Property Ratings at The Morgan
I moved in last month (November 2024) on a “special” the WORST mistake I’ve ever made!! Seriously! Before moving my things into my unit I walked it with a leasing agent I seen two roaches I asked her to please spray before I moved my things in. Supposedly they had sprayed but couldn’t give me a time and date when it was done. It takes them FOREVER to fix things in the apartment. The water either gets super cold or super hot!! There’s no in between I hate that I signed a 15 month lease. I’m honestly thinking about paying to get out of it because it’s not worth the headache
We lived there 5 years and recently moved out. They not only did they keep all of our deposit and pet deposit but are asking for $300 more. They won’t give us details on what is wrong. All that’s on the “invoice” is tub and toilet $400 and a $250 cleaning fee! There is $100 missing patio blind charge as the blinds broke we didn’t ask for new ones, we just put curtains up so the blinds are on us. They are remodeling the unit so I doubt they cleaned it but they will after the remodel, I guess that’s what we’re being charged for. I even mentioned that to the woman that answered the phone that I know you’re doing a remodel as it’s on the website listed as “recently remodeled unit.” Her comeback was, “well we don’t remodel every unit.” I said, “but I already have a screenshot that you’re remodeling that one!” When we moved in, all they had done was paint the tub! So it has been flaking the entire time we were there. The master tub had orange stains in it from the a/c drain. The maintenance men finally came in to deal with the leak from it and we were told the overflow was broke. So the water was sitting in the rusty pan and then draining into the tub. Their fix was to put a wood screw and drill holes in it so hopefully it would drain quicker. When I asked what was wrong with the toilet, she had no answer at first then I was told I left urine in it! It was that neon green Mr. Clean stuff, I left it in there after I cleaned the toilet. So I guess I being charged for that.. I asked what they consider normal wear and tear for 5 years, again no comment. I was told to call Paul’s and find out from them what can be done because my pet deposit wasn’t correct either. We moved in under a different ownership. I had proof, but my husband and I have emailed and called left several messages for Victor and we have had zero response, it’s been a month now. We decided that we have to pay it so it doesn’t go on our credit even though it’s wrong, what else can we do? They refuse to work with us or give us any more information, we just decided to warn everybody else that is about to move in or out do a walk-through WITH them! Take pictures we did but they refuse to talk to us now, we did not do a walk-through with them. They said they couldn’t do it at 4:30 in the afternoon. We trusted they would do the right thing as we live there for five years, never late on our rent, never, a complaint, never bothered them, but this is what we get in return!

I have had issues since move in. Yes they credited my account for the inconvenience but it was just the start. I’ve had wasps in my home, the post office has been told my unit was vacant 4 times during my lease, a/c goes out ever other month, rude management, service tickets being avoided, water issues 2-3 times a week with short notice. Not to mention I’ve seen a family of rats come in and out of buildings. The pictures are not always what you get and application approval can sometimes take weeks. I would live in my parents nonexistent basement before renewing
I've lived here for about 5 years. In that time I've had over 6 different managment companies, and more than twice that in property managers. Everyone one is more incompetent than the next. The office staff is rude (unless they are selling you a lease). Seriously live anywhere else. I will not be renewing once my kids graduate.
Apartment was filthy when I received my keys even though I was assured it was in rent ready condition. 1. Refrigerator and stove were disgusting, paint job incomplete and they even painted over the dust bunnies. 2. Flooring is uneven under the carpet. 3. One can literally feel the boards and nails beneath your feet. 4. Drawers in the kitchen as well as at the vanities were all missing their rolling tracks. 5. Ceiling fan was literally hanging on for dear life and useless. 6. Something brown is leaking from the vents along with developing mold on the vents. I have never seen this. EVER! 7. BIGGEST ISSUE: AC does not work properly and of course no one seems to care.
