Property Ratings at The Orleans of Decatur
Do not let the renovations fool you!!! This is a ROACH MOTEL they are everywhere! Finding a hatched roach sack in my room was so disheartening Because I actually thought the Orleans were going to be nice now I see little baby roaches everywhere I turn!! I’m spending too much money here to share with bugs!!!
Amazing apartments, clean, nice, comfortable and great spot to get to anywhere. Great staff, great work ethics and great great support!!
Great place to live!! Very quiet & secure!! You wouldn’t regret it!!
Newly renovated rooms, elevator, parking area, and they've fixed both gates. The staff is very helpful and friendly and Patrice is great! The trash chute is my only frustration. It's by the parking deck and fills up constantly so people put trash around it.
I am a resident of Orleans Decatur The premises is safe and secured The apartment maintenance is good Patricia is best
Property Manager at The Orleans of Decatur, Responded To This Review
Thank you for taking the time out to review our property. As we continue to exceed your expectations at The Orleans of Decatur, we are most grateful that you call us home!
Honestly, the complex itself is not bad. I moved in October of 2015, and, though the apartment was tiny, I enjoyed the parking garage and very limited noise of the community. Management, or the leasing agent that managed the small office from day to day, during that time was also very personable and extremely helpful. Negatives? 1) I absolutely hated the trash room. In addition to the dumpsters being already full on most days I took my trash out, the tops of the dumpsters were already down and almost impossible to lift. 2) Guest parking. Guest parking was limited to the few parking spaces outside the parking garage. There were not many spaces at all and most of the spaces were filled by 11 pm or so. It made guest parking a pain. 3)) Management. About a month or so before I moved out of the complex, a new property manager was hired. She was definitely not as personable or nearly as helpful as the property manager before her. My biggest issue were the excessive charges she made to my account upon moving out. $25 was charged to my account for ONE bag of trash she said was left in my apartment of which she showed no evidence of. $150 was charged to completely resurface the bathtub that only appeared to have caulking issues around the edges. There was no damage done to the actual tub. Three weeks or so after moving out, I got a call from a new leasing agent at the complex. I spoke with the leasing agent on Friday morning, and she informed me of the charges and suggested I pay them before the complex manager sent the charges to collections. This was my FIRST time hearing of the charges, as I would never have let something like that linger had I been informed. I asked when the complex manager would be sending the bill to collections, (because I definitely had questions) and she stated that the manager would be handling collections on the Monday coming up. When I asked the leasing agent to please send me a receipt for the resurfacing, she said, "No." When I asked her to email me a statement of the damages, she complied, but stated that I should have already received one by mail. I had not received any mail from the complex as of yet, but I checked my mail thinking that maybe I had missed something. Of course there was NO statement from The Orleans of Decatur. At the end of the day, I should have put up a fight, but I went ahead and paid the charges. I honestly just did not want to deal with the complex any more.
Secure very nice parents get a big city feel in a suburban area close to everything but secluded enough to feel comfortable
