The Highlands/Perkins neighborhood of Baton Rouge is located just south of downtown, nestled into the curves of the Mississippi River. Property Ratings at The Oliver
I lived here for a year in a 3 bed, 3 bath furnished apartment. Honestly, I regret not spending more on rent to find a better place. My friend and I moved in with someone we didn't know, and the apartment was disgusting when we got there. They told us they couldn’t clean because one of our roommates was already living there, which I guess makes sense. Fast forward to the end of our lease, one roommate moved out about 1.5 weeks early, and while my friend and I were still living there, maintenance came in and started charging us for things like cleaning the stove—stuff we hadn’t even done yet. They said inspections wouldn’t happen until everyone had moved out. It was filthy when we arrived, and they did nothing about it, but suddenly they’re charging us for cleaning before we even leave? We disputed the charges, and they said it would take 3-5 days to process. By day 8, I called the front desk and spoke with Liz (who was super nice, shoutout to her) and found out that Ethan, the assistant manager, was behind and wouldn’t get to it for another week or two. Here’s the thing: you get sent to collections 30 days after the charges are posted. They posted them as soon as my roommate moved out, meaning days were already ticking away. It’s like they drag out the dispute process so you’ll just pay up to avoid collections. My attorney would cost more than the fees, so it’s not even worth fighting. Ethan’s communication and time management were awful. Plus, when I moved in, my nightstand was left outside on the patio with sun and water damage, the patio door was so messed up you had to use all your strength to open it, and the baseboards even had holes in them. My car got broken into (not their fault, but still), and a random guy knocked on my window at 4 am once. The shower was gross and stained, and no amount of cleaning could fix it. Overall, I would not recommend living here. Between the poor maintenance, questionable charges, and lack of communication, it's just not worth the hassle or stress. You can definitely find better elsewhere.
I have been staying at the Oliver for two years now and I have enjoyed each day here. The amenities they provide here are amazing and the view over the pond during evening sunset is just spectacular. Additionally, the maintenance people are quick and quite efficient, whenever I have requested maintenance it has been handled within 24 hours. The people at the office are friendly and help you out with any problem you have. It is a quiet neighbourhood and very walkable to LSU campus. I am looking forward to stay here for another few years. I have been living at The Oliver for 2 years and I can say I enjoy its proximity to campus and the community events the management hosts throughout the school year. The apartment I’m in is comfortable and any issues I’ve had have been addressed in reasonable time. The rent is also probably the most affordable in this area of town so if you’re looking to ball on a budget, I would recommend The Oliver. You won’t regret it!
The Oliver is located very close to LSU campus and conveniently on the bus routes for those without cars. The rent is probably the best you’ll find around this area, pretty cheap. The staff is respectful and usually pretty helpful. The complex is not the cleanest but I wouldn’t say it’s overly dirty or unsafe in anyway. The amenities like gym, pool, study room, and computer room are well kept and clean. Only downside to the apartment is that it isn’t gated. It’s on a busy enough road that there’s not that many problems though.
As a working college student I am able to pay the rent and utilities pretty easily. It’s close enough to skate or bike to lsu’s campus. If you need something fixed, maintenance is relatively quick about getting it done.
Moving to the Oliver this past fall was a easy and comfortable transition from moving campus and very homie. I love the great staff in the front and the living space, wouldn’t move anywhere else right now.
Living here has been quite a good experience. When we first moved in there was some water damage on the ceiling, but after contacting maintenance, everything was taken care of. The pricing is absolutely unbeatable for a 4 bed 2 bath apartment that is 4 minute drive from LSU. I will be living here next year as well with the same floor plan. I would recommend if you are looking for something extremely affordable.
This is an Excellent apartment complex. Great floor plan. Management and maintenance responds fast when you need them to. And the have really affordable prices.
The oliver has such an amazing community. They plan events often and do fun giveaways. The pool is always clean and the gym is amazing!
The Oliver is a cool place to live. They do not really bother you as much.I do wish the communication was better when it comes to in-unit things. Everyone had problems with their rooms but mines was fine. The Oliver is a place to stay to make it through college and not really struggle. The leasing office people are nice and always willing to help. Maintenance is cool and usually work pretty fast. The office has little events so that’s nice and cute