It was a very miserable 10 months here. We could not live here the full 12 months of our contract because we could not take it any longer. Issues with the apartment, neighbors, and management were not handled professionally at any time. The management was lazy, overwhelmed, and rarely did what they said they would. I would not recommend anyone live here for a number of reasons, but the biggest issue was staff and management. There was no organization or communication. Customer service was atrocious. The "Renovated" apartment was just "putting lipstick on a pig." They did not address major issues. Installed the cheapest material for each project. We were promised an apartment that had been renovated and never been lived in since the renovation. Upon moving in, there were stains on our "new" countertops. Stains in our "new" carpet. Earrings on the windowsills. Paint droplets and overspray on all the hard floors, and the list could continue. All the outlets were coated in paint and covered up so you would not notice. Most outlets did not work properly and plugs would fall out of them. Marijuana smoke and cigarette smoke could be smelled from inside the apartment on a daily basis. These were the first signs of a dreadful experience. Any maintenance issues brought up to the management were questioned and intended to make you either back down, forget about it, or consider it a non issue. This was extremely frustrating especially when dealing with HV/AC issues. Regarding communication, you will rarely be able to get in contact with anybody who has any authority to make a decision, get something fixed, or answer any real questions about your lease. They never notify you of any news surrounding the complex. As I write this review, I am reminded of the difficult 10 months in this residence. The extra stress, frustration, and complications that The Morgan caused in our life is absolutely ridiculous. The renovations are a joke. The receptionists have no authority and will be unable to answer 75% of your questions. The management is deceitful, power hungry, and disorganized. Our time here was a major disappointment in every single factor of the living experience. I wish I had not wasted my time, money, and energy by living here. Their pictures do not portray an accurate representation of any part of this community.
Went in today with my bf to look at a 2bd 2 bath, the lady helping us was great although it was her second day on the job bc the apts just changed companies. the office was very nice looking and modern, the apt we were shown was on the 1st floor, very nice looking in the inside, looked renovated, then we looked in the storage closet of the patio.. FILLED WITH RAT POOP!?? Automatically we looked at each other and said NOPE. What a shame!
I lived here when the complex was Oak Creek Apartments. So can say since the new Management has taken over there has been a big improvement within the complex. The staff is friendly and I'm impressed with the sincerity they give. when work order are submitted they are taken care of right away. Keep up the good work.
1 - state of art athletic center - NO! 2 TREADMILLS AND A FEW WEIGHTS 2. pools - did not open until late June 3.Picnic Area - unkempt, dirty, 2 grills - dirty, kids sit on the table, jump on it and sit on it - unsupervised 4. Wood Floors - HAHAHAHA - NO Laminate 5, Ceiling fan(S) - no one fan in the living room - none in bedrooms 6. Instant hot water - uhmmmmno! (and they use the buildings to fill pool - so tenants pay for that too 7 - playground - Not clean, slides are broken, mulch is all gone, when it rains, its a pool of water-no basketball goal - just a pole (b/c kids break it) 8. laundry service - expensive 9. i have not seen double vanities 10 - not cable ready - had to install cable lines and internet lines 11 - planned social activities - they had grand opening and only 2/5 were served food - the vendor food truck ran out of food, 12-freezer yes - NO ICE MAKER 13-Courtyard - I'm not sure where,,,,,, 14-Had a sink issue -(backed up and effecting dishwasher) took over 2 days to get Maintenance her to fix the issue - awful water smell 15 -Rent is too high, they present well online, but be sure to LOOK At them in PERSON! Water bill is ridiculous how they divide it.
owner company changed a bit over a year ago and new mgmt is just horrible, nos customer service, rude, incompetent. apartments are trashy too. Location is bad too, right by the corner at the bars and cops are constantly patrolling outside harassing drivers looking to pull somebody over . I ve been pulled over at least 3-4 times for past 6 months for stupid reasons and no tickets issued. Anyways - wouldn't recommend the place. AC units are also not large enough for certain apartments , like mine, and in summer it can barely reach 76' degrees by working non stop 24/7. complained several times, supposedly some service was done, but no change whatsoever.
Muy buenos apartamentos y su equipo trabajo excelente y gracias Rosie por que nos sentimos a gusto en nuestro apartamento.
