Not what I expected
This place charges a ridiculous amount in move out fees. They said they would cover normal wear and tear. I took photos upon move out and it was clear everything looked good, yet I was still charged this insane amount. Everything in my unit was getting broken and required maintenance often which suggests that the place is quite old and required frequent maintenance. They charge high rent for quite an old place and I feel it's not worth what I paid here. I would not recommend this place.

Poor management
The management shows a concerning lack of urgency in addressing fundamental problems with the dishwasher. Despite my repeated complaints about the foul odor emanating from stagnant water trapped within the dishwasher, they have yet to prioritize resolving the issue, even after a span of over 10 days. This establishment is far from conducive to maintaining a sanitary environment, especially for families with children.

Onyx residents are friendly and maintenance crew is awesome. It is near by freeway and shopping areas, onyx comes under one of the best school districts in Washington. It has covered parking for residents which is nice during extreme hot or cold conditions.

Onyx is a good to live in as it is close by freeways, shopping malls and 30 min drive to Seattle downtown. Maintenance team is nice and courteous. Couple of improvements will make this place more resident friendly: Bigger park for kids, more guest parking spots, Leasing team handling bigger parcels instead of keeping it outside and someone steals them.

Save yourself- do not lease here
I wish I could give zero stars.... I would not advise anyone to live anywhere owned or "managed" by Greystar, it was an absolute nightmare. WORST part of it all was the mold/mildew issues that started in the winter/rainy months.... after buying 2 air purifiers, damp-rid buckets, constantly wiping/cleaning windows and airing out the unit, nothing helped (have lived in the PNW 20+ years and never had this issue). Mildew and mold ruined bags full of shoes, clothes, hats, gloves, and our tempur-pedic mattress. We submitted photos and evidence to office management, and had been starting to get sick from the mold... and office management STILL would not move us to a new unit or let us leave the Onyx. They value making money more than their tenants health. To add to our horrible experience, the entire duration of our lease we dealt with extremely noisy neighbors upstairs- the buildings are very old, so you can hear EVERYTHING (I explicitly asked about noise issues during our initial apartment tour and the leasing agent lied and said there would not be problems in our unit). We begged office management to help relocate us/talk to the neighbors, nothing was done. Cherry on top next to the horrendous property "management" - they still made us pay more money when we moved out, Greystar accounts receivable did not really care what our living experience was like. The only thing this place has going for it is location, that has easy freeway/downtown Redmond access, and is across the street from Microsoft (they target tenants new to the area and sell you on the location). Please save yourself the agony and do not rent here (or anywhere else with Greystar).

Being new to the US, our first rental experience was so good at Onyx. We had the tour to the community and booked the unit in no time. All the leasing formalities were simple, in 4 days, we moved to our home from our hotel stay. The people at the leasing office were so friendly and they ensured the unit had no issues when we move in. Even minor issues that we noticed were fixed so quickly. I really appreciate the management and service team at Onyx.

Its good community but treating existing residency is really bad. I enquired for moving to 2b2b but its special for outsider and more costly for existing ones. when asked replied they want to get new ones to community does not care one staying here. Which was unexpected.

Do not live here. If you want any peace and quiet or expect that your neighbors will follow the rules of the lease or at least be held accountable when those rules are broken, you will be rudely awaken by the lack of responsibility taken by management. As long as you keep the money flowing into their pockets, they wont have a problem, but if you have a problem, well its probably best you talk to the attorney general or a lawyer because Onyx is not going to help you.

Not livable
if you are in ground/middle floor, consider yourlself very unlucky.You cant work or sleep with peace, except a lot of noice coming from your upstairs, there is nothing that property management can do to address this noice. They just take notes every time you inform them and that's all then can do.

The location is great and convenient to many places. However, you could hear toilet flushing sounds, kids running, showering sounds, and snoring from the neighbors above you. The sound of the heater is loud too. If you are in a meeting online, the participants will hear sounds like a fan which is very disrupting.

I Would like to Update that , If any internal issues maintenance work is extraordinary Kudos for that!!! I loved this community for last 2.3 years and tends to extend my lease for 3rd time but not now. Whereas in the same service request we have an issue with heavy noise from my top floor residents. IN spite of complaining several times (6-7 times and fed up with complaining),issue will be addressed only for a week when we compliant and slowly it increases to peaks in another week. Its untearable and continuing from the last 7 months...I really fed up and definitely will never recommended if this type of issues are not addressable and also very unhappy to continue to stay... Never mind this is not the case in the last 2.3 years which was tends to renewal for me 3times (Inspite its acceptable few times noise which can be held once or twice in a week). Being good person and well wisher to neighbor's cant afford this noise and really fed up complaining several times and feels very much unhappy. Overall, I will not recommend this community nevertheless of no action at all... I already challenged that ready for observations but just its complaint but don't want to blame anyone whereas only the suffer is the household.

Very conveniently located to the Microsoft offices, comes within the Benjamin Rush school district. Houses are pretty decent an d community is pretty good. The leasing office staff is pretty professional.
