North Grand Rapids is the sprawling sector north of central Grand Rapids along Interstate 96. Although this portion of the city offers a suburban feel, there are abundant amenities within the area. State Route 37, also known as Alpine Avenue, is lined with restaurants, supermarkets, retailers, and local businesses. Should be a zero star rating based on my experience. They will show you a nicely remodeled unit and then rent you one that is old and run down. Be prepared to call “maintenance” a lot to keep your unit running. They only have wall ac units which are not strong enough to keep the unit cool! All the units reek of marijuana and cigarette smoke. If that wasn’t enough, they make up “damages” to keep your deposit! Stay away from this location at all costs.
Because staff here is very friendly outgoing egar to help out in anyway they can, The maintenance keeps the apartments here very clean and up keep. The swimming pool is kept up fixed up ready to use every year. It pet friendly as long has you keep up taken care of their messes. The stores and restaurants are close by if you need to go. Over all the phone conversations are always pleasant and outgoing
Tha hardest place to keep running water in the world, Africa and this apartment complex. My water goes out atleast twice a week.
Very quiet and peaceful place to live. Great view of the playground. Helpful and professional maintenance staff always willing to help in a timely manner. Definitely a great starter home!!!
we keep getting bees in our apartment and we have complained multiple times to the office and they keep trying to pass it off as someone else’s responsibility to take care of. we have probably killed 25-30 of them in a 3 day time frame. They just keep acknowledging the work order and marking it “complete” without taking care of the actual problem.
Not sure where to even start. There was constant smoke in our apartment, the staff lied constantly, things took a while to be fixed if they ever did get fixed, there’s trash everywhere around the building, the company is unprofessional, nothing ever works when it comes to these folks, the lease terms are onerous the list goes on and on. Save yourself the trouble and don’t rent here.

Management does not care about residents. They bribe residents with free giveaways for positive reviews. Any maintenance is done with little regard to disrupting residents' lives. They will not show up to appointments they make. Very disorganized and low-effort management.
It used to be a good value but it isn't anymore especially considering the fact that they've raised rents. Luckily I was grandfathered in because this place is not worth the money that they're charging these days. Don't be fooled by the fake wood floors and stainless steel look appliances. This place is a dump. The heat never works 10 days out of the month. During the cold winter it's barely even registering. There's mice in here and roaches. They lie to you and tell you that things on your lease are going to be a certain way but when you sign the papers is completely different and then they charge you more money later on down the road. Totally dishonest people with crappy maintenance and no heat. It's also a dreadful area with lots of traffic so you can't go running or anything. And Meijer which is right down the road still ends up being a 10-minute drive.
This place is great the staff is super nice and understanding when you have any questions. The location is also great and accommodating this will be my third year here.