I love these apartments they always put you as their priority. Thank you so much Emily for helping us always. I wanna thank rosie for her co-operation too. She always has some new feature for me and my daughter is getting spoiled by the managment I love it here.
This place is HORRIBLE! Good luck getting ahold to the terrible Property Manager CLEA! She's never in the office to address any of the issues. She is extremely rude to us residents and just doesn't care at all! This place is HORRIBLE and we don't need another person who can't handle this place. The guy in the office Kieran is as helpful as he can be.. It's just frustrating when you can't even get your A/C Fixed or speak with a manager about anything.

We are disappointed to learn that you have had a negative experience. We are working diligently to ensure that our residents' expectations are met. We are looking into this, and we will be reaching out to you shortly. We appreciate your feedback!Best,Morgan Apartments Management
It seems they removed my first reviews, so I'll say this. There is no gym although they advertise for one. There are no ceiling fans in all apartments. You can't use the online portal to pay if you're late (period). So if you just need a spot until you can do better, then this is for you.
this apartment used to be our family's home and oasis, it was a hidden jewel! We have lived here 8 years and I used to tell all my friends to come live here! not any more!! they have changed management yet again and this time the conglomerate or whoever has bought it doesn't like for the apartment to look lived in. I kid you not! I just got a citation that said I am in violation of my lease because I can't have anything on my window ledge IN my apartment! I have my little solar powered bobble dohickies there but apparently we are not allowed to have anything on the window ledge... in my actual apartment! I get that they want to have nice grounds and buildings but I feel like they don't want it to look like any one lives in the apartments at all!!! we aren't allowed to have wind chimes or hanging plants or patio lights. this used to be our home. now its just a place to live until we find a new home.
If you are looking for a quite place, this is the place for you. The place is not spotless the tenants with pets really don't clean up after their dogs. This place was a great place for me since I was relocated for my job. The older people who live here pretty much keep to their selves but are very friendly and speak to you. Most of the people are fairly friendly. The maintenance people are to be desire. The very first day i moved it I had issues. My unit smelled like pets, stains in the carpet and broken windows. It took me fours months before EVERYTHING was corrected. It's a good way to learn how to do things on your own BUT fixing things on your own is illegal in an apartment complex. If you want something that works and is cheap and a good size apartment .. Other than these small issues it isn't a bad place to live. I hope this helps you, but when you read all of the reviews you must remember to read it with an open eye.
If you are a young adult then this is an okay place for you. You can have a cheap (yes cheap, not inexpensive)place to live with some problems while you try to build your credit up or are trying to work your way up in your career. Do they care about their residents? Eh. The apartments are cheap for a reason, not enough to not live here though if you're just getting out into the world, or just don't have enough options. The place is not spotless or really.. clean for that matter. This place was a great place for us to start our new lives. We saw young adults everywhere, they're not loud, they like to walk around in flocks though. The older ones who live here pretty much keep to their selves. Most of the people are fairly friendly. The staff up front love us and they do care about us, personally as we have built a relationship with them. The maintenance guys SUCK though, if you want something done you're going to have to push it. We had to call the city to get some things fixed once because they'd come in and tell us it was "working" but to them... if the plate of the stove heats up, it works. It doesn't matter if you have to cook your pot at a 90 degree angle. MAKE SURE THE AC gets fixed if there is a problem with it the day you move in. It's a good way to learn how to do things on your own BUT fixing things on your own is illegal in an apartment complex. If you want something that works and is cheap and a good size apartment .. Come here. -If you are currently looking for an energy company - Reliant has great rates and amazing customer service. If Reliant is no longer available there - Bounce Energy has decent rates but customer service isn't an A but it's better than the others around. I hope this helps :)
We have had several issues from the start. Continue to have issues with water being turned off regularly for emergencies; no fitness center as advertised on website; pools not being unlocked on time. Many other issues....
Oak creek apartments are very quite nestled in a cozy cove in the HEB area. Our neighbors are very quite and keep to themselves, the only down side is that the high school stadium is right behind the apartments. The stadium can get a little loud during football season.
