Going with 3 stars here because while they have problems there are much worse options out there. My impression after living here for 6 months is that it’s a good apartment going slowly down hill due to lack of corporate investment. The good: - Staff and maintenance has always been friendly - No really bad issues like shootings/roach infestations - Gym and some other amenities are nice - Location is good - I haven’t experienced any crime like break ins The bad: - Amenities (EV chargers) broken for months, always told they were fixing it soon - Overall poor communication about maintenance, tickets are always just closed with no comment whether work was done or not - Roof two floors above me has leaked twice, flooding one of my closets both times - Hints of mold/moisture issues from said flooding, but follow up inspections had to be requested twice and no results from mold inspection shared - Some external doors are left unlocked! Maintenance request about it closed with no comment - Frequent problems with parking garage doors that leave them open for weeks - Unavoidable processing fees for rent even if a bank account is used The ugly: - Pool is gross, people smoke pot in club house - Being forced to send packages to Fetch address and no way to accept it at building - Not knowing whether companies need your mail address or Fetch address because you don’t know if they’ll send your mail or packages - Takes a long time for hallway carpets to get cleaned after getting dirty (dog poop) - Dog park gets new wood chips very infrequently

I have lived here for two years and this is certainly my last. The garage NEVER works and when i asked management about it, they just blamed it on the residents because we keep "breaking it". Maybe they should consider the fact that the garage door system keeps breaking whenever it opens and closes for cars.....? Also, when I went to the front desk to ask them a question, the guy at the desk just kept scrolling through instagram and wouldn't even look at me when I was asking him a question. He gave me attitude and didn't give me an answer. I didn't know this management trained their workers to check their social medias when talking to residents, yet alone any one, but I guess that's how they work.

I had a bad experience applying for and trying to move into this property. The property has just changed owners, and maybe that's why it's so hard to get a response about questions and issues you have, but that's really no excuse when the rent is outrageously high and not reflective of the value and service you get. When I first applied, I had to keep calling to find out the status of my application, and didn't get an answer until more than 7 days after submitting my application. Then I was given a bunch of erroneous information about move-in and parking. On the day I moved in, I was overwhelmed by the smell of marijuana on my hallway, so I spent that night in a hotel. The next day, I told management that I could not stay because of the strong marijuana odor , and they agreed to let me out of the lease agreement. However, they have since been very evasive about when they will return the money I paid for security, fees, and rent, which is more than $3,200. It's frustrating that they laid out all the details of when and how they wanted me to pay them (cashier's check, please [who still deals in cashier's checks?]), but when it's time for them to return my money, they're suddenly at a loss for details or information! Aside from this, the building smells horrible because of the trash dump and restaurant next door.

The leasing consultant that was helping us on move in day was very difficult to work with. We had to get transferred over to another consultant in order to properly move in. We have had issues with our fire alarms since move in day. It took three times for maintenance to actually fix it. Our door to the balcony is broken, it has been broken since we moved in. The maintenance and the leasing office is really hard to get in contact with, and we are difficult to actually follow up with. It takes a very long time for them to get back to us and help us with the issues we are having.

Noisy from nearby construction, but hoping that'll subside once construction is complete. Other than that, it's in a great location, has amazing floor plans with beautiful finishes! Overall, a good value for the location and amenities offered! However, it needs to improve communication from property management team!

The staff/management lies about how they manage the theft policies, The apartment is dark, there is almost no natural light. There is a lot of noise in the nights due to a night club besides the property
I have been living Modera Sandy Springs for a month now. The building and amenities are excellent. Few of friends used to live in Modera Midtown and I liked that building so much. So I trusted in the brand and decided to rent here. I am loving my stay here and the staff are very responsive.

Modera Sandy Springs made moving to Atlanta for work a very "soft landing". The leasing agent, Shaina, was amazing to work with from the very start and continues to be a wonderful person to work with - welcoming me everytime I get back to the apartment building after work. My apartment is gorgeous, so comfortable. And the amenities are plentiful. t's been so easy for me to call this property "home" - love Modera Sandy Springs!

Modera is pretty good value for what you pay, but the walls are thin, kitchen appliances can be cheap sometimes and the amenities are more flash than actual substance. Overall, decent living experience for the price you pay and location cannot be beat.
My first exsperience at apartment living, this place has everything, pool, gym, close to resturants, shopping, parks. I enjoy my time here at home.

Moving into Modera Sandy Springs has been a blessing, its location provides all the convenience at a walking distance, from Groceries to Bank and more. The MARTA bus stops are nearby and it's just convenient to travel to Atlanta city. I love the amenities provided at Modera, especially the GYM!!

