Property Ratings at The One at Lubbock
I renewed earlier in the year for reduced rates. The coming months were hell, from A WEEK without water in our building(during a blizzard), to rodent infestations. I decided to not got through with my renewal and opted to pay a cancellation fee. It was denied.The new management was transitioning in at this time. They demanded that I bring in a sublet and pay a transfer fee ,which I did. A couple of months later I was sent to collection for not paying the sublet fee which I did, because the sublet process was completed. I was then sent to collections again because the new tenant stopped paying rent and left. The reason was that they lost his contact information and then held me accountable for his lease(after subletting and paying the fees twice). I was not informed prior to any of the times I was sent to collection. They just put it on my credit and sent me to a collections agency like I refused to pay. The apartment is still trash till this day. It would be better to live in the streets and buy a tent. They have no quality control, the apartments only look good on the outside. Inside is an absolute tripe . You will have to embrace the roaches as they are tenants too. Maintenance ? forget about that till you move out. or they do come and steal your stuff(from experience). DON'T DO IT. JUST DON'T

While living at The One, the management changed twice and lost all files from previous management. They said there was nothing they could do when I disputed room damage charges because they have no proof from previous room condition forms. All staff are unhelpful and no one responds to calls or emails. The utility company they use charge almost triple the amount they should and you can't ever get in contact with anyone about it. The gates never work and the complex itself is not kept up or cleaned. The pool is always closed and the gym is only opened during office hours which also change all the time. Do not be fooled by the low rent prices, they are low for a reason.

This place is not worthy of even 1 star. Upon arrival on move in date, my daughter and her roommates encountered a filthy, disgusting, trash heap, dilapidated mess! Cabinets broken, warped ceiling, roaches crawling on the walls,-absolutely disgusting! We were assured it would be ready by nest day-but there is no way this can fixed overnight! Students and parents beware. This place is horrible.

Don’t believe the fake 5 star reviews. Maintenance requests are never taken care of, lots of cockroaches and Horrible staff, especially Gabby! They shut off water for 5 days during holidays without notice or compensation. Still made us pay the water and rent bill fully. When I first moved in, the whole apartment smelled like dog pee. They wouldn’t acknowledge the problem or do anything about it, I had to get it cleaned all by myself. They simply don’t care about the residents. Lots of additional charges for no reason at all. All 1 star ratings come out of truth.

