I am a current resident at the Oaks at Lakeview and will not be for much longer. This past winter (2018/2019) the parking lot got destroyed. It is absolutely terrible HUGE potholes everywhere. It is now the end of September (2019), almost October and they are finally starting to repair the parking lot. The maintenance at this place is horrible! Stay away!!

The apartments are very nice and spacious. The parking here is very limited and is very tough to get a spot anytime after 6pm. I work nights and find myself having to park 4 or 5 buildings away from my apartment at 2 am- and even then there are absolutely no parking spots. (Parking in handicap, even for an hour will get you a $150 ticket) So getting a garage is probably your best bet if you are in a position like me. There are numerous pot holes in the parking lot over winter and are currently still unfixed. Also, if you like to order things online be careful! You may want to send them to a different address, I (and other tenants) have had multiple packages stolen because they are left in the front mail room where everyone has access. The apartments themselves are great.

Pet home never clean even after 3 months of stay. No treatments for pet dust after repeated complaints. Pot holes everywhere, and hidden charges for sewer, trash, etc for about $30 a month. Cancellation policy is the worst I ever heard off. $2000 fee and 2 months notice that too reported 1st week of the month. No sublease or transfer , though I found a person. So you have to bear the $4000 cost plus any breakage up to $500 for lease breakage. I am pissed off as no support from management in these tough cases. All they care about is money. And if you are rich, just worried about your living space and not the sourrounding and mainly doesnot care about pets then this is the place for you. I moved on choice and that is the worst choice I made. Good luck you guys.

The apartments themselves are great - spacious and cozy. The staff there is sub par, rude and unhelpful. Service requests either took forever to get done or never got done. If you call with a question don't expect to get called back - often called 5 times to finally talk to someone about the question I had (happened multiple times over the 2 years I lived there). They very conveniently put the potential move out charges on the BACK of a form you sign before you move out then charge you $100 for the oven & fridge being dirty - they expect you to clean out the INSIDE of your oven which is crazy. It does not matter if you were a good tenant who always paid bills on time, they will not go the extra mile for you. Pretty disappointed in the quality of the staff - I unfortunately do not recommend this complex because of the staff alone, every other part was enjoyable for the 2 years I lived there.

Absolutely horrendous experience with the Oaks at Lakeview. They charge you an arm and a leg for everything. The apartments are not that nice and the appliances stopped working on me a total of 6 times while I was living there. The front office never answers when you call and the you're over paying by a good $300 for everything you get. If you're thinking about moving into this complex. Be warned! You will not enjoy it. STAY AWAY!

I am a current resident at the Oaks at Lakeview and just renewed my lease for another year. I have nothing but great things to say about the property and the management staff. The apartments are very spacious and full of amenities. With the many different apartment layouts it was easy to find exactly what I was looking for. I love that I have a den, full sized laundry room and walk-in closets. I also enjoy the gated community and location and ease of access to anywhere in Omaha. The management staff is fantastic. Any problems, questions or concerns are addressed in a timely manner. They are very friendly and helpful. Maintenance is never an issue either, once a request is submitted the problem is usually fixed in 24 hours or less. It feels more like a home than an apartment. The complex is also pet friendly and has a few large open areas for dogs, doggie bags included! It is a great community with great staff and neighbors. I also enjoy how interactive the staffs are with residents, from giveaways to vendor parties to pool parties, they truly make it feel like home.
What I like of the apartments is that there is a good living room space and have big bedrooms with space for more than the bed. Walk in closest and bathroom inside the room. Like tha balcony view and relaxation time,
I spent 2 years living at The Oaks at Lakeview. I appreciated the management's willingness to handle all of my concerns in a manner that was professional and timely. The grounds were always very well maintained and I enjoyed taking my dog for nightly walks throughout the quiet complex. I enjoyed using the pool each summer, as it is open early and stays open fairly late! I will say that it does get a bit crowded around the pool at times. The 24 hour fitness center was also something I appreciated having and did not find as an amenity in very many other complexes. I loved the addition of the gates to the both entrances of the complex. Ralston is very safe area, already, but knowing that my community was gated gave me an extra peace of mind! I recommended The Oaks to a lot of my friends while I lived there and will continue to do so now!
