Unfortunately you can tell they do not care, no hot water at least 1 to 2 times a month, no security, loud neighbors and neighborhood all hours, trash everywhere, no maintenance no returned calls, broken into cars and mail boxes.
The staff doesn’t care about any of the terrible behavior from all the people that live here. There are parties constantly going from 5 PM to 5 AM. People trash the parking lots with beer bottles, they pee on mailboxes they race up and down the roads blare music from their sound systems. This is a terrible place to live. Don’t waste your money. they only care about the outside appearance of the buildings. They refused to update the inside of our apartment, even after we’ve lived here for years and years. this is not a safe neighborhood anymore. Too much violence.
There are day parties, night parties, stairwell parties, parking lot parties. Creepy groups of men always on site drinking, not everyone is a tenant. There are groups of people living in apartments. Loud music in the complex and on the streets, no landscaping, minimal maintenance, no working gates across property, no working pools, old appliances with problems, many without ac.
Someone posted a review about the parking lot parties and I want to confirm that it is 100% true. It’s Sunday night and right now there are 20 people in the parking lot outside my son’s window blasting music and screaming. I have never seen so many RUDE people in my life! The management doesn’t care.
The are parking lot parties in this complex from 10pm to 7am and no one seems to care about others trying to sleep. This is so nerve wrecking and outrageous.
Moved here on First week of Dec 2021. Here is Pros and Cons. Pros: Leasing office people are polite. Very politely they will deny all you complains that you put to them. Cons: 1. On my Move-in date, They called me at 11am to notify me that Apartment is not ready for me to move in and postpone the move-in for a week. 2. On the move-in date, I got the apartment in a movable condition with Strained Carpet, Broken window Blinds, greasy Balcony.... no other option for me other than accepting as it is. 3. Raised 8 maintenances ticket for fix all the initial issues that I reported on move-in date. Today its 50th day. None of the ticket have been moved to progress/Assigned. 4. My Mailbox door was broken which I realized after couple of days. Mail lady told me that its broken from more than a year. When I raised a complain, The solution I got is , We have order the door but no-one knows how much time it will take. So I have to deal with USPS on my mails. Wasted a lot of time in trying to resolve this. Finally I had to do Address Forwarding to my Friend's address. 5. THEFT - Today someone took away the amazon deliveries that was delivered at my door. Thought again to raise complain on Community or leasing office but with past experience, I have no option other than forget about all my issue and put a public review.
My unit has no AC. Moved in Friday. Said it may be fixed on Monday. So I'm expected to hang out in the summer with no AC.
The front of the property by the rental office is kept in excellent condition. However, when you enter the property, the landscaping is unkempt. There is garbage around and dog excrement. The apartment itself is okay, but quite outdated. I would not recommend. Just my honest opinion
The management is fairly ran but it is hard to contact the office when something breaks down. They are also slow at maintenance and are very slow at keeping their promise about their working out facility and gates being closed.
Everyone is really nice, but apartments need upgrades not just new coats of paint on old cabinets
I currently reside in The Oaks Of North Dallas, formally known has Haverly Park. I have lived here for three years now. I like my apartment style and location, but it is due for some upgraded features. The staff are kind and helpful. I have not had any major issues except for a leak in my ceiling, due to the previous bad storm. Other than that no issues. Since I've been there the apartments are clean and quiet, along with friendly neighbors. This is the longest I have lived in an apartment and I enjoy living here.
Very family oriented community, no violence or loud parties that I know of in the 2 1/2 years I've been here. Very clean grounds except for ignorant neighbors that don't pick up after their dogs. Maintenance is excellent and right on top of requests within 24 hours, sometimes same day. Only complaint is the office never answers the phone so you always have to go into the office to relay messages because they seldom return calls. No bug issues to speak of and I'm on the first floor which is quite unusual in apartment living. Very solid building, tight building so no air leaks or bugs can come in.
