Don’t move here. Water gets shut off frequently, recently went 3 days without water. The office staff never answer the phone. They don’t maintain the AC units or filters I’m told it’s a “courtesy” The property isn’t maintained, they have rat issues, They will try to move you into a dirty apartment. Horrible. Just please save yourself the hassle. RUN. Far the heck away.

Pool is seldom open. City of Austin closed it shortly after kids got out of school. School is about to start and pool is still not open. Don’t rent here.

Water shuts off all the time with no warning, AC broken for 48 hrs upon move in, they dont let you tour the apartment youre looking at, front office never answers, community is horrible
I have been leaving in this place for six months, and I would not recommend it at all. They shout out the water at least once a month because pipes break, the AC breaks all the time, and they take at least 5 to 7 days to fix it, plus they don’t give you a portable AC unit. Management doesn’t help at all with this issues. You can definitely get way better apartments for the same price or better price. Please do not make the mistake of moving to these apartment buildings, you’ll regret it.
If you like running water, don't move here. They shut off the water all the time to repair leaks. Water just flows out of the parking lot for hours until they realize there are plumbing issues.
The water is off every other month, sometimes for days, no warning. AC broken for over a week in the middle of summer. The office does not answer the phone or respond to emails. They do not respond to emergency maintenance requests. Mail is no longer delivered here, you have to go to the post office, wait in line, and get your mail that way. Trash everywhere, glass in the pool. A neighbor had a stranger try to kick in their door at night. Car parts stolen from the lot. You think it can't get worse and it always does.
We moved here may 2021from out of state. Since living here we have had so many issues. There is rotting wood since we moved in and they still haven’t fixed it. The property manager Jackie ensures you feel it’s your fault. She had the new email to ask me why I even moved in with so many issues. We moved in to spider nests and counters falling apart. The dishwasher was moldy, cabinets shed their wood so you can’t clean insides, the dryer takes 3 to 4 times to dry, there are holes in the corners of the bases on the walls, the bedroom closet is ready to fall over and the doors aren’t on properly. They took one door to replace two months ago and still Haven’t fixed it. When we moved in there was no fresh paint or clean walls. They have not done one thing to really fix this. I had to escalate to corporate and when I first tried they refused to give me the number. Jackie and her office said I had to find it myself. Never have I dealt with a company that wouldn’t give corp contact. Since escalating to corporate and Jackie being told to call me to schedule not to show up since whole carpenters hAve to come in. She immediately shows up without calling and because I complained she cancelled all the work we had set for yesterday. I work from home and had to rearrange for it to be done. They never showed. I am so sick and disgusted with this. No resolution and no working to let me out of my lease. Next stop Is a lawyer.
Since CAF took over this place (2-3 months), they have: 1) Started charging $78 to pay rent 2) Raised my rent by $200 in the middle of my lease 3) Shut the water off with little to no warning 4) Done NOTHING, but put some pretty landscaping in front of the leasing office and let the pool turn green (first time in the three years I've been here) In short, don't move here as long as CAF owns this place.

These apartments are terrible!!! Can't wait for my lease to be up. Most of my appliances are broken and have been for a while. I've put in repeated service requests since last year and nothing.

Do not live here if you can. This apartment complex has been sold to another company and ever since the switch over its impossible to have the maintenance team come out. My shower is no longer working and my dishwasher is falling out. Its been over 3 weeks. The communication overall on all the changes was extremely poor, for instance the payment portal or requests were things I needed to call in myself to setup instead of them proactively reaching out like any proper business would. My day is spent not having water despite being told that maintenance was for the day prior, they were only made aware they had the dates wrong when the tenants called in advising of such. They are understaffed and are so unorganized that your life will be greatly impacted by their inability to care for you properly. Please do not live here.

I am so surprised and actually got fooled by this high rating at apartments.com I lived here for 10.5 months, we actually thought about breaking our lease many times after month #3... I’ll bullet point the issues below: - there is only 1 useful person on the management team. If you have signed a lease, you better hope she’s there until the end of your lease. Everyone else is either rude and condescending or useless and doesn’t care. - when you move out they ding you for things that you didn’t do or would be considered wear and tear at other complexes. Oh you’ll have to fight them so that they will be fair and give you your money back. They bill you for everything under the sun. - maintenance requests are either unanswered or takes 2 weeks... and that’s after threatening the management team. And when maintenance gets there they ask if you’ve been the one bitching about issues - aside from the people working for the Chardonnay, the apartment is not insulated well, so your utilities bill would skyrocket. I moved to a new apartment double the size and my electric bill has been cut in half. - their office will not take packages, and delivery drivers always had a hard time finding my apartment. The nice thing is they now have lockers you can PAY FOR. While other apartments actually take your packages for you. - they don’t send your water bill on time... and sometimes they don’t send it at all so they expect you to go to the office during office hours to check how much your bill is... sorry... I have a job... I work. Anywho, when you walk in they are really good at selling you the place, we actually addressed some of the concerns we read on reviews and they brushed it off as if these reviews are lies... we were dumb enough to believe them. Just save yourself some stress and grief and move somewhere else. You actually might save yourself some money because of the bad insulation and old appliances.

