The eastern part of Moreno Valley sits on the edge of wilderness near the San Bernardino Mountains. You’ll find most of the area’s rental options closer to the center of the city. Modern housing developments offer up single-family homes in Mediterranean and SoCal styles along with upscale apartments. Residents enjoy warm, sunny weather most of the year, and there are plenty of community parks and green spaces in the area. Moreno Valley Freeway houses both big-box stores and national chains, while more local fare can be found closer to the center of the city. Lake Perris Recreation Area is a major attraction of Moreno Valley East and provides miles of walking trails. Los Angeles is 65 miles to the west, or an hour’s drive via Interstate 10.

•I would recommend this community to anyone. The whole team works so great together. Jamie, Gilbert, and Winston always wave and say hi when they see us and the office staff Susie, Jé, and Ellie are easy to talk to when having questions with rent and work orders.
Hello! I just want to give a review on the overlook apartment. And I want to say I've been visiting here for a long time already, I got to say these apartments are very nice and very comforting place to live. The people here are amazing and very respectful and caring as well. Susie who is the manager of the apartments is a very kind and sweet lady and will help you with any situations that you have. And the other ladies that work in the office are sweet and respectful as well. The maintenance man are also always on the go, when things need to be taken care of. Gilbert who is the Porter man here, is a very kind, sweet, caring, and respectful man. ?? He actually cares about people,an when there's a problem with anything he is quick to take care of it. Jamie who is the maintenance manager of this complex is also a very respectful caring kind man. If you have anything going on with your unit he is very quick to take care of that as well. Winston which is a fairly new maintenance man here, is also a Kind Careng man that will take care of things that need to be taken care of also. And these apts are also Gated for Security Wich is A Good thing. ?? They have a Pool, Jacuzzi, Computer room, and a Gym here. Which is awesome! Hello, Thank you for such an amazing review! We love when residents share their experience with us, we truly appreciate all your kind words!
I have been living here for almost 3years, and I feel my family is in a safe and family oriented gated community. Staff is professional, friendly, compassionate and understanding. Miss Susie, Jourdan and Jay are the best! Their compassion, RESPECT, friendliness and great customer service shines through! The plus is that staff lives on site, and I live the after hours line in case of apartment emergencies. The apartments are in a good area, and the surrounding stores are essential and convenient. Staff strive to maintain a clean environment. This is a bonus place for pet lovers too! It has a little animal park inside plus various stations for scooping bags... The view of the walking trail is great too! The balconies of my 2 bedroom apartment I love which is a space to relax, enjoy any view you choose and unwind as needed. Give it a chance!
Jourdan was the absolute best to work with! She provided me with so much information and options for this complex. She was very patient with all of my questions, and responses to emails quickly. I also spoke with Trisha and she was just as helpful! This complex has great employees that really make you feel welcomed and supported.
I’ve been a resident here for many years and truly enjoyed having made this my home. The apartments and grounds here are well maintained and neighbors are like family. If you are athletic or just enjoy a nice walk, the apartment complex is located directly adjacent to surrounding hillsides and a 3 mile walking trail. Location is also very convenient as it is within walking distance of Major Stores, Starbucks, Eating establishments and the like. Management and staff (including Maintenance staff) are excellent and go out of their way to make themselves available whenever needed. Whenever an issue arose they were right there to take care of it. All the ladies there in the office are very pleasant and greet everyone with a smile. This is a wonderful place to live!
I have lived here for over six years and I am very happy that I have made this my home. The surroundings both inside and outside of the complex is quite picturesque. It’s centrally located near stores such as Walmart and Target, which both are within walking distance. There is also a nice trail that is about 3 miles, round-trip for you nature buffs and athletes. The office personnel are helpful and pleasant and the property has been managed very well. If a resident has a problem or problems, whether it’s an emergency or not, management will do everything within their power to remedy the situation. The grounds are always kept clean and tidy. This is truly a tranquil community with some phenomenal neighbors.