I have requested a phone call with Reg. Manager Dan on several occasions to discuss the matter of your company falsely advertising that you have an on-site fitness center. Dan replied to my 1st email with a dismissive non-answer, had property rep Jimmy call me, and has since refused any further contact. This is unacceptable for a corporation that presents itself as providing "better living" for tenants. I'm well aware that you are a for profit trust whose sole purpose is to make money for its investors. I am also aware of the investments that Cottonwood Res. has made in streamlining its cost and profit structure in order to maximize said profit and lower operation costs. This service to your investors does not absolve your corporation from its responsibility to provide the amenities and services available as advertised and as provided in your initial contract. To summarize my issue, I moved to the property in early March with the belief that your advertised fitness center would be open in early May. I was assured when I signed the contract that the facility was complete, and once security tech was in place, it would be open. It is now August and there is no fitness center. The onsite team has continued to tell me the same "waiting for security system" line as justification, but its clear that they just don't know. The bottom line remains, your company promised something, I made a decision to rent here based on that promise, and you have failed to meet the promise. I understand that in the grand scheme of things having a fitness center is not a life or death matter, however, it was and is important to tenants like myself who have demanding schedules to have a place to get healthy. I have a family and must be a frugal as possible when budgeting such expenses, so, I decided to live somewhere where the cost of working out was included in the rent. Ultimately, I find it disturbing that this contractual relationship is so unbalanced. If I fail to comply with a term of my contract, you can, and do, charge fees. If you don't comply, I have no remedy aside from incurring the cost of moving somewhere else, but I cant do that without being charged an early term fee. I feel that its only fair that you, as the party that has wronged me (and all of your other residents) respond in kind with some sort of remedy and stop advertising a non-existent fitness center.
Let me start by saying the apartment itself is nice. Not fully upgraded (older cabinets, average appliances, you can tell it's an older building), but I think it's worth what you pay for it. What is NOT worth it, is the apartment community. For one, you can NEVER get a hold of someone in the office, twice now it has taken 3 days for maintenance to come fix something in the apartment when they boast a 24 hour maintenance staff. The grounds are also not well kept whatsoever. There is constantly trash and dog poo, everywhere. The tenants don't take any pride in where they live. People are constantly hanging around and will throw trash wherever, or throw it off of their balconies. More than a couple of times there has been broken glass on the sidewalk immediately in front of the building and the stairs entrance. Which sucks when you have to go in and out with a dog (whom we pick up after!) and have a small child. Kids run around like crazy, and scream, with NO adult supervision. Some people even let their dogs run around without a leash, they started getting a little bit better, but it sucks when you're trying to take your dog out on a leash and another dog runs up trying to play and barking and then jumps all over your WHITE pants with MUDDY paws as well. Ugh. Lastly, this apartment community sounds promising because they hook you in with all these "improvements" that they are making, so it makes the deal sound REALLY good. WRONG! I have lived here going on 6 months and I was told that the gym was being re-done, all of the community common areas are being re-done, it was becoming a gated community and they were only waiting on gate fobs to get it there, etc. etc. SIX MONTHS LATER, they have ONE gym that JUST opened, which is actually in their other community across the street (so be warned, it's the same ownership at 4804 Haverwood too) they redid one of the pools supposedly with an "outdoor kitchen", yet they didn't even bother to CLEAN the other pools before summer got here and they are still disgusting. I have yet to see any of the common areas redone other than the office, and lastly, it STILL is NOT a gated community. Apparently they are STILL waiting on gate fobs, or something... This place is DEFINITELY not worth it overall. The ONLY thing I like is the apartment itself, which still is not top notch as you can see where they did a poor paint job and just slapped the apartment together. Everything else sucks way WAY worse.
I just moved into Haverly Park this week. Jimmy found us the perfect apartment for me and my Lab Josie. Its close to my job and not far from my parents house. I had to have a first floor for Josie and they have a huge dog park just up the street!
