*UPDATE 9/21/2024: Moved out 7/18/2024 and has been expecting my deposit to be mailed within 21 days according to California Tenant Law. Two months later nothing received. This morning woke up with an email from management asking for cleaning fees (which I expected to pay anyway providing their reputation, even though I did clean the unit) plus utilities (water, trash, sewer, etc. which I did pay before the start of each month along with my rent) and parking (I received parking concession according to contract, so should have been reimbursed). All these fees add up and went over my deposit, resulting in me owing GHP $64.52. Even the utilities were billed after the month of usage, I should only be paying for the 18 days of my stay in July. Not to mention they completely messed up my forwarding address and now pressing me to pay the remaining balance which I’m largely not responsible for. 7/19/2023: Did not receive any move in info till the late morning of the actual day, tho I have prior called in multiple times. Move in coordinator was not knowledgeable of the complex at all, had a hard time locating the unit. Went into the wrong unit the first time. Gave the wrong mailbox number too. Big stain on carpet, maintenance came in later in the afternoon leaving carpet wet so I could only sleep on the tile the first night. Second night someone was fighting in hallway. Been here for less than two weeks package was stolen twice. Oh hidden surcharges too. Bad irresponsive management, overpriced tacky slumlords. Look up GHP lawsuits, you’ll see. Run quick run fast. *Update: loud, poorly behaved and unattended kids running slamming doors smashing walls littering in hallway every single day.

During my stay orsini Apartments, the fire alarms constantly went off. Elevators are always broken. Homeless people constantly enter the building and security is often rude to tenants. I’ve also waited over a month and a half for a mailbox key replacement and kept going back to resident services for weeks. Prior to moving out I did a walk through with maintenance about what needs to be fixed which was two walls and a ceiling. Two walls were painted and the ceiling allegedly had smoke damage in a bed room I’ve never smoked in. I went out and brought the paint maintenance suggested and I primed and painted the apartment so I can get what was left of my security deposit. I received a bill at my new place for change of color and ceiling damage after going in and painting . I’m also a former professional painter . I’ve been going a hard time to receive my security deposit even though I provided proof of me painting the apartment which took my 5 hours. These apartment don’t care about the residents all they care about is money. This is after 3 years of paid on time rent, no disturbances and doing everything required after a move out. I don’t recommend anyone move into these apartments if you wanted to be treated fairly

While we acknowledge that you may not have smoked, we have observed signs of smoke-related damage that could have resulted from other sources, such as burning candles. Sloppy and unorganized. None of the information I needed for moving out my ild apartment to moving into my new one was provided until the DAY OF because I was the one reaching out asking questions. I hired movers to move me out the old apartment into my new one at 10am; I was not contacted by Orsini staff until 10:30am to tell me I wouldn’t be able to move in until after 3pm. I was not given the email to have my lease signed, get the cashier check/money order, provide my utilities information until after 11am. Completely disgusting how my move in was handled. Kate was an excellent help though.

Hi, it is disappointing for us to hear that your experience was anything less than great.
This place is a disgusting! The units have roaches and spiders in them. (And not just a few) The elevators are annoying slow or never work. The keys to access anything in the building barely work. Management is rude and very unprofessional, the whole team will treat you horribly and any problems you have you pretty much have to deal with them on your own. The Driveway to parking garage is always crowded with other car’s double parked. Amenities are cool but will feel old after a week of being here. Kitchen is very out dated considering you will be paying 2023 rent prices. The carpet is dirty and smells. (Most of the units have carpet) the trash disposal is always left wide open in the hallways with trash all over the ground around it.(you will have to walk past this everyday). You can only use AT&T home internet services which is $70 a month. My last place was only $40 a month. I moved here specifically for the amenities but the living situation is so bad that is makes everything not worth it. I could go on but just save yourself the stress and not rent here.

This is the worst apartment. number one issue is the elevator it’s broke at least every month good luck if you live on the 8th floor. Service is bad. I had my refrigerator broke and it took them 8days to come see after all my food went bad. Not to mention when my door got locked and they couldn’t open it so they made a hole through the door 2 days later came to patch it. I wishes I was able to upload all the proof. Doesn’t even deserve a 1 star

