These are the only apartments that my husband and I have ever lived in that love them so much even after two going on three years. They are so beautiful inside and out and you can’t even hear any of the neighbors.

I have lived at this property for over 2 years, I have not one complaint, neighbors are friendly, property manager is fantastic, owner of property is constantly updating property! Units are up to date and well taken care of. Pool and club house are amazing especially for entertaining. Property manager is always putting community gatherings and parties together! I would have to say the best part about living at the oaks on Henry is I feel safe! If your looking for a great place to rent, this is the place !!!

We are so please you are so happy at our community. We strive to promote the community aspect of our properties and love seeing neighbors getting to know each other at our functions.
Why do I pay for maintenance? There is no on call maintenance person, and you get pushback and cancels when you try to schedule while home. Why do I pay for things like washer, dryer and dishwasher? My washer does not work unless I run a load 2 times. They will not replace my dryer, but it’s starting to show rusted metal. My fridge was broken by the last maintenance guy (now fired) and still does not make ice and leaks. My several years of being a tenant have been slightly traumatic.

Erin, I am sorry that you are having issues with your unit. It is nonetheless important to be fair when you write a review for a property. Hurricane Ian which hit Punta Gorda on September 29th, 2022 wreaked havoc on all property owners and tenants. This was not unique to us or to you. We honored and respected your tenancy. In the alternative, you could have moved to another apartment or another location while the repairs were in progress. You were given that opportunity and decided to stay during the extensive repairs, reconstruction and remodeling that was ongoing. As of today, we are almost 100% complete with the repairs. Prior to Hurricane Ian and beginning in June of 2022 up until today (February 19th, 2024) you have submitted 24 maintenance requests. That is more than any other tenant by factors. Some of your requests include: light is not working, dryer taking too long to dry and need help moving the mattress to the local dumpster and not to mention...celling is wet on October 4th, 2022 or just 5 days after we were struck by Hurricane Ian. Many units were affected by Hurricane Ian and many had wet ceilings. Damages from a hurricane does not call for a maintenance request, it is an insurance claim. Also, it is not our responsibility nor is it part of maintenance to replace your light bulbs, unless you are in a unit with a high vaulted ceiling. As a courtesy you can drop by the office and ask for light bulbs or free air conditioning filters. We do not in the ordinary course of maintenance enter a tenant’s unit to replace their light bulbs and on numerous occasions when a repair had been requested, you have asked us to not enter without you being present. This provides an additional layer of compliance for our maintenance staff, thereby making it more difficult to service your numerous maintenance requests. This June will be your 2-year anniversary at the Oaks on Henry. I hope you renew your lease. We do have a resident (on-site) manager and a newly hired and very experienced maintenance man. Lastly, the rent you pay and will pay upon renewal is $2,500-$3500 less per year than any other similar property, none of which has the location or in-town convenience that The Oaks on Henry affords it residents. Please feel free to drop by the leasing office in the Clubhouse and talk to Barb Lisby. Barb has been working with Punta Gorda Properties for 8 years. She is extremely competent, capable and empathetic as she lives on-site as well.
For the past 7 years, I have called the Oaks on Henry my home, nestled in a cozy one-bedroom apartment. Every corner of this place exudes warmth and elegance, providing me with ample space and storage to create a haven of comfort. With the convenience of a washer and dryer, my daily chores become a breeze, and the laundry area doubles a handy storage area. As I step outside, I am greeted by meticulously landscaped grounds, a testament to the care and love poured into this community. Weekends are pure bliss, as I find solace by the poolside, immersing myself in a captivating novel, with a refreshing drink in hand. The gentle sway of the palm trees in the gentle breeze becomes the soundtrack to my contentment. The clubhouse is perfect for a day poolside with all that is needed. The Oaks on Henry is not just a place to reside, but a welcoming community filled with kind-hearted folks. Within these walls, I find solace, security, and tranquility. The location itself is a treasure, with the beauty of nature just a stroll away, gracing me with the splendor of several parks and the vibrant charm of downtown Punta Gorda!

I have lived here for a little over 3 years now including during hurricane Ian. Thankfully they have impact rated windows and got on repairs as quickly as possible. I also appreciate that they do pest management every 6 months. The pool is nice and heated during the cooler months and cooled in the summer time. You can also rent out the club house for small events. I held my sisters baby shower there and it was perfect. Also the location is great. Right off 41 and so close to Publix and down town Punta Gorda. Honestly such a nice little place to live.
We love our 2 bedroom apartment at Oaks on Henry! The grounds are always beautiful and quiet, maintenance is speedy and complete, plus it's a central/walkable/billable location to all of Punta Gorda. This is a fantastic place to live.

I lived there for four years. Expect a 8-10 percent increase each year you stay there. There is no appreciation for long term residents. Your water bill is not derived from your unit but by the addition of all units and whatever management fells is necessary to cover all their expenses. I left having the company they use to clean the carpets and tile floors and paid them directly. I also had professional cleaners do additional cleaning before I left and paid them directly. $300 was deducted from my security deposit without reason. Expect to see deductions from your security deposit regardless with no explanation. Management is non responsive when questioned or asked for assistance. The units are small and will not accommodate a regular bedroom set (queen bed, dresser and end table) I had to store my end table in the closet of which storage is very limited. The club house is nothing more than a community living room with a television.Be sure to consider what you are getting before you sign a lease

I am sorry to hear that you had a less than an excellent experience. Nonetheless you lived at The Oaks on Henry in Punta Gorda for 4 years. Initially, rents were raised modestly. For many years the increases were $25-50. Beginning in 2021, the City of Punta Gorda raised its water and sewer charges by over 7% per year for a total of 21%. At the same time insurance charges doubled in the last 4 years and our taxes increased by over 70% in 5 years. We simply had no choice, but to increase rents. As a property owner/manager there is really no alternative, but to keep up with these increases and there is no other way except to raise rents. As to your comment on the security deposit, while there is normal wear and tear on any rented unit, after 4 years the wear and tear can be excessive and repairs and maintenance above and beyond normal wear and tear is not unusual. Lastly, because the various properties that we built, own or manage were built before the incredible increase in construction cost(s), we are the low cost provider in Punta Gorda and Charlotte County and in that sense we do pass on that benefit to our tenants. We hope to rent to you again. The property was left in poor shape and contrary to your review, it was not left cleaned. In fact, we had to hire a cleaning crew in order to re-rent the apartment.
