Terrible place. They do not even deserve a one star. Staff lacks integrity. Remodeled apartments include painted over food crumbs and debris from previous residents. Had to scrub a 1/4 inch of grime from floors when we moved in. Inconsistent implementation of policies. Please don't move here.

Lot of roaches and mold in apartment. Very horrible place to live. Management is not responsive. Fake smiles. Not willing to help.

When I inquired about a 6 month lease, I was told a 6 month was available, but when I went to renew for 6 more months, I was told the shortest I could do was 10. Beware, they can change the number of months to whatever they want when you renew. Ripoff!

Dear Resident, We are sorry that you feel this way, we posted a renewal offer letter on May 15, 2019, this offer is open for more than 45 days from your lease expiration date June 30, 2019. The renewal offer letter states that lease terms are based upon lease term availability. Our current available lease terms are month to moth or 10-14months lease term. Please understand that we make the same offers of term availability to everyone when sending out renewal letters for leases that expire on the same month end to be fair. It is to my understanding that you decided to stay on a month to month lease agreement, our office drafted the month to month lease and its pending your signature. I am rupa I live in apartment no 10-106. We are friendlywith maintanace guys and all of the staff are like a family member .they treat a good manner with us. I preferred to stay more people in this apartment

I lived in this complex in 2016. In the first few months of living here, we experienced no heat, washer/dryer issues, oven problems, outlets that don't work, ants, and vomit outside our front door that's been there for weeks. We have 10 maintenance receipts in that 1 year we lived there. At the end of our lease, they charged us another months rent because we didn't give them our 30 day notice that we weren't renewing our lease. They also said we HAD to have the carpets cleaned by a certain business that they prefer. When we moved out (finally), one of my roommates was still moving some of her stuff out and one day she went back to grab some stuff, A WHOLE NEW FAMILY WAS IN OUR LIVING ROOM. Locks were not changed apparently and our belongings were not found. These people didn't even give this new family new locks. Anyone could have walked their front door. Don't waste your time here. Its not worth it.
We had a 12 month lease. In that time, the stove, dishwasher, washer and dryer all broke. 1-2 months to fix each time. Our heater broke in December and that took 4 days to fix. Our keys didn't even work when we first moved in. The grass area outside of our apartment was basically a swamp all summer because of the over watering, no one puts their trash in the dumpster, and best of all we had to complain 3 times to get the vomit cleaned in our hallway after new years. Oh and they require you to hire carpet cleaners from a list they provide and submit a receipt. But even after you do that all that, don't expect your ridiculous $600 pet deposit back.

Dear Previous Resident, our office has searched through our records and we cannot find any work orders or no heat issues that were not resolved immediately. As a company we treat heat as emergencies and have appliance parts and appliances on hand when needed so all work orders can be handled as quickly as humanly possible. If we do not have parts on hand our office has several other steps to insure our residents are taken care of quickly. Our maintenance team works very hard to keep our community beautiful both inside and out. In regards to your move out charges, our community does not have a $600 pet deposit, therefore, if there is some confusion on your move out charges we encourage you to please contact our long term manager so we may answer and/or resolve and questions or concerns you may have. You dont want to live here, sketchy neighbors, unparented kids, horrible customer service, high crime rates and vehicle break ins. I lived here for a year and it was a terrible experience. The office staff will lie to you.
Excellent maintenance which creates attractive surroundings both indoors and outdoors. Ease in communicating with management. Come and see the cool tenants walking around-children, teenagers, young working adults and seniors. All friendly and courteous.
Maintenance and management will not fix the mold problem (I have plenty of pictures). Previously evicted (prior complex) neighbors will not quiet down and management will not address the issue. Do not sign a lease here. Formal complaints to the BBB, Housing Authority, Problem Solvers, etc. to follow...
Overall I rather nice complex. Some of the people that live here seem rather strange but I guess that's to be expected no matter what apartment complex you live in. The units are nice but can get very hot; even if it's cold outside! I enjoy living here but is it perfect: no. I don't think many places will be. Oh and it's right across the street from Cherry Creek!

My husband and I have lived here for two months now, and we were originally scared about how it would be because of the bad reviews we read. But we have been pleasantly surprised! We had several maintenance issues in our apartment when we moved in, and someone from maintenance was here the very next day to work on them. Since then, there have been a few other minor things (electrical outlets that were not working, closet doors that had come out of their tracks, leaky bathroom faucets, and some ants that came into our bathroom especially after a heavy rain). All of those issues were dealt with in one to two days. And then a member of the management called us a few days later to check up on them! We don't have any complaints there. We also had an issue with our neighbor upstairs making excessive noise in the middle of the night. We mentioned it to the management, and they spoke with him and resolved the issue within a couple days. I used the pool a few times when it was warm, and it was very nice. I definitely chose the times when it was not terribly crowded with kids, but there were always plenty of patio chairs and chaise lounge chairs on the pool deck. My husband and I really don't like the fact that no gas grills are allowed on our apartment patio due to fire code. But they told us about that rule ahead of time. Nothing was kept a secret, so we thought that it was an acceptable trade-off for the price. We have used the gas grills that are on the pool deck several times, and one of the two of them works very well. The other one works occasionally. So that's good enough for us. We haven't had too much trouble with parking, even if we can't always get the exact parking spot that we want. I read someone's review about kids playing in the driveways, and although this happens a little bit, it's really not bad. They ride bikes a little, but they usually are not in the way of vehicles, or they get out of the way when a car comes by. I've also read reviews where people thought the management was rude, but my husband and I have not experienced this. We have had nothing but positive contact with the ladies who work in the leasing office, including the manager, Olga. She has been very nice and welcoming. Yes, it is loud to live right next to busy Parker Road, but if you can't stand the traffic noise, then don't even look here. After a short while, you really get used to it and don't even notice it. My husband and I love how close this complex is to grocery stores, drug stores, restaurants, and many other places we visit regularly. I also love that there is access to Cherry Creek State Park literally within short walking distance. We ride our bikes and run on the trails all the time, and it's really nice that we can get to those trails without even having to drive anywhere. I wouldn't worry about neighbors here. There is definitely diversity in the community, but I have had no issues with this whatsoever. Everyone pretty much seems to keep to themselves, except for the kids who all play together. We chose the Orchards because of the location, the price, the size of the apartment, and the comfort we felt in the area. Someone else mentioned that the complex next door is nicer, and although I don't know if their apartments are any nicer, I do know that they were quite a bit more expensive. We feel that the cost of our two-bedroom apartment was one of the most competitive ones of all the 30 complexes we researched in the area. Oh, and we were told that an apartment with new carpet would cost more, so we specifically asked for one with older carpet. When we moved in, they said that they weren't happy with the condition of the carpet after the previous tenant moved out, so they replaced it but would not be charging us the extra monthly fee. Anyway, I just wanted to put some people's minds at ease in case they had decided that this might be a place they could afford but were worried about the bad reviews. Don't worry... their experiences seem to be atypical.
Management is less than helpful, maintenance is rude, nothing ever got fixed in a timely manner, parking is a nightmare, the fitness room is a joke, and my neighbors brought in bed bugs. For what I was paying for my unit I expected a LOT more. I would not recommend this complex. The next door complex is much nicer.
The apartment leasing agent was very nice and knowledable. The bathrooms are small, we need a wheelchair accessible apartment, while this may work, it is not the ideal bathroom. I would have liked to see more built ins, such as a desk. Since I do not live there, I cannot rate the maintenance service or the noise level, however since I was forced to I did, Overall the ground and amenities are average,
