They never clean anything and there is garbage everywhere. This building seems to be run by college students who don’t know what they are doing.
Do not move here AT ALL IT IS A RIPP OFF. They don’t let you out of your lease, they still expect you to pay rent even if you lose your job, management don’t care they are unprofessional they find anything to make you pay this building is not even great for the price they charge. DO NOT MOVE TO THIS APARTMENT EVEN IF ITS THE LAST PLACE ON EARTH I RATHER BE HOMELESS AND IN DEBT THEN MOVING INTO THIS PLACE. AWFULL
Run! don’t walk there is a reason this place has so many bad reviews. Management is very UNPROFESSIONAL and rude! I have never seen a management team so LAZY they will literally make student workers lie and say they are busy; never believe it! Glad I left this was the worst experience ever! The Property manager needs to offer better training and hiring practices of there managers. Do not sign a lease here! Save your coins and find a better place! They do not care about you the moment you sign a lease which is upsetting being that they chose a customer service profession.
I have been living at the One at University City since January 2021. This property is really awesome and so far I can honestly tell that I have had an awesome experience! All staff members in every department are very friendly and always ready to help. I can wholeheartedly recommend this property to anyone who wants to live closer to FIU (both MMC and Engineering Campuses).
The worst student apartment, rent anywhere else. Had to wait 3 weeks to move in so that they could "get the unit ready", upon move in day, I walk into a filthy. broken down unit with a broken window, broken dishwasher, unpainted scratched up walls and filth from the last people (including the mattress). They sold more parking spots than there are available so I have not been able to park and I am paying for it. The staff is incredibly rude and not helpful in the least. Its been a nightmare, Just keep looking, don't move here!
These are the worst student apartments ever. I should have known that they were not good from the start given that whenever I tried to call them prior to signing my lease agreement, they never answered, and when I asked for a tour, they said that the apartments were not ready to be toured yet. First, I paid for the full month of August only to be able to move in on August 21st, so I was initially going to only be able to live in it for 11 days. They said that they were going to use those 21 days to finish “renovating” the rooms. To my surprise, when I got to my apartment on August 21st, my room was not ready. They were actually still working on my room, and they still had to paint what they were going to work on. They were adding the door to my room. Additionally, the laundry room is inside my room so my roommates have to come in and out of my room to do laundry, so I have no privacy at all (In which I was not informed about prior to signing the lease or moving in). At the end, I was not able to move in on the 21st because there were various maintenance staff coming in and out of my room finishing the work, where they left a mess of chipped paint on the rug. When I went to speak about this in the lobby to the managers and the people from the front desk, they were super rude and they told me that all they could provide to resolve the issue was to give a $100 dollar gift card for the inconvenience, which I still have NOT received. When I came back the 22nd, they still had not finished my room, so I was still not able to move back in. I went back to the lobby to ask them to prorate the initial payment I made, and they said that they couldn’t do anything. I had no place to stay those couple days as they were still painting and installing the door, resulting in me having to pay a hotel out of pocket in which they refused to reimburse me for on their failure to deliver a ready room on said move in date. On top of all of this, I heard about people missing ACs, furniture, etc. Also, apparently, they sold more parking spots than what they had, so a lot of the students living here were left without parking. This has literally been the worst experience ever. Please whatever you do, do not move here. Try to find some apartments that are a little bit further away from FIU. Believe me, the commute is better than this horrible experience that I have had.
Good luck even trying to lease here, I attempted to call, text, and email for the better part of two months and received no response from the leasing staff. Upon my agreed-upon move-in date on my re-lease, the unit smelled like a landfill, trash was still in the room, and the walls had countless marks, scratches, and hangers left in them. Staff was extremely rude and unhelpful throughout the entire process. Would not give me their manager's phone number, only his email, to which 3 weeks now have passed and I have heard no response. Staff made no apologies and instead blamed the issue on the prior tenant. My windows will not close, making it difficult to sleep from all the noise outside and it has been over a week since I submitted a maintenance request to have this fixed. No one has fixed it. Attempting to work from home here is nearly impossible, as the wi-fi speeds are dreadfully slow and cell data reception for trying to set up a mobile hotspot is nonexistent within the building. I have a large, nationwide carrier and my calls will drop when I am on the phone within my bedroom. There are additional charges for just about everything associated with living here, this whole place is a racket.
There are 3 other apartments within walking difference that have much better customer service, prices, and quality of their building. The administrative staff is horrible they are no help with anything. The apartments are tiny, unfinished, and rushed.

This place is the worst for students who uses WIFI! Besides the place being a scam as a whole, the WIFI is absolutely TRASH! What really brought me to this bad review is during an exam the WIFI stopped working and I ran out of time! This place can literally put your grades at risk! Would not recommend this place to anyone. Get your money's worth somewhere else.
Building is unfinished and staff is unprofessional
There are too many horrible things about this place to cover in a single review. Let me try to sum it up. There is no communication and horrible management; trying to get help with anything is nearly impossible because the kids at the desk don't know what is going on ever, and all the emails and phone numbers do not respond. The internet works 50% of the time, IF THAT; we are all trying to study and work from home and this makes it nearly impossible. They take away the only good things about living here (the amenities) because of their own failure to implement and take action when they said they would. The place is half finished, every floor still has a ton of construction and it makes the work seem rushed. Nothing is clean when you move in, the ceilings were left unfinished, they claim to be furnished but provided no table to eat at or chairs. You can't park your car in the garage without getting a layer of black dust on it. The appliances and furniture are low quality. The list goes on. Trying to make the best out of the experience living here but the One is just not it. I pay so much for a 300 square feet apartment and can't even enjoy it or say they care about their residents.
The customer service is bad like weeks with no response bad. The apartment does not look like the marketing materials at ALL. The building isn't finished and all the amenities are optionally provided, according to the contract. This includes working A/C. So I still have to pay full rent even though there was no pool access for a few weeks, and my a/c goes off every other day and my apartment is about 80 degrees all the time. there is also standing water in the parking garage and hallways that the management has refused to address my concerns about. This is going to cause real structural damage and you may be left out to dry if you sign with them.