I have lived her for almost 4 years now. When I moved into the complex it was brand new and we were the first to occupy our unit. We never had a problem ubtiy after we moved to a different building and unit. The management had changed in the middle of our switch which made the move very frustrating and confusing. Apparently no one knew we were switching units and they were rude about giving us our second set of keys. Eventually after we had renewed our lease to the new unit we kept getting notices for things we hadn't done. It was not just us either, a lot of our neighbors had gotten different ones as well. When I confronted the office they were very snippy with me and told me that they would "watch" it. I do not appreciate they way they treat me when I've lived here for so long and have never complained about anything, even when they wanted to charge way more for the dog and fees that we had never had. I'm interested to see how our final walk through goes after we have moved. I won't be surprised if they try and fine us for everything.
I recently finished three years of living at the Oaks and had two very different experiences. The first two years of our time there was fairly pleasant, with great staff being key in staying so long. The staff changed shortly before our third lease began and our experience went from good to bad, to horrible, very very quickly. Our calls were never returned, it took three months to get someone to return our call about our kitchen sink leaking, much less have someone fix it, they were extremely rude, and the hours they hold are ridiculous. If you work a full-time job, 8-5, you will never be able handle anything with staff unless you take off of work, go in late, or leave early. Overall the staff is downright RUDE and it got to the point where we avoided speaking with anyone working. We also had multiple issues with the dryer button consistently breaking, the garbage disposal never working, the dish washer backing up into the sink, the contact paper (yes contact paper) peeling off of the cabinents, the blinds cracking just from use, and our sliding back door not working in the winter. All of these problems were reported multiple times and were "fixed" at least once and then occured numerous times after. Not worth the money, time, effort, or stress of living there!
Office staff is only friendly if you don't have a problem. The company employs a poor billing service for rent and if the service bills you wrong, sends you eviction papers demanding excessive payment for money owed that you never knew you owed! Their suggestion is to call in every month to find out what your bill is, what is the purpose of the service then? Not impressed with their in-ability to bill correctly and poor resolution of the issue when you go to fix it. It's not my problem you can't bill me correctly. Outside of this, the area is nice to be in and convenient for events and getting around the city, a little noisy though.
I am living in this apartment now. The staff here is vary bad. They make agreements with you just to get you to move in. Then they don't care about you, doing just what they need to do so they don't get in trouble. I have called the company that own the property to let them know what the problem there are and they never call me back. I have call them 18 time and left messages they will never call me back.
I have lived here at The Oaks for just over two years now. I have lived in apartments my whole adult life. nearily 20 years. I have never exsperianced a place like The Oaks to Call home! The Staff is very attentive! They make you feel at home! They make you feel like a friend. Not just another rent check. They do special things for us like birthday gifts, and when i recently got married I even got a wedding gift! They host several Resident events each year. The coolest one I loved was a pool party, they have a huge move screen and they project movies at the pool in the summer.
We have lived here since the opening and haven never regretted our decision. The office and maintenance staff are pleasant and competent!!!
After apartment hopping for 4 years I finally feel at home at an apartment complex until I am ready to take the next step in my life and buy my own home. The staff here is amazing and so easy to reach if you ever need anything. They are friendly and accommodating to your needs. Whether its a weekend pool party or ticket giveaway to the Ralston Arena, they are always thinking of new, fun things to do. I absolutely love living here!!
My fiance and I have been living here for over a year now, and we love it here. The staff is wonderful, it's conveniently located near shopping and entertainment centers.
I have no complaints about living here. The place is great for my dog. My neighbors are nice, but I never hear them. The building is really well-made, so noise is kept to a minimum. It's my favorite thing about living here.
