Property Ratings at The Orchards
They held my deposit after I was not approved, the 21 of September they told me they mailed my deposit. After waiting a week it still didn't not come and they insisted they mailed it. Called on October 11 and was told they did not put it in the mail until the 29 of September.. They were rude and disrespectful and offered no read. Why were they held by deposit for over a week? Offered no solution or corporate number to address the issue.
I’ve been waiting for these apartments since June 1st,2022 I turned everything in that I had to and they told me it’ll talks 7-10 days to process. I never heard anything back so finally June 28 i called and she told me she never received the verification she needed from my job BUT NEVER COMMUNICATED that with me so it is now July 7 and I have been calling for the last week straight to make sure everything is finalized and she basically told me today that I got approved but they don’t have any units available and don’t know when they’ll become available. Very unprofessional! You will be homeless waiting on these apartments I am no longer interested and will be going to pick back up my deposit & paperwork
Lived here for almost a year , i have a HORRIBLE neighbor thats been loud since ive been here , they do not enforce no curfew at all , they are very unprofessional. I have bugs, my sink was never fixed when i moved in , the apartment was dirty when i moved in. They will put you in unsafe conditions and make every excuse as to why there’s “Nothing they can do” do yourself a favor and ignore these reviews and find something better , the apartments are very nice but the management is terrible.
The Orchards are really beautiful apartments. They almost are as mini homes. I never had a issue with bugs, rodents, or any excessive noise. The Orchards enforce their 10:00pm curfew. Of course with any apartment complex you may hear your neighbors occasionally, however it was nothing worth complaining about. The property is well managed and well kept. If you paid for a parking space, no one else would use it. To be honest for the price of these 2 bedroom apartments and other apartments in the surrounding Independence area, I will gladly pay it. I moved out of the Orchards almost 2 years ago and moved back into the inner city for a brand new town home and that has been the worst decision I ever made. Hopefully I am able to move back into the Orchards within a few months. I have and will recommend these apartments to anyone. The managers are very professional and I have never had a issue with any of them. Very quiet and peaceful community as well. The ONLY thing I would recommend that The Orchards could improve on is their maintenance turn around time. Sometimes work orders would go a while before the maintenance men would get to them.
I've lived at the Orchards apartments for 2 years and I've enjoyed my time here. The staff is very friendly and the neighbors are ok. The best thing about my apartment is I'm close to everything. Super convenient!
My family and I have lived in the Orchards Apartments for 2 years and have had a great experience. There are many perks that have kept me here. #1 - The staff is very friendly and they respond quickly to my maintenance requests #2 - The property looks great, the grounds are kept clean. #3 - Its close to everything, shopping, entertainment, restaurants, I-70 etc. #4 - 24 hour fitness center, #5 - Pool #6 - A beautiful club house that I have used several times for personal events. It was a bit of an adjustment moving from a house to an apartment. I would suggest to anyone that has not lived in an apartment before to be mindful that you no longer have your own building (house), you are sharing a building with other families. It just calls for some thoughtful consideration but outside of that we've adjusted and we are pleased.