So let’s get something straight: Moreno Valley is not the best area, but if you’re gonna live here then this apartment complex has a good location for young working professional -i.e. working couples and such. California rent is expensive, but a two-income couple can easily swing a one bed-room here split costs between them, but good luck running solo without rent eating 80% of your paycheck. As for the location: the complex is in a good location. Walmart is in walking distance, a Stater Brothers is a 3-minute drive away, and a Target 5 minutes away. All of your immediate needs are easily met. There are lots of small shops, restaurants and such also close, but nothing special. Mostly commercial fast food. The complex has a simple gym, but LA Fitness is in walking distance. The complex is generally quiet. The units facing the road will obviously get more noise from the road, but they are protected from the evening sun/heat. The back units face the rocky hillside and stay warmer because they get more sun so be mindful of that when you’re looking at units. There is covered parking for owners and some uncovered for guest. Obviously, those will fill up at various hours not unlike any other complex. The complex does offer garage spaces which is great to protect cars from the summer heat and any accidents. If you’re working in Riverside or Corona, then you can avoid the 60’s morning traffic by taking Alessandro, which is next to the complex. The GPS will say it’s a slower route, but that is a lie 9/10 times. The complex as a whole is nice compared to others of a similar price point. Units have stainless steel appliances and gas stove which is fantastic. Plus, the bathroom in the one bedroom is a bargain for the sheer size of the it, and the crown jewel of each unit is the PRIVATE washer and dryer. Personally, these apartments are a great for their price point, but management should be careful raising prices. Word to management would be keep your units priced slightly lower than market. If rent continues to go up, you’ll risk losing people to luxury units at the same price point in downtown Riverside/Corona/Redlands. If you’re curious and visit the complex, ask for Jordan at the front office. She is super nice and easy to work with while navigating apartment hunting.
Starting with the leasing office every employee is beyond rude. Management refuse to fix your problems and talk to you as if you’re the problem for stating problems within your apartment. The maintenance staff do nothing but report back to the office about cars being parked for to long or having friends over to the pool area this place is pathetic I can’t wait until my lease is over and done !!!!!
The neighborhood is riddled with crime. Management does nothing about it. Do you have kids? Are you planning on having kids? Well then do not move here. Your safety is not their priority or concern.
I have lived on this property for years and have never had any problems until now. Since the new company took over the place has gone down. The office women are fake polite and are always looking for something wrong. They watch who is in the pool and will even ask you if you live here. They worry about were your cars are parked and will tell you to move it if its been parked in one spot too long. Then when they come inside your unit for "inspections" all they are doing is spying on you. I have never had any problems before but now I do. I hate this place and the women in the office. But other then that the complex is in a great location and its very quiet. Neighbors stay to themselves and don't even say hi. Not friendly, if you like that then this place is for you. As much as you pay for rent you would want the management to leave you alone in your own apartment.

Hello, I'm truly sorry to read about some of the problems you're having. I realize this review is old, but I would still like the opportunity to explain or help with anything. Please feel free to call or stop by the office at your convenience. -Melissa
I moved in this August in a one bedroom. At the time I was interested, the two bedrooms were renting for 1,220.00. So my lease will be up in Feb 2016 and was considering going into a 2 bedroom cause I love it here but found out the 2bedrooms now start at 1,535.00. I thought, Wow! What a jump!. So now I'm suck as to what to do come February. #sad
The complex is always well kept. Neighbors all keep to themselves and do not disturb each other. When there is a maintenance issue the address it promptly with little to no complications. A friendly and knowledgeable staff!
The greatest location in Moreno Valley. Right across from a strip mall with all the greatest stores/restaurants you can image. Surrounded by mountains with a running trail which is one of the many features our apartment offers. This location is perfect for new and growing families. The welcome home feeling is what you get when you meet the staff. Ready to help, have fun and give you a smile. But what is most impressive is the amenities. A movie theatre, full gym, pool, spa and entertainment lounge just to name a few. I think I rather call this a vacation resort! Just relax and Live! Alisha Jones, Southern California
This is the 1st time I have been on my own and was worried about the process and living. Fortunately these apartments have been amazing with management and everything above. The apartments always clean never noisey and most importantly safe. Security comes when the office closes and drives through the complex. So glad I chose this as my first apartment complex now I know when my lease ends and I leave this city what to hold my standards up to because this place was perfect.
When I first moved here the complex was managed by another property management company, the office staff was resident friendly, very helpful at solving resident concerns and maintenance response time was handle accordingly. Since the new management company took over, everything changed from the grounds not being kept up, the office staff not as friendly, and maintenance response time fell off, ie: I had an flood in my unit called the emergency maintenance number at around 5:45 am did not receive a call back for close to an hour, they showed up at 7:15 am! And they live on property. The property it self is nice, good location, you can get to the freeway easy, shopping center right across street, even a Urgent Care Center. This new management has brought this property down.
I recently went in to view The Overlook and absolutely loved it. The leasing staff is amazing and the application process was super easy. Everything was done online and I received my approval email in just a day or so. I move in next week and I'm sooooo excited.