Having moved here from a house to a apartment was very hard, but the Office staff made it easy for me. I have been here almost 2 years. And have had very few problems and the ones that came up were taken care of . The Office staff and maintenance people are very very nice and friendly, they are always there to help in any way possible. I would recommend these apartments to everyone.
I moved into The Oaks at Lakeview about 7 months ago with my husband. The staff was great at finding the time to show us the different models available and was helpful in our decision. We haven't had any problems since moving into the apartments. The staff does a great job at answering any of our questions and concerns. Parking can sometimes be a hassle depending on what building you live in, so I would highly suggest getting a garage if there are any available. With the Ralston Arena around, Ralston Keno, and restaurants/bars, it's a great place to live and always have something to do.

I love our spacious two bedroom apartment. Everything is new! We have a large dog and The Oaks at Lakeview welcomed her like she is their own. I would definitely recommend living here!
I am living here from past 1 year and i am ready to renew my lease, i liked these apartments very much. pool and club house is well maintained. i referred couple of my friends and they are very happy. Office staff is very friendly. i definitely recommend more friends.
I have lived at the Oaks for a year now and I just resigned my lease. I can say this apartment community is the best one I have lived in. The staff and maintenance crew here are very nice and are always available if you have any problems at all with your apartment. My favorite thing about living at the Oaks is that they accept dogs. Which not many new apartment communities do. They have little dog stations and they are even welcomed in the club house to run around. I can say my overall experience living at the Oaks has been great thus far. I cannot wait to use the pool this summer and for outdoor pool movie nights that the complex hosts!
I have been a resident of the Oaks at Lakeview for nearly two years now. When I first can not only was I impressed with the design and quality of the apartments. But I have never experienced better customer service and professionalism that the lovely ladies that manage it (Lacey, Erica, and Gina). I find it pleasing that they know me by name anytime I come in and have always been responsive and timely to any questions or concerns I might have had. I was considering a changed to a house at one point but decided to stay in an apartment for one more year before buying a house. I can honestly say the primary reason I did this is because the professionals that work here make you feel more like family and less like a resident.
I lived in this community for a year and it was the best experience I've ever had with an apartment complex. The staff are SUPER friendly and helpful and maintenance is quick and diligent. The property is minutes away from I-80 expressway and right next to the trails if you like running outdoors. The community is newly built and very well maintained. Yale security patrols through the night and the underground garage is a great amenity! I would recommend this community to all my friends!
We have lived at The Oaks for almost 2 years now. The entire experience has been great! The units are new, clean, smoke free, and pet friendly. The grounds are very well maintained, and with the addition of the poo prints DNA program, animal waste is not ever a problem. The best part of living at The Oaks is the friendly staff. Lacy, Erica, and the rest of the staff are always going out of their way to make their residence feel at home.
I moved in when these apartments first opened and have enjoyed the unique layout and modern look of the apartment. The Oaks are a step above the rest and located in a safe neighborhood. The management is responsive and make you feel at home. Overall, it's a great place to live!
I've lived in my fair share of apartments over the course of my occupational travels, but the Oaks at Lakeview takes the cake. The staff on the property is the best I've had to deal with and any issues brought to their attention are handled post haste. The maintenance team is extremely friendly and manage the grounds with a pride I wished all tenants shared. With that being said it is an apartment, and you have to realize that noise is an expected hazard. The sound insulation and 24 hour security are more than exceptional at resolving the problem (hence the 4 out of 5 rating under noise). The location is prime for any events at the Ralston Arena, yet is far enough away that the noise from these events is unnoticeable. The only complaint if any would be the lack of a gate, or means of keeping departing arena patrons from exiting through the apartments; sometimes departing people make it hard to get out of the complex. If I had to rate the apartments on a scale of 1 to 10 I can confidently say I would give it a 9.5 and would recommend this property to anyone!
