the damage and our recovery plan is already underway. Please try to understand how difficult these situations can be - if these situations could be prevented they certainly would be.
I lived at the Morgan for 4 years in two different apartments, and it's a lovely place. The amenities are great (gym, pool, lounge) and the apartments are beautiful (I was in two different studios for two years each and a close friend was in a 2br, 2ba - all were good). It's about 2 minutes from the PATH station, so my commute to NYC was super quick. The area in Jersey City is also developing nicely - great bars and restaurants. Management was responsive and the front desk was always helpful. Would highly recommend if you are interested in Jersey City and/or commuting to Manhattan

Great to hear thank you for sharing your experience!
Building management is an absolute disaster. My roommates and I have had repeated problems with being double charged for rent. Management applies a credit to the account, but charges in addition to the credit, leaving a perpetual credit.
I never thought that a modern building could have such severe elevator problems but that is the case in this building. There are only 3 elevators that serve the whole building, which would be ok if all of them were working. Unfortunately the elevators have broken down repeatedly and even when they "work" they are plagued with minor issues like the buttons all suddenly resetting or the doors not shutting properly. The result is incredibly long waits at peak times and some times people getting trapped in the elevators. To compound the problem, management hasn't instituted common measures such as not allowing moving on the weekends despite repeated discussions with residents. The Morgan has other negatives (and positives) but the elevator issue is the main one and I don't feel like discussing the other issues.
The leasing office will ONLY ask you to pay check, NEVER work.
I don't recommend this building. We have lived here for about a year and the management has gotten worse and construction is not good. We moved in when the unit was brand new and since then we've had two air condition units break, multiple light bulbs go out, and water leaking into our bathroom from construction materials that were put down the pipes when they were completing the building. On top of that, the elevators always take forever. They don't seem to restrict move ins or usage of elevators during peak hours. So when people are coming home from work there is always at least one elevator out of service (3 total) for a 40 story building. The doormen are helpful, but always backed up with packages and management doesn't seem to want to hire more to handle the rush during peak periods. Additionally, the pool area has very limited chairs for the number of floors and units and people come down and save them hours in advance, but don't show up until well after noon. Lastly, these issues have been brought up to management numerous times by multiple tenant, but nothing has been done about it. Management is defensive and unwilling to work with residents or hear their concerns.
Horrible management and treatment of residents. No regard to the community of residents and what people care about. Management does not care to even listen to people. Typical wait for elevators is 5-10 minutes during rush hour. Much better options nearby - stay away!