Hello, My name is Jon and I am the General Manager at The One. While we were not thrilled that we had apartments thrilled, we did try and prepare our residents for the potential that extremely cold temperatures were approaching. There were even national news stories regard in these freezing temperatures and how to prepare for them accordingly. In an effort to mitigate additional apartments from flooding the water had to be turned off to prevent residents from having flooded apartments and no water. While this is never an ideal situation we are thankful that we were able to limit the flooding and restore water as quickly as possible after repairing plumbing issues due to freezing temperatures. Not only are they renovating everything and making it a wonderful place to stay, but they have so many activities for you to participate in it really makes it more than a place to stay!
The Ranch is the worst apartment complex due to Management. I was attending Texas Tech and I left to move home and was still paying rent there since they wouldn’t allow me to break my lease. I found a tenant to replace me and when I went back for my things they had moved 2 new girls into my apartment without notifying me and with me still living there and paying rent. When they found out they told me they were going to waive all the fees and let me out of my lease since I found a new tenant who still signed there even after she couldn’t take my spot. Now almost a year later they are saying I never found someone to take over my lease and I was still on contract and I need to pay the remaining 6 months rent. They sent a debt collector and it has become extremely difficult to live in a new apartment since my credit is flagged from them. They won’t even return my calls or emails and I have never delt with a more unprofessional and poorly run management. Seriously don’t live here!
DO NOT LIVE HERE. Naive college students seeking the lowest rent in town. There is a reason why this is the cheapest place in town. Its not because they are nice, its because they are the worst place in town. update july 26 2018 the landlord Kaitlin key came to me a week before move in. she said the even though i and they signed our lease that she wasnt going to honor it because she didnt like the bonus that management had signed off on. she then said i have to sign a new lease. (i dont have to do anything) (shady marketing practices and management on a power trip). i called corporate and they said that the old lease is actually being voided because it had write-in conditions on it (a different reason from what the landlord gave me.) however, when i asked to get this reason that it was void in writing i never got it. but the director of operations at homestead (parent company) did write to me via email that if i sign a new lease then we are not liable for paying off the old one as well (this is good). but then i get a text from the ranch directly saying that the old lease in in fact still active (this is very bad), yet i must sign the new lease they wrote for me also and then they "can" (not will) void the old lease. it seems like within all levels of the rank structure here nobody is on the same page. either that or there is some dishonesty here. i mean, a whole month before all this they "lost" my lease, and then magically found it within 2 minutes of me stating that i had a copy of it. in the past the ranch also tried to bill me for machines they plugged into our unit when doing construction to an unoccupied unit (about 100 dollars extra electricity). they said multiple times not to worry about it but i ended up with the bill anyway. shady people. i was also robbed three times within a year here. seriously, dont sign here. go somewhere else. safety is horrible. management on all levels are all terrible. every unit i have transferred to has been rotting inside. dont believe the pictures on the brochure or the show-room. document everything that is said and promised to you. because these people cannot be trusted.
My mom and I came to the ranch and we absolutely adored it. The pictures online do an injustice to the upgrade that we witnessed. The staff is very helpful, and they really listened to what I needed. Although you can tell the property is older you can still enjoy modern accommodations. They had an amazing special going on, if i signed a lease they were going to give me $500 CASH! You better believed, I signed. My friends did too!
Been here two years because it was super cheap and the first year the apartment was great and never needed repairs so I didn't get why people hated on this place. Then my second year the apartment was completely trashed and maintenance never showed up. Me and my roommates requested to get it all fixed since August and it's December with only promises it'll get done. What a joke.
The ranch is by far the cheapest place you can live in Lubbock. But don't let that fool you. You will hear every noise in the cheaply made apartments. You will lose sleep and regret every living there. The staff consist of unorganized college kids so don't expect them to be focused on on multiple tasks. They forget very easily or say they will do something then won't. Also a guarantee your car will get broken into or vandalized. So if you like the car you paid for I wouldn't move in here. In short pay a little more and you won't have to regret your decision for a year
I lived at the Ranch for two years. They're terrible. -in late July of 2016, I got an email saying that the Ranch would no longer be handling utility payments, even though our leases all said they would. They informed us that beginning August 1, we would be using a company called SimpleBills. SimpleBills was terrible. This is not entirely the Ranch's fault, but the Ranch did choose to force us to use this third-party company in particular, so they are not blameless. Then, without any notice whatsoever, the Ranch switched back to handling our utility bills in February or so of 2017. I was glad for the switch, but they didn't communicate at all. -When you apply at the Ranch and sign your lease, you're given a form to fill out for matching roommates. Since I didn't have anyone in mind to live with, I did this. On my form, I said that I was unwilling to live with a smoker. That was my single requirement in a roommate: a non-smoker. My second year, I got a sweet roommate, but she smoked. I went to the office to find some sort of solution, and was told that if I had an issue, I could switch rooms for a charge. My issues are, I a) care about my health, and b) am allergic to smoke. I was expected to pay to move. -A friend of mine also lived here. Right before finals, the Ranch informed him that he had 4-5 days to move out of his unit and into another. He wasn't being evicted, just moved. A week before finals. Two months before he was moving out. Within their rights, of course, but ridiculous. -The Ranch's staff will enter your apartment illegally. They're supposed to give you something like 48 hours' notice, but toward move-out dates would enter at random. Other residents experienced the same issue. -Work orders vary in time. I understand that this is based on demand. I understand that demand is higher at move-in time. However, for *any* work order to take multiple months is ridiculous. And a few of ours did. -They do not care about you. They want money. They'll set rent prices and be undercut by another apartment complex, so they'll cut their own later, and you'll be screwed over. They don't care. Please, spend that money elsewhere. Please. -The apartments themselves are gross. They repaint every year, which is terrible. The paint jobs are poor at best. The color choices are horrid. TL;DR the Ranch is terrible and could not care less about its residents. They only want your money. It's worth not eating two weeks of each month to live anywhere else.
This place has so many hidden fees, by the end of your lease you will have paid an estimated $500-$1,000 out of pocket. The staff/management never have any answers, are rude, and don't take care of things in a professional manner or at all. I have had numerous encounters with internet problems (30 times). They don't have a mass email communication system to notify their residents of any large-scale updates or changes to The Ranch Apartments, besides their monthly promotions and advertisements (see rest on Google Review). And these overages are not even legit. $50 overage in 2 months in a row? Let me explain to you why this is most likely made up randomly by picking a number out of a hat: 1. Our 3rd roommate has since left on December 2016, therefore using less resources. (whilst he was living with us the utlility bills overages never added up to this amount, so how does it make sense to reach this amount when only 2 of us are living in the apartment now?) 2. My current roommate and I don't use the A/C. 3. We wash clothes at least once every 2 weeks. 4. We unplug our TV's before going to bed at night. 5. We turn off our fans/lights/electronics when leaving a room. 6. We wash dishes occasionally. Another exchange that went poorly is when I switched over to another building/room and there were still overages leftover from the previous tenant that lived there onto my account. I emailed them about the problem and had to wait a week for a response that didn't even answer my question entirely but the overage was redacted and then a month and a half after that they still didn't answer my question. This is the question that they avoided and I still don't have the answer to: "If I were to accidentally pay this overage, what would have happened? And is it just myself that received these overages from the past? If not, and it happened to many tenants, why wasn't there an e-mail sent out regarding information like this?" Looks like they purposely want people to accidentally pay these overages and nothing will be done about it. Incoming residents - STAY AWAY, IT'S NOT WORTH IT. Current Residents - BE WARY AND VIGILANT. Lawyers - If you want a quick and easy settlement, START HERE.
The Ranch is primarily college living. The apartments here are a great value for the price. All of the appliances are nice and work great and the staff has been very helpful since move in. The pool area is one of the nicer ones I've seen at a college living complex. Large pool with grills, two hot tubs, lots of seating, sand volleyball and other activities. It's located next door to Wal-Mart which is very convenient along with many fast food restaurants which is nice for a college budget. It is only about a 10 minute drive to the Texas Tech campus with traffic and there is also a bus that students can take that runs from the complex to the campus.