I'm on my second year long lease at the Oaks and couldn't ask for a better living experience. The staff is great and are always willing to help in anyone way they can. The apartments are large for the price and come with amazing appliances. So glad I found the Oaks!
I have lived at The Oaks at Lakeview for almost a year now. This is the first apartment complex in which I decided to renew my lease because of how awesome it is. If you're looking for a great place to live, let my review convince you why you should select these apartments. The location is prime for me. I grew up in this city, and I can't get away from here. Prior to the Oaks being built, there weren't many options for decent living here unless you got a house. Now that this place is here, I get good quality living. Ralston is booming, and there's plenty of business to purchase your needs for daily life. I suggest you check out down town Ralston and support local. I serve on the Volunteer Fire Department, and when I call comes in, it is a straight shot to the department. So.... yay community!!! There are two manager ladies, both very pretty and very nice. They work well with each other, and more importantly, they are willing to work with you. During the negotiations of renewing my lease, Lacey was able to accommodate for my needs while I was able to provide her with what she needed - a tenant not moving out! When I first moved in, the City of Ralston was in the process of constructing the Ralston Arena; since then, it has been completed and provided The Oaks with its own set of hurdles to overcome. Between spectators parking in the apartments parking lot and a rise in concern for security due to increased number of people in the area during an event, Lacey and Erica have both found excellent solutions to the problems. But they aren't stopping there, they are constantly attempting to think one-step a head so issues such as that will never ever be a problem again. Yay!!! But now, let's talk about the apartments themselves. I live in a two bedroom with my best friend. The unit we rent has never had anybody live in it before. You know what that means? We get to find all of the bugs and kinks! All throughout our time here, whenever we wrote something up as inoperable or even just merely inconvenient, it was fixed within 24 hours. Like I said earlier, accommodating our needs. Speaking of maintenance, there is a guy named Leo that works here, and I'm pretty sure he's the top dog of fixing things. He's the kind of dude that will remember your name, chat with ya and make ya laugh and smile. All while he does that, he's repaired everything you wrote up. I would talk about the pool, but I don't swim. Lots of beautiful babes though!! I'm not mad about it. All in all, I enjoy this place. I like living here. It is cozy. My dog likes it. Plain and simple, I'm happy here.
I've lived here since June 2012 and I love it. It took me a long time to find a GOOD, SAFE apartment that was close to my price range. I am the first person to live in my particular 1BR apartment which was really appealing to me. I live on a 2nd floor and my bedroom is right next to a stairwell, so I do hear people going up and down the stairs sometimes when I'm trying to sleep, but I'm a light sleeper anyways so keeping a fan on for noise when sleeping is a must anyways for me. I rent an underground garage spot just so I always have a place to park (and also to avoid scraping windows in the winter and hail damage in the summer). But if you don't have an underground spot in my building there aren't any garages near-by and the parking lot in front gets packed pretty quickly especially in the evening...you may have to walk a little ways which can be a hassle with groceries and if you have any visitors. It's a little pricey with the apartment + underground garage spot but for me it is worth it...I enjoy the new-ness and feeling safe in a nice, clean apartment. The washer/dryer in my bathroom is another awesome perk...much better than trips to the Laundromat! Everyone in the office is really nice and helpful...sometimes I stop in the office just to say hello and grab some free hot cocoa or coffee!! Overall a great place to live and I'm very happy I live here--I highly recommend it!
We really like the place! The neighbors are great. You could put a little more padding under the carpet and a little more sound proofing in the floors and ceilings!!
I'm currently living in a Fontaine layout and truly love it. The apartments are so modern and fun. The apartment staff are all very friendly and want their residents to be happy and will go out of their to ensure this. I would recommend this place to anyone looking for a fun, new, and clean apartment complex in a great location.
The Oaks at Lakeview has very friendly staff who are helpful and maintenance responds very quickly to anything you may need in your apartment. The Ralston community is safe and friendly as well. We love the open floor plans and new appliances! We don't have any complaints about living here, besides the typical noise in an apartment, which isn't bad at all!
