Property Ratings at The Oaks
I typically don't write good reviews so thats saying something. I have lived here for over a month now and there have been issues as there are with most older apartment buildings, but it has absolutely been such a smooth transition here. I've lived in an urban setting before and from the price range I see around this area, it is totally affordable for anyone on a professional salary. The problems I have had, I have reported and properly submitted to maintenance and they have taken care of the issues no problem. If you come with an entitled mentality and less flexibility, then of course you will hate it here....you will hate it at any complex. I have lived in numerous apartments through my life and this one by far exceeds all the rest. The walls are solid so theres little noise. I love the layout, and my fixtures are very nice. I even have a fireplace that I don't know how to use. The location is great and is so close to the highway. I really love it here. The management is fair unlike some reviews I've read. The maintenance staff is always going around fixing and flipping apartments. I see a lot of hard workers here, so I don't understand the bad reviews. I almost didn't get this spot because of the bad reviews and that would have been a HUGE mistake. I have not seen any pest issues, they do timely repairs, they have great communication through text AND email, management answers to their messages in a timely manner, and other than the city doing some surprise renovations in the alley, everything has been great. There is a homeless population on the other end of the alley but I have not seen anyone loitering. They have surveillance, and gated parking. It does go into disrepair but it is fixed promptly. They recently updated the tenant gates and I notice more than not that if they are open, its because people are careless to close them properly. I have not had my car broken into but neither do I leave any visible items in the car (duh). Sometimes the dumpsters are messy but again that has more to do with the tenants than it does management. And when trash is dumped in the street by the city dumpster, it gets picked so no complaints by me. Wish more of the tenants were considerate of where they put their trash than anything else. Everyones experience is different and management has been more than accommodating. Huge thank you Gloria! I plan to either continue my lease here or purchase a home, but I do highly recommend this location to others.
The Oaks has been unprofessional, inconsistent and just gross for the past couple years. The laundry room repeatedly has problems, hot water is rarely available, lots of bugs, rude management, BROKEN AC, weird electrical problems, and overall just a bad experience. The only benefit of living here is that it's close to campus.
Large homeless community that breaks in vehicles. Very unsafe at night. Broken promise after broken promise from management. I lived there SPRING 2018 - WINTER 2019. Me and my roommate constantly had problems. Security gate to park car at night constantly was open. Tow trucks will tow you if you have you parking sticker in the "wrong spo"t (whatever that means) it happens to us 2x. High insect infestation. Lastly, on our way out we were asked (after we paid rent) to leave early in order for property to show our apartment to intrested new guest. We said we would only if we would get refunded the money already spent that we weren't going to be living there. They agreeded, and told us that it wouldnt be a problem. It's been more than 5 weeks and we still haven't gotten reimbursed. The property manager (Gloria) continues to say it's out of her hands. Very unprofessional and completely no respect for customer. We did her and property a favor and held good to our word. They don't and haven't done the same. We had car break ins and nothing was done. I asked for video footage and still haven't received anything. Bottom line, this is an over priced, non safe, non customer friendly residence that truly trys to "get one over" on buyer because of location.

My apartment is currently 58 degrees; my heater does not work. This is unacceptable! I have spoken with Ms. Martinez on several occasions regarding the broken heater in my apartment, and she has failed to properly address this valid concern. This apartment is inhabitable at this point. Ms. Martinez has repeatedly promised to have my heater fixed and have a space heater delivered to my apartment by 10:00 PM last night. Ms. Martinez never showed, never had a heater delivered as promised, nor did she contact me regarding her failure to follow through. I had to call her tonight, and she said that Home Depot does not sale space heaters anymore (imagine that!), and she would have to drive to the home office to get one. Ms. Martinez never once apologized for her lack of communication and failure to follow through. This is a prime example of her repeated unacceptable behavior. I plan to seek counsel and will contact the Housing Authority and the Better Business Bureau post haste, as this complex and its managing department are inept. I have asked to speak with either Enrique, the owner of RDE Capital, or Marcy, Ms. Martinez's boss, in hopes of some sort of resolution, but Ms. Martinez assures me that my request to have someone contact me is impossible. I am documenting each and every occurrence in preparation for outlined action. I expect and look forward to hearing from someone other than Ms. Martinez soon. Do not rent from The Oaks! I wish I could have rated this place a zero.