I have lived here for several years and I have only had a few issues which have been handled promptly. I love my neighbors. I love to walk my dogs but I wish that residents would pick up after their dogs so that the grounds can stay beautiful. My granddaughter loves to come and play on the slide and swings . The office staff are polite and professional. The maintenance staff are always very nice and courteous. I would recommend this place to all.
When we have issues with anything, we call and maintenance is on its way to fix it ASAP & that’s something we didn’t have before at the place my daughter and I lived at before so that’s highly appreciated.
The Orchard Apartments is a great place because of where is it located. Close to so much and the staff is great.
I think this place is absolutely great I’ve been here almost three years and they’ve got amazing people to help you with anything you need.
Worked with a wonderful lady named Lis that helped me find my new apartment. She helped me and walked me through everything that need to happen to get in.
They really care about the money from the future or current resident and don't really care about maintenance and the importance of safety. From stoves that could be a fire hazard, to bees, to locks that could probably just break open and the slightest wiggle to unlock it. Mice. Charging you for things that you shouldn't be charged for but they try to anyways. I wouldn't even go in the pool.
DO NOT MOVE IN HERE. ALL 5 STARS ARE INCENTIVIZED WITH GIFTS. This place looks very nice from the outside but the apartments are outdated, neighbors do not have any common courtesy and will keep everyone up at night (sounds echo around every apartment), and staff is very difficult to work with at times. We tried swimming in the pool but I would highly doubt they clean it more than once a year. The gym is a 6'x6' square that can hold one to two people, uncomfortably. Some landlords are flexible and some can't ever help you because of corporate governance, unfortunately this place happens to be the latter. One week someone came in to fix the gas lines and there ended up being an air bubble in the gas line so the starters on our oven kept on turning off. When this happens, propane was leaking freely into our 500 sq ft apartment and for a week straight we would wake up every morning and smell nothing but propane. We were very concerned because it was so dense and we couldn't get the smell out. The apartment complex knew about this leak because there were 24 other apartments going through the same thing. Some people would just sit out in their car to avoid the smell. It took over a week to get this problem fixed and I can't imagine what sleeping in a dense cloud of propane does to your body. One of many horror stories about this complex. Be careful what you pay for because I would pay a lot more to avoid this place.
Got fined over 200$ for water marks on the stove and for their leaky garbage disposal that they failed to fix multiple times. Left one or two strings from a shirt on the floor during clean up while moving out and got fined another 50$. During our last month of our lease they disabled my roommate and my auto-payments without informing us causing late payment charges.
We fell for the pictures and the model apartment and thought we were getting a great, beautiful apartment that would be quiet and in a great community. We were so sorely mistaken. What they don't tell you is that you are more likely to be placed in the older apartment buildings, even if you have a "upgraded" unit. Their upgrades are laughable- the mid-range upgrade only includes "plank" floors, and a dishwasher. Our laminate counter tops are almost completely peeled off, we have a ton of paint on our floors (they promised they would clean them) and the worst is the smoke. You are allowed to smoke in your unit, which means if you are living above a smoker, you will never be able to get rid of the smell. They are not forthcoming with the fact that you can smoke in the unit, because "why would we put that out there?" (Direct quote from a worker at their office.) Their staff don't care about their renters' needs or issues, and do not do anything about loud neighbors, or loud dogs, etc.
I live living at the orchards at four mile. I've been a resident for several years and the staff is always friendly and prompt in fixing any issues that might come up.

I got denied 3 different times with a co-signer and no avail. I was only upset after having them charge me again and again and again, even having messed up themselves while processing my information. I was too excited to get this apartment and let them talk my way into paying a $200 admin fee BEFORE being approved for the apartment. I called them a week later asking for only my admin fee back since it was a lot and I didn't get the apartment. They not only avoided my phone call during office hours they waited 3 more hours before they closed to email me back. Stay away (and they have bed bugs too).

This is decent for a single person but not for two. Hardly any room for two people. The layout of the apartment is poor. Everything is condensed Harley any room to walk through the dining room to the kitchen and the coat closet was squished into the dining room. Our building had very loud neighbors who would “do things” and we could hear every single bit of it. Embarrassing when we had guests over. The walls are so thin. Maintenance was horrible they would just barge in even when I asked for someone to be there before they come in. They would leave things an utter mess and we had to clean up after them complained and nothing would be done. Our ceiling collapsed and heard this was common around the apartments. Office staff had bad attitudes and neighbors were rude and would throw my welcome mat all over the place. Glad I left Pros: the bus system in good here all throughout the complex. The price but not worth it for two people.
This is literally the worst complex I have ever lived at in my entire life. Things mold, constantly break and the staff is friendly but not actually helpful. The closet doors fell off every week, you have to pay to use the 20x20 foot gym, and after being extremely unsatisfied with our time there. They made us pay over $2000 to get out of our lease early. I have never had such a horrible experience living anywhere and I’ve rented from 5 different complexes in my life.

There were a lot of things that we didn’t like about living here, beginning the first day we moved in. It was nothing like the model — we excepted a really nice place to live, that it wasn’t. - Everything was falling apart when we moved in. There were drawers that wouldn’t open in the kitchen, two broken closet doors, everything was dirty and grimy and there was nasty old food in the sink. We had to buy four different cleaners before our cabinets came clean and had to line our cupboards/drawers because they were so gross. It took 2-3 weeks before our broken things were fixed. There was hair painted onto the walls. It was just gross. - There was ALWAYS trash in the parking lots, wooded areas, grassy areas, everywhere. - During the winter the the parking lots usually didn’t get plowed until later in the morning/day so with a car it was difficult to get out. - There were so many people that didn’t pick up after their pets. They say they enforce a strict $25 fee each time it’s not picked up, but clearly that’s not enforced. - We didn’t have heat twice during the winter and it seemed like the washer/dryers rarely worked properly. - There were 3 fires while we lived there & a shooting. I NEVER got an email, text, phone call, etc. about the shooting saying everything was okay or that we shouldn’t be concerned. I had to hear about it on the news a few hours after it happened. - We constantly had bugs and spiders, like an abnormal amount. There were many other things, but really, those were what irritated us most frequently. We moved out in June. When we handed in our keys I specifically asked when we moved out, who the check would be made out to. In the time we had lived there we got married and my maiden name was still on the lease. By asking, I was trying to ensure that we would be able to cash our refunded deposit check even if it had my maiden name on it. I was assured it would have my husband or my name on it. When we got the check it was made out to the co-signer on our lease. I understand sometimes co-signers contribute financially, but the only reason we had to have one was due to the fact I was a student and didn’t yet have a full time job at the time of signing our lease. When asked why this happened they told me to take it to the bank with my lease and ask the bank to try to cash it. This being said, I hope if you’re looking to live here, you have a better experience than we did.

