Property Ratings at The Overlook
I’ve lived here at the Overlook since last summer and it is the biggest mistake I’ve made. When I first moved in, they left my room disgusting, did not remove the old bed like they said they would, my closet was broken, my sink had a leak which they wouldn’t come fix for over two months so mold and mildew began to grow, and after explaining the roach infestation- they only sent someone to spray once. Management is terrible, you can’t get ahold a of maintenance, and it’s disgusting here!! The entire complex only has one dumpster located far from everyone that gets overfilled every week with no changes in the arrangements. I just tried to call the front office 5 times to discuss these issues because they are supposed to be open and no one answered any of my calls. Go anywhere else but here!!! The cost is cheap but it’s because you’re getting roaches (and heads up if you have gaming systems, they will crawl inside those also.)They also let under-experienced kids with no professionalism run the whole office. Overall worst experience and would not recommend to anyone.
It wasn’t worth it for me. The gym equipment is outdated the incline doesn’t work on any of the treadmills. The trash bins are constantly over piled up there’s trash everywhere. The office sends out emails about dog poop picking it up but they never leave out pet trash bags for the people who do have pets… The washers dryers are SO old. They don’t even really clean my clothes maintenance has so many orders that they don’t ever have time to come by look at them. Honestly I’m coming from Houston where everything is remodeled updated these apartments were just a let down.
Nice amenities and friendly student staff, but don't be fooled. I never write reviews but figured I should warn people since housing is so expensive. I've had many issues since moving in and so have many people i've met. I know people who had a broken ac for weeks before it was fixed. Sometimes we find slugs inside on our walls. We are on our 3rd property manager in my 2 years living here and she recently made people living by themselves MOVE OUT and relocate to a different unit in the middle of late march/early april. The courtyard lights don't work and it's super dark at night, which makes me uncomfortable walking around. I asked if they could fix them on multiple occasions yet they are still broken 2 years later. Upon moving in our unit was totally trashed, paint on the floors, nasty brown stuff on the carpets, mangled, almost nonexistent blinds, so we had to do so much unnecessary cleaning. Our "gated community", which is still advertised as such, has had the MAIN GATE BROKEN since last may. It was fixed almost 6 months later but broke within about a week and stays open 24/7 to this day. The dumpster oftentimes has trash piling out the gate because 1 dumpster is not sufficient for 13 buildings and the poor maintenance has to spend time hauling them. It's smelly. Despite these issues rent continues to rise. I constantly get spam emails saying to renew and they always advertise sign-on bonuses bc i'm guessing not enough people want to renew. Overall I believe you could find a different complex with similar amenities for about the same price or cheaper.
Read your lease before you sign it and make sure you understand it! The model apartment is all you get to look at before signing and it is NOTHING like what you’re really getting. Gate didn’t work for almost 3 months and was just left open. Pool was closed all the time for unknown reasons, before the Covid requirements. Office management blows the kids off and a parent contacting them is the only way to get anything done (I am a parent). Maintenance takes forever to fix anything. A/C went out at least 4 times. Apartment was filthy at move in. Furniture is old and damaged/falling apart -not what is in the model. There is hardly any parking for guests and they will tow you in a heartbeat, not caring if they damage your vehicle when pulling it out (I wasn’t towed but this was witnessed). Large parking lot has no lighting so it’s incredibly dark at night and is not in a bad part of town but it’s not in a good part of town either. Lease was from August 18 , 2019 to July 31, 2020 at 10 am (READ YOUR CONTRACT). August rent is not prorated and they will charge an extra month rent for moving out even 30 minutes late; ended up with a $825 move out bill. This was our first time ever leasing an apartment so it was a very hard but valuable lesson learned.
I have had nothing but problems having my SFA student live at this place. We were told new furniture was coming and 1 year later, still nothing. They have a huge insect problem. The apartment wasn't ready when we got there, even though we had signed a lease with the move in date listed. The apartment was filthy when we did move in. We have had an on going noise complaint that has not been address; run far away from The Overlook.
Apartment complex uses the initial application as a binding lease. An application is not a lease. They bill you for a whole month then force you to move in 2 weeks later, since you didn’t make any complaints because you had not moved in, they automatically reference that you accepted an apartment. If you cancel before an apartment is even assigned, they force you into the agreement because you filled out an application. They do not allow you to decline at all. The minute you complete an application, they claim it’s a lease and profess that it’s binding. Since students do not receive an approval, it’s assumed that unless you are rejected, you are approved. There is no separate document called a lease. When you receive a copy of the ‘lease’, it’s attached to the application that was not initially provided and now has a clause at the bottom that states that you agreed to allow the application to be the binding lease, which was not listed in the application, therefore your digital signature on the application is automatically placed on a lease and is required to force you to move in.
SFA parents please do not send your child to live here. Robbery at gun point, thefts, parties at all hours, trash everywhere, maintenance issues, etc. they make it seem nice but it is far from that. I wish I had done more research before signing contract
This is the worst apartments in the SFA area. They do not clean the stairways of the buildings. Other than the office building everything is nasty. Any damage that happens to your property that is caused by their facility or equipment is your responsibility. The front gate malfunctioned and crushed the side of my daughters car and they said it was her fault. A student vomited on a side walk in October and it is still there in February. Complete and total filth.
This apartment complex tries to seem like a great, up-to-date place to live, but that's far from true. All of the furniture I severely knicked, cheap, and worn, the toilets are all disgusting no matter how much or often you clean them, the flooring (carpet and laminate tile) is cheap, and the pool (one of the only positive features) is often murky looking and the seats to lay out on are moldy. If I had to describe this complex in one word, it would be "cheap."
