Property Ratings at The Orchard at Solo
Current apartment has black mold coming through the wall from the gutters being broken and leaking into the wall. Views multiple other apartments with no avail. All had damage to them and was simply painted over or they had water under the floor boards. They send generic emails over late fees and such but won’t fix anything. I’ve had the owner in my place and he said it wasn’t livable but here we are. Months later still trying to find somewhere else to go.
Dumpsters are overflowing as fast as they are emptied. Lawn care is infrequent. Snow removal? Ha! One swipe through the middle of the parking lot with no return for cleanup of empty parking spaces and no rocksalt put down to get rid of ice in the lots. Management only cares about sending generic lease violation emails to the whole complex but won’t address tenant copncerns. Only way to send maintenance requests is through their tenant portal but not everyone has a computer or smartphone to set up a tenant portal. Guess those tenants are SOL if they need maintenance. Cops are on property at least twice a week responding to domestics, burglaries, larcenies, nose and fireworks complaints. One tenant overdosed on heroin within the last 6 months. One building had a dryer fire within the last year and the burned up dryer is still sitting in the laundry room of this building!
I don't like how they go about things only way you speak with them is when you go there and they lie to your face
Never had a complaint about apartment itself and management is fine. Neighbors are nice and keep to themselves. there is however something weird about the lights in the apartment. every day I swear that they get dimmer. I asked my roommate and he just said I must be crazy.
These apartments are filled with different bugs, Roaches, Spiders, big mosquitos and we’ve caught a few MICE in our apartment. They even came to do a regular “Inspection” to check on water leaks... there is no water leak in our apartment. We can hear mice in the walls and ceiling. We called the main desk and asked if this a regular problem and she laughed and said NO but she is apart of the new management and maybe she doesn’t know about the issues here. Which I highly doubt. I knew people that lived in the complex who had a problem with BED BUGS. Do not move here!! The rent is too expensive. They need to reduce rent! And the good reviews that people are leaving has to be the people apart of management because these apartments have too many problems. No way people are satisfied with these conditions. My neighbors calls and complains about there problems as well. Do not move here!!
The Orchard Estates is under new management for a few months now and already doing an amazing job! Everyone in the leasing office are very friendly and helpful. My boyfriend and I have been here for a year and are renewing our lease here. The parking lots are in the process of getting redone, a new playground was built, a dog park will soon be getting built, a few more upgrades are in the talk but is still TBD on when they are going to happen. The pool is having issues but hopefully next year they will have It open. The things I don't like is that the apartments don't have washer dryer hook ups and being on the top floor and having a young child, laundry days can be difficult. Also the laundry rooms are filthy. Some residences don't care and just throw dryer sheets and lint all over. And the washers and dryers could use a wipe down. There are only two washers and two dryers to share with 10 apartments. Also having only one VTM at the leasing office can make things difficult at times especially in the winter time when you have to walk in negative temperatures and snow blowing in your face. The summer can get really hot in the apartment. There's only one AC for the living room but the bedrooms you're sweating it's so hot. However, for the most part I would keep renewing my lease and would recommend to anyone needing a place to go!
I have lived here for 4 1/2 years and there have been some ups and downs. I do believe the new owner Will bring this complex back to what is was. The people are in the rental office and maintenance are professionals and very helpful.
Roaches, Roaches, Everywhere. Saw small bugs last week and called the management to report. I was completely ignored. Now these roaches are crawling all over my kitchen. Crickets from management. Save yourself.

I'm currently waiting for my lease to end so that I can leave this place. When we first moved in there was 1 woman who worked the office. Whenever I would bring up an issue with her she would get very defensive and tell me how overwhelmed she was because she was supposedly doing 3 people's jobs. Then there was a management switch and the new office people are very nice but the maitenance is terrible. They only plow a small portion of the parking lot. NONE of the parking spaces were plowed and I watched as the man who was supposed to be plowing had a cigarette and chatted with a friend. When I called to complain that none of the spots were plowed (despite there being only 4 cars in the lot) the woman told me she would inform maitenance. He then came back and plowed one spot and left. My car gets stuck daily and I have a small baby. God forbid i fell on all the snow while holding her. I've only been here a year and I'm sick of this place. It's just a giant hazard waiting to happen
I am sick and tired of my downstairs neighbors smoking pot and it comes up through the vent. Management refuses to do anything, so ignoring a tenant of 18 years is discusting. Just a thought, heat and smells rise! If you want a safe drug free environment DO NOT MOVE HERE!!!