Lived here for one year and it was the worst experience. We ended up just paying rent for two places in the last month because it was that terrible to live here. It smells like weed and smoke all the time and there is no regulation, the fire alarms go off at least twice a week and they never do anything about it. The place is just dirty all the time and people don't care for the space and management does nothing about it. The elevators are broken all the time and they take days to fix it. Other tenants play music until 3AM and when you call security they don't do anything about it and tell you to call the cops and come downstairs to speak to the officers when they arrive. All the amenities that they promise you will be in maintenance most of the time so you don't even get to use it. My package got stolen here and they did nothing about it, management don't communicate with each other so they don't know what is going on with the tenants. There is one specific guy in the leasing office who is just the worst person to talk to, he is condescending and just rude. Every interaction I had with him was just horrible and put me in a bad mood. The security deposit is $500 but don't expect to get any of that back. I have always gotten my security deposits from the places I have lived and Orsini attached some ridiculous cleaning fees and other fees and ended up charging us an additional $500 and when we asked about it they said "that's not even bad, most people get charged more". There are other places in Downtown that you can look for and don't let the leasing agents fool you into living at this place by showing you just the "perfect" parts of the building because the rest of the place is just a mess.
I have been living in the Orsini for over a year now. Got my worst experience since I moved to LA 6 years ago. My packages were constantly getting stolen. When moving to the Orsini, I took a storage unit inside the building that got broken, and most of my stuff got stolen and destroyed, I lost a lot of money, and the building didn't do anything. They let me and my wife know just two days after it happened. I had issues with the AC in my unit after seven months of me asking them to fix it just then. The same thing for the leaking refrigerator. The building is always dirty. My car got towed from the parking spot three times in less than a year most recent was two days ago, after I had to park in the guest parking lot after someone was parking at my spot. I contacted the building multiple times to fix those things with them but never got a reply.
DO NOT MOVE HERE!!! I don't care if they are offering you a move in special, free parking, etc. This is the absolute worst complex I've ever lived in. Management is hot garbage. They don't response, answer the phone, or follow up with complaint. And don't get me started on Resident Services. They let anybody, and I mean anybody live here. When I first moved in there was roaches and spiders. I had to call maintenance to come spray. Please save yourself the trouble and do not move in this hell hole.
I spoke to the leasing team very excited to ask a few questions about any available spaces and after calling 4 times between their hours of operations, someone finally answers the phone 6 hours passed their start of operations time. Then the leasing agent somehow gets a horrible attitude towards me and without a notice forwards me to the manager of the leasing office. The manager then refuses to answer my questions and hangs up on me. I do not know how they treat current tenants but I will not be leasing here.
Not recommended for people with tobacco or animal allergies. There are no-pet and no-smoking policies, but there are many animals. I also smell marijuana and cigarettes every day. This apartment office no control over smoking and pets.
I applied for 1 bedroom apartment and Marissa one of the leasing office agents made it happened with no issues or hard time which I usually face as International student. I'm Happy now in my 1 comfy bedroom and it feels just great.
I absolutely love living at the Orsini. The apartments are spacious and clean. I absolutely love that there are washers/dryers in unit. It's super convenient and really hard to find in this area, especially for the price. The amenities are amazing. The pools are beautiful, the fitness centers are great, and there's so much more. You literally feel like you're living at a resort. My only complaint is resident services. They never answer their phone and are super unhelpful most of the time. They often lose packages and it's almost impossible to put in a maintenance request over the phone. Other than dealing with them occasionally, the Orsini is a great place to live.
This apartment complex has met my standards and above. It reminds me of the Bellagio in Vegas. The amenities are out the roof here. Inside basketball court, golf simulators, bowling, fitness classes all week, two gyms, outside track to run, spa and sauna, movie theater, business and computer rooms, rooftop pool deck that overlooks the LA skyline which couldn't be more amazing. It is also very secure and safe. 24/7 front desk people on watch. The apartments are very clean and new appliances. I love it here. Feels very homey and the location is great because you can hop right on the freeways so there isn't much traffic. I definitely recommend this place to everyone and I'll be living here for a long time because I don't know if there would even be a comparison to another place as good as this.
I love the location of my building right in the middle of downtown LA. I recently moved to LA and I have never seen a building so beautiful before. I feel like I am at a resort every time I come to my building. All the amenities remind me of a country club.
This building is centered in the heart of Downtown Los Angeles, and this is an amazing complex to live in! I've lived here for the past two years and it can't get any better than this when you factor in the area, rates, amenities, and the awesome staff. The 3-complex building includes a track, two gyms, a basketball court, amazing architecture, and plenty more! This is an apartment that can't be beat in Downtown Los Angeles. I never want to leave!
I've lived at the Orsini for over two years now and I still am in awe at how gorgeous the property is. The amenities are numerous and being downtown means I have access to so much fine dining and a new burgeoning night life. In short, I love it here.
Can we talk about how this apartment complex is right next to all the major freeways you need to take? Um, convenient much?! Kind of a big deal when you're living in LA. And the best part is: once you're inside your very own lavishly-styled apartment, everything else is just background noise and you can't even tell you're in the middle of a bustling city. Keep in mind, this place has multiple pools/jacuzzis to choose from if you're into that, or if you want to have a relaxing night in by watching a movie in our very own movie theatre that's cool too. This place is for everyone!

I moved in about a month ago and have had absolutely no problems. Kevin Kim, my leasing agent, was really helpful and professional. The apartment itself is fantastic: lots of storage space, modern kitchen, washer/dryer in unit. The amenities are great, and I'd highly recommend this place to any of my friends!