I moved to MODERA around 11 months ago and I have to say, Ive lived in no better community. Nowhere is perfect but this place comes close in terms of working hard to make the living experience a beautiful one for its tenants. The space and its amenities are top notch. The staff is friendly and helpful. Residents are pretty cool too haha. I love living here.
Wonderful apartments! I toured on a weekday and was greeted by a nice lady named Shaina. She was friendly, helpful, and very knowledgable of the property. She presented me with a few options based on my criteria and she nailed it on the head pretty for the most part. Walked me through the entire process. And it was great deal. I've lived in 3 new complexes in the area in the past 3 years, and Modera is by far the worst. The walls are thin, the neighbors play loud music and making a courtesy call does nothing, the courtyard/garage are loud, and parts of the building are regularly falling apart.
Living at Modera Sandy Springs does not disappoint. The location, amenities and high quality appliances live up to the luxurious reputation.
Ive been living here for over a year. I transferred from a 2 bedroom to a 1 bedroom when I renewed my lease, and Alexis made the process super smooth and stress free. The amenities here are great and this location is perfect for me. Would definitely recommend...

If you like paper thin walls where you can hear the toilet flushing from every other unit including yours, if you like the sound of cars revving their engines 24/7, dumpsters overflowing, elevators not working, fire alarms at all hours and a pool that sometimes is open then this place is perfect for you. Also, management who treats residents like garbage. Run don’t walk away. Not worth the money. The lobby is nice though. Don’t be fooled.

If you like loud noises, construction dust, long hikes to the trash room, long walks to get your packages, unhelpful staff, then this is the place for you. I fell in love with the Modera Sandy Springs instantly and applied the same day I toured the apartment. BIG mistake. After moving in, it showed what living here is really like. The apartment is great, beautiful layout (I have a corner unit, so lots of natural light!). But.. here we go: Whenever it rains, my entire Balcony gets SOAKED, it literally pours into my balcony and the water even reaches into my 2nd bedroom, I have asked staff multiple times if there is a way to prevent that, to no avail. Outside our apartment is a non-stop everyday (except Sunday) construction scene, and it is LOUD!! Like, you-can't-even-read-a-book-in-peace-loud. It is CONSTANT beeping, drilling, hammering, bumping, clonking, etc. Not only am I dealing with obnoxiously loud construction noises, my air quality has gone down drastically, I have a device which measures my air quality, and during the day my air-quality is so bad, I had to buy an expensive air purifier!! I'm on the third floor, yet, with my windows closed, I can hear EVERYTHING that is being said outside, I hear every car pass by (and for some reason, every other car revs their engine so obnoxiously loud that I want to throw eggs at them!) Now, if you receive mail or a package, you can now take a good 5 minute walk to the package room, there is NO way to get packages delivered to your front door - EXTREMELY annoying when you are expecting larger and heavier items, as you then get to lug them back to your apartment. Furthermore, want to dispose of your trash? Have fun, the trash rooms are located in the garage, which you have to access via elevator (which is frequently out of service). So to take your trash out, another 5 minute walk. And the trash chute is RIDICULOUSLY small, I have sliced my fingers multiple times trying to squeeze my trashbag through it. Super annoying. And now the Elevators, they are CONSTANTLY OUT OF SERVICE!!! For some reason, every other day I have to take the stairs to go outside to then go back in to the garage to get to my car, also quite annoying. And the staff unfortunately is anything but helpful, whenever I ask something or have a request, I feel like I'm being the biggest nuisance to their day.

It is a wonderful development and maintained very well and the staff across all areas is excellent!
Modera Sandy Springs is in the perfect location. Great restaurants, the Sandy Springs Performing Arts Center, Heritage Park, and shopping is right here. We park our car and walk to shop, eat, and have fun. Access to MARTA is right at the front door.

I really want to love living here, but the amount of ongoing construction after living here for 1.5 yrs is getting out of hand and does not allow us to have peaceful enjoyment. Half the time the construction workers are on there phones and little progress is seen. Not what we expected. We actually thought this would be our last move in ATL knowing we will be here another 3-4 years. We will be reevaluating our decision to stay that long. Had high hopes for this community, maybe to high.

My experience at Modera Sandy Springs has been nothing but Stellar! The staff is beyond Excellent.
I have been at Modera for two months now and for this entire time I have had a leak from my window and wall. Every time it rained I would come home to a steady stream of water coming from the window and through the wall into my kitchen and living room. The maintenance team was unable to correct this problem on the first visit even though I was told the problem had been fixed. The supervisor was to come and arrange tldot the areas around the window and the wall to be repainted. They never showed up. Lack of communication and follow up was a constant issue during this repair. Once, I spent an entire Saturday waiting for repair crew that never showed up. Another time an industrial fan was placed in my unit to dry the wall. Very loud and inconvenient. For all this inconvenience and a damage carpet, the property offered only 2 weeks free rent. Unacceptable. The manager stated that I had to only deal with this issue when it rained. We've had a very rainy summer. I would notherwise recommend this place to live. Many residents are experiencing construction issues. There is debris from construction all around the hallways and when clean up is doneasy the areas are not roped off. As a result, dirty runoff water and pieces of construction materials fly around right above the main entry. There is an overzealous courtesy officer on site that harassed residents by the pool. The cyber Cafe has a non working printwr and no computers. The bathrooms in common areas are not cleaned regularly and properly. The doggie bags are not refilled timely and the waste baskets at the dog park are not cleaned out.... and yes people do smoke and nobody holds the accountable. There have been hookah parties in the pool area and the lobby....