I love the place where i live in that is Chardonnay apartment. Service is great and the amenities are amazing. The rent is resonable and quite area only i can heard a sound of bird chirping in the green tree which makes me feel happy. One main thing is that there is no any parking problems and library and park is in walking distance so i can easily able to go where i might like to go. The maintenance team also very prompt and courteous to fix any problems that i encounter.Best appartment I have ever lived at.
It seems a nice neighborhood at the beginning but the buildings are so old, the cabinets are dirty. I was living there 2 years. after the first year I decided to move from one bedroom to a 2 bedroom apartment But they charged me $175 for the odor or smell of the food in the apartment, because they couldn't find any thing else! And this is while I cooked or fried most of my food on a little electrical stove in the balcony! I kept the apartment so clean, I never had a pet or baby or gusts! I never walked with my shoes on the carpet. The only people who walked with shoes on my carpets were their own maintenance team! They didn't let me to move to a 2 bedroom until I paid that money. And they didn't let me to see the 2 bedroom before I move in. After I moved in I realized that the apartment smell cigarette so bad and the cabinets are so dirty and old and the carpets were old and had stain on them. But they did nothing. They just used some spray one day for the smell of cigarette which it didn't work. Finally I moved out this year and one week after I moved out they sent me a bill for more than $300 for cooking odor and carpets! Unfortunately they don't do anything for renewing the apartments they just wanna get your money! I will never recommend this place to anybody.

Staff is nice till you move in and notice how nasty old this property is. My appliances were the oldest I've ever seen!! Sliding door never locked and was off level so leaked air. Mold I'm cabinets and washer and dryer are from the 70's and shake the whole building literally. They ruin your clothes! Had my niece come to live with me ( she's 13 years old) and I was told to get a court order saying she is staying with me. Then got an letter saying I had an unauthorized guest staying with me. But they dont wanna let me add my niece which is a juvenile. Oh and the head maintenance guy and office staff threaten to put my niece in jail if they saw her here on property. Don't for get she only 13 years old so a juvenile. The head maintenance guy loves to flirt and be extremely nice to ONLY females. I asked for something from him and was told to put a work order in and with an attitude. My wife stops him and asked him for the same thing and he did it on the spot and tried to talk her ear off for about an two hours. So basically just be aware before moving in and check your unit before moving in !!!!!!!!

My apartment is pretty good living area. It was spacious parking and it is neighbor friendly. Not too much traffic flow and there is also an elementary school right across the street which is pretty useful as well.
Chardonnay at Wells Branch has been a great place for us, there are a lot of mature trees that create a serene place to come home to each day. It is Quiet and well maintained with average rent prices for the area. Convenient to downtown Austin as well and to the surrounding areas. Close not only to I35 but also to Mopac and toll road 130. Office staff has always been helpful and knowledgable. Overall a good place to stay.
The location was great, but when you get into the actual apartments, everything was out dated, paint, door and appliances were cheap, and start to wear down easy, but they were flexible on rent and gave residents up until the fifth to pay before you pay late fees.
The office staff and maintenance people are very friendly and quick to help you with any problem you may have. Even though the apartments are older, they are very clean around this area and kept in good condition. Not a lot of noise issues and I haven't ran into crime issues whatsoever.
Chardonnay apartments is the perfect apartment if you want to live in North Austin area. It's close to I35 freeways and there were lot of restaurants, grocery stores (HEB, walmart) close by. It's definitely worth for what you're paying for.
I have lived here for 2 years. The staff are great. The folks who works the problems with the grounds, property, and maintenance and quick to respond. The location, well who could ask for more - this property is located close to I-35 and Mopac. Hello, if you work downtown you'll get there as quickly as possible. Traffic still exists unfortunately. The grounds are lovely and connect to a trail system that is great to walk with easy access.
This is perfect complex if you are looking for close transport that runs N. Austin. Common areas are well maintained and ground are kept clean. Pets are welcome and people are friendly. The area is huge for the people that want to have the space to walk and shaded trees.