Since I had moved in, the air conditioner hCD never worked. When the maintenance men came to fix it, one "explained to me" that its (a condenser?) that doesnt work and he will put in the one from his truck. The other guy said quietly to him, "that's the one we just pulled out of (4), its the same problem", and the first guy shook his head at the second man as to tell him to hush. This occurred in my home IN FRONT OF ME. I spoke with the bldg manager and she said that they told her it worked when they left. Im on the 3rd floor and it was no less than 90 indoors all summer. Also my refrigerator seal is destroyed and doesnt keep anything cold. I have to keep a cooler in my living-room because it doesnt fit in the tiny kitchen to substitute the broken fridge. I brought this up to maintenance when they came to "fix" the air, and it still hasn't been fixed. I have asked again since, too. I pay 8 1/2 hundred dollars a month for my rent for nothing to be fixed and to not be able to stand being in it long because of temperature. (This is w.o having the stove or oven on. When cooking, the windows all have to be open for the heat build up.) Also, the place had a shooting recently where a baby was almost killed. There are drugs being sold out of my building below me and me and my kids, and being done in the stairwell. I can't understand how this place is constantly crawling with police and this kind of stuff can go on. I thought we would feel safe here. We are terrified and feel we can't even expect any results by going to the office about things. Don't waste your money here. Save your family and rent elsewhere.
I will be living here for two years this June. When the lease is over I will be gone. When we moved in we made a list of items that needed fixing, one of which was the sink in the bathroom located off the master bathroom was coming detached from the wall (dangerous). The items in question have yet to be fixed. When we noticed a problem with three outlets, it took over a year to get them look at. When they ended up braking apart in the maintenance guy's hand. This past summer there was a terrible flea infestation! Though they sprayed pesticide it only seemed to make it worse. It was so bad that all you have to do was walk outside and you would be covered in them. What's more our pets died of pesticide poisoning. When we notified the office, they blamed us and told us our windows must have been opened when they were spraying. Odd considering we live in the basement apartments and if the weather was permitting then it would have been to hot to have our windows open. Basement apts. run cool, why would we choose to make it hot? And knowing that they sprayed the pesticide a second time on a day it was raining... I doubt their theory. I can not wait to leave and be free! And yes, Orchard Estates is in the habit of sending notices to people stating that you owe them money. It seems that the main office is under the impression that the tenets pay more then their leases state. Further more I feel deeply unsafe here as the tenets across from me have the cops there at lest once a month do to mutual domestic violence and they have a habit of bringing others into. And have gone after other people yet they have not been evicted. The building I live in also had a drug bust not to long ago. The pool this summer was mostly unavailable and closed. We pay for the use of it as tenets yet we were denied acses to it. I do not recommend living here. I would give this place no stars if it was possible.
I would not recommend living here. I lived there for 3 months and broke the lease. In those 3 months we never had maintenance come and fix any thing we told them was wrong. We had abedroom where no out lets worked, windows that would fall out, ants, mold, a room that the carpet would get soaked when it rained, someone broke into our storage closet and stole $600 in tools, and the management company has been sending me notices telling me that I owe them money since two weeks after I moved in when I don't owe them money. I no longer live there and am still getting notices. Stay far away from this place.
Orchard Estates is located next to I-81 and Roxboro Elementary and Middle Schools. I have a 2 bedroom apartment that runs $820/month. With maintenance being on sight one would expect issues to be fixed in an acceptable manner. This is NOT the case at Orchard Estates. On several occasions I mention several issue to the Orchard Estates office and I've also called the Emergency number when the office is closed. During the 10 months I've lived at Orchard Estates I've mention more than 20 problems and only 4 have been addressed (notice I didn't say fixed). The laundry room (which only has 2 washers and 1 dryer in a 10 unit building) in the base routinely floods (I feel terrible for the folks living in the unit next to it). Orchard Estates has a pool, however it didn't open until nearly July and is not open every day (still looking for Life Guards). Sheriffs Deputies are on site 24/7 due to past issues (Meth Labs, Drugs and various other crimes). At times residents are harassed and ticketed for various traffic offenses (at a much higher rate than any other road). I don't recommend living at Orchard Estates.
This complex is located literally in the middle of everything. 15 minute or less radius from Liverpool, Cicero, north Syracuse, and downtown. Units have a spacious 950 square foot floor plan. The large complex is equipped with a pool, timely management staff, and pets of any size are welcome with a fee. The staff are wonderful, hospitable, and extremely accommodating. I have lived here a few years ago and came back when I moved back into town. Always a pleasurable experience!
My girlfriend and i moved into Orchard Estates a year ago, we signed a one year lease and we just signed another year lease. Truthfully i have heard several negive things about the apartment complex but my girlfriend and i have never had any problems. The complex is set back from the road so you dont feel like your living right outside of a major city . Your only a one minue drive from rt 81 , two minutes from rt 90 and 5 minutes from 481 and destiny USA. The apartment is more than big enough for two people and includes heat which is handy considering central NY is cold for 3/4 of the year.
I RECENTLY MOVED TO ORCHARD ESTATES. I FOUND THE STAFF TO BE FRIENDLY AND THE COMMUNITY TO BE WELCOMING. I FEEL SAFE AND SLEEP WELL AT NIGHT.
