I would say the only good thing about these apartments is their location, besides that, these apartments are the cheapest ever made apartments, things break easily, such as fridge shelves, oven, cheap doors, and hot water is never on due to the small water tank installed on each unit, don't dream of long hot showers while you live here, also each unit hat the heating system literarily installed in each apartment, so the loudness of it will keep you up all night. In addition, management team is the worst to communicate with, they are very rude and hard to work with, these apartments have no amenities what's so ever, and they will over charge you for what you get.
If I could give this place 0 stars, I would! The management staff at The Overlook is the absolute worst I have ever dealt with. Let's start with my signing/move in date. Property manager, Tara, who is the rudest individual I've dealt with, told me that my mom could not be in my apartment with me when I signed the lease because it was a "legally binding contract". Once I meet Tara, I go into my apartment an it is FILTHY. It was vacant since November 2017, I moved in in June 2019. So they had 8 months to clean it and didn't! So she had to call the cleaners, they cleaned WHILE I was signing my lease. I could not do a proper walk through or move anything in because I had cleaning people all throughout the apartment. Tara made me turn my phone off and put it away while she explained the contract (sketchy!). One of my windows was cracked. My showers were filthy AFTER they cleaned them. My blinds were broke. I didn't have a blind wand on one set of blinds. Oh and my lock was BROKEN and when they came to replace it, they had it on BACKWARDS. I asked for my carpets to be cleaned and they made me wait until they had "a few more units to clean" before they could clean mine. They did not clean my carpets until November! 6 months after I moved in!!! I was on the second floor, I have two jobs and am hardly home. Yet I got noise complaints by the man below me. He stated it sounded like I was "dropping bowling balls". Well, it was actually the people above me! The sound carried through 2 floors! There is NO insulation in that place! I could hear the people next to me clear as day. They partied 5 nights a week and the people above were loud 7 days a week. I only complained twice. When in all actuality, I could have complained literally every single day. In May 2019, I received a letter stating that they were not going to renew my lease and I needed to be out by May 31. I called and asked them their reasoning and they told me they did not have to give me a reason. They also told me that people can come in and view my place without warning. The 2 incidents where people were going to view my apartment, I took off of work for, because I did not want strangers in my apartment without me present. EACH time no one showed up. I had to call Allison BOTH times to ask if she was showing up and she said no. VERY inconsiderate!
I've lived at the Overlook in Ft. Thomas for 2 1/2 years. I've never had any problems with management and very few with my neighbors. There is a good mix of small, young families and older folks. Management always responds quickly when there is a problem. Denny is respectful and always helpful when something breaks. I've been lucky enough that I've not had many problems but Denny has always been quick to fix it when I do. Most of the neighbors are respectful and quiet. The apartments are large and roomy and nicely laid out. Newport Pavillion is right down the road for all my shopping needs and Newport Levee is just one exit down for all my entertainment needs. It's a great location with excellent schools. I plan to stay here for many years to come.
Management was very inconsiderate and unprofessional on many occasions. Rude when it came to fixing things, etc.