My experience so far has been an easy going and effective move in process. Lev and Maurice and a few others in the front office have helped make my first moments at the Oliver great ones. The area is clean, calm and aesthetically appealing. They fix things pretty fast. Also I would only say have the water fountain in the pond fixed so I could look at it in the mornings.
This is my first ever apartment and I couldn’t be more happy with the way it looks and how nice the staff is. Everyone is very helpful and understanding and they handle issues very quickly. Definitely recommend living here!
Overall the stay is Nice! I have the view of the pond which is calming for students its good the look out and study for others a nice chill relaxing spot/view enjoying. Clean and tidy roomy/spacious cool settle prices etc. area besides your sometimes loud neighbors overall an 8 Maintenance answers when called
My son and I were shown a model but on move in day his room and the rest of the apartment was filthy. We didn't have enough time to look for anywhere else and the office was closed. We had to literally scrub his room, bathroom, kitchen and living area. They don't do routine filter changes and maintenance requests. These reviews are misleading because they give students gifts and free rent to make good reviews. After he moved out they put made up damages and charges on his account which are things that were already in disarray. Do your research and find non student apartments if you have a roommate.

During my time at the oliver Apartments. My time there I can honestly say was not pleasant at all. Moving in to the oliver we opted for the later move in date because we where told the apartment would be cleaned along with any issue fixed and the carpet professionally cleaned…well that did not happen the apartment was probably the most disgusting place i have ever seen . First lets start with the kitchen,the refrigerator was filled with bugs the oven had caked on who knows what that looked like it hadn’t been cleaned in years and the washer smelled of mold. My rooms carpet was covered in dog hair and my bathroom was in terrible shape keep in mind this was during the peek of covid so you would think cleanliness would be a priority,the shower tiles where falling off the wall and looked to be barely just glued on ( i say barely because they would literally fall off when ever I took a shower ) the ac unit went out twice with in the one year of use living there and the maintenance team would literally send a email saying your work order was completed but would never come to complete work orders. And lets not for get if you love hearing gun shots and people getting shot adleast 3 or 4 times a month it definitely will give you that . And not only did they fail to never fix issues in our apartment but they had the nerve to bill me $488 for the issue that they failed to never fix after I moved out

Cheapest rent in the area but nothing too fancy. Very simple furnishings and room layout. Property is very plain and staff is very nice. I have lived here for three years and it has satisfied my needs as a college student just fine!

Overall super satisfied with my stay here! We have only have minor issued, which were all resolved in a timely manner. The front office is always nice and helpful. I have stayed here for three years and can definitely say it would be a good fit for any LSU student as it is wayyyyy less expensive than a lot of the "luxury" apartments with amenities I never used... It is also has two Tiger Trails lines that come by, where most properties just have one at most.

Don't move here. My AC has been working on and off for 2.5 years and they have yet to fix it after multiple work orders. There are guns shots always coming from the Armstrong someone actually was shot and it made the news. The parking lot has potholes all throughout the complex. You have to zig zag to not hit them. There's trash left out. The one girl in the office is rude (you'll know who I'm talking about if you go in the office). Internet sucks. Rent is reasonable tho. When you visit, take your own tour and ask the residents how they like it before you sign.

The Olivier housing are good apartments and I recommended it. The service is fast, and the rooms are clean
The internet they offer is unreliable and they're always slow to fix things. My toilet has been broken for a week and a half and I've gone to the office 3 times and it still isn't fixed. Hopefully i can find someone to take the rest of my lease so i can move out.
This is my last year of college at LSU, and my first time living in my own apartment with friends. This apartment is very nice, and has lots of space. We really have made it our own, and I feel so comfortable living here. It is more on the pricey side, and takes a lot to make these payments. For not having a gym, pool, or gate codes. This complex gets a 4 instead of 5 stars. Really am glad to be here though, and love the distance to campus for my last year!