We have been living here for just over a year now, and quickly and happily resigned another lease. The building is well kept, and clean. They have a cleaning crew who comes by every week and vacuums and does an amazing job. Tenants are good about cleaning up after themselves, and I hardly ever see trash laying around. They also have people who go by and clean up the grounds daily as well. Maintenance is quick to come when we have concerns and get things fixed in a timely manner. In fact, because the apartment is so well kept, before we moved in, we’ve only needed maintenance once. If you’re looking for a good “starter” apartment, this is the place to be! They are on the smaller side, but that is definitely not a reason to rent from The Orchards. Staff in the leasing office is also very friendly and always willing to help out with anything. I HIGHLY recommend this as a place to live.

My boyfriend and I have been living here just over a year and just renewed our lease! Our one bedroom is the perfect size for us! the office and the staff are kind and welcoming. Any issue we've had, the staff has taken care of and fixed quickly and efficiently! And we love that pets are welcome too so we can have our sweet kitty! A big plus of living here is being located so closely to all the stores and restaurants available on Alpine and close access to the freeway! We wouldn't want to be anywhere else. Our only wish is that it was just a little cheaper, but hey isn't that what everyone wants anywhere they go?

The apartment that I had was in one of the older buildings with newer appliances. In the winter we had problems with how poorly insulated the doors and windows were, to the point that ice formed on the inside along the trim of most of the doors and windows. We also had problems with the wiring, to the point I'm not surprised there were two fires in other buildings. The only reason I liked the apartment was because of its location.

My husband and I have lived here for just over two years and we resigned for a third year. The staff is very helpful and all of our maintenance requests are completed very quickly. We get a lot of packages and never once has one gotten lost or misplaced when they are left at the front office. The grounds are well kept, the pool is nice to use in the summer. Overall people are friendly and I feel safe living here!

I love it here. I've been here since July of last year and plan on being here for awhile only negative is that the walls are kind of thin. My neighbors shower I hear it running. Flush the toilet I hear it TV if it's too loud I hear it. Other than that I love it here

Just like any place, there's going to be people that are not going to be completely happy for things that they don't agree on. However, policies are policies. The Orchards overall is a wonderful place to live at. Very convenient location, bus line going through the complex, and well taken care of. The staff will do whatever is on their hands to help you out! They are very outgoing and very understanding. They want nothing but the best for everyone! Be very cautious when applying here. I found that they will keep your deposit if you are denied and have in any way omitted ANYTHING from the application. I was denied due to having 2 misdemeanors that were roughly 8 years old at the time. Where I made my mistake was not realizing that these minor offenses are grounds for being declined at the orchards and that once you are declined they will not refund your deposit. To give some perspective I was immediately approved at two other apartment complexes the same day with NO issue. I believe that because rentals in Grand Rapids are so in demand that owners have the ability to be very choosy when reviewing rental applications and when you combine this with the opportunity to generate additional income from un-refunded deposits it leads to policies like this.
We moved into this apartment January of this year. We didn't really have many options at the time and felt that the location and price were decent. I wish I could go back in time and unsign my lease. We've had major bug problems and outrageously high electric bills due to bad appliances. The management says that there is nothing she can do for us and that she definitely can't authorize any form of compensation and if we want a credit we have to contact their home office which is based out of California. I just had a baby in July and I can say that I am uncomfortable living here but don't really have a choice since the manager won't even let me break out lease without an outrageous fee. I am no one to complain at all, but this property is less than poorly run. I would not recommend this place to my worst enemy. I can not wait to move somewhere that actually takes care of their residents and appreciates their business.
For for the space should.be cheaper..nice area convenience to highways n shopping centers Just think could be a little bit cheaper is all
