DON'T BELIEVE THESE FIVE-STAR REVIEWS THEY LEAVE HERE. I want to convey my deep feeling of outrage. I've been residing in this place for three years, which has turned into a disgusting place. The smell of marijuana is everywhere. Every time we need maintenance, it's like stepping into a horror movie. We encounter issues with indifference and complete neglect. But they excel at forcing you to pay for services we don't even use. I pay $30.00 for garbage collection, yet I have to take the trash to the dumpster myself. We pay an online fee to pay the rent. We pay to pay. I used to love living here when it was the RADIUS. Today, I absolutely despise living here. Next to my house, it has turned into a junkyard for unlicensed cars from a dealer who comes here every day to dump more cars. Their only concern is getting your money. I don't recommend this place to anyone anymore. I've been without heating in the winter for 12 days, without air conditioning in the summer for 15 days, and now I have a leak in my laundry room that's only getting worse. It's been three days, and I haven't received any attention or a visit from the maintenance technician. They seem to be waiting for the ceiling to collapse before taking action.

TODAY I HAD THE WORST EXPERIENCE AT A COMMUNITY.....I have been residing in this community for three years since the time of RADIUS, which was the best period I experienced in this community. The staff at the RADIUS office in the community were exemplary, professional, polite, and competent. However, with the new owner and management, this condominium has been deteriorating in every aspect. Today (07/11/23), I visited the office to seek a solution to a problem I have been facing in my apartment for the past 10 days (since 06/26/23), namely a water leakage in my air conditioning unit, resulting in a soaked carpet. I was received by the management assistant, who acted as if she was doing me a favor by addressing my issue with rudeness. Later, the manager joined the conversation and further displayed rudeness instead of resolving the problem. The manager even attempted to eject me from the office because I didn't accept their rudeness. It felt like I was facing a gang rather than professionals. I had to exercise great self-control to avoid losing my temper, as my 9-year-old daughter was with me, witnessing everything. They persistently tried to prove that I was wrong in expressing dissatisfaction over waiting for 10 days without a resolution to the problem. The professionals at the community office may appear friendly when you're leasing the apartments, but once you do, the horror show begins. They are unqualified, unprofessional, and rude. Today, I would not recommend this community to anyone.

The worse complex ever! From the bugs, roaches, having no heat, then having no ac. Maintenance request take over a week and several have lead to file a complaint with the state. The turnover in the office is ridiculous along with the fact no one ever answers the phone. Dog stool everywhere. The pool has been closed all season along with no update as to when it will be open. Neighbor are the worse. Dirty and blast music all day and night long.

I would NOT recommend anyone to live in these apartment homes. Maintenance is very slow and sometimes will not show up. I called about a clog toilet about 2 weeks ago and they never showed up. I had to get it fix myself and pay a separate cost. Secondly, these apartments have a lot of roaches and spiders. I called for pest control last week and they didn’t show up so now I have to wait another week. I am looking to get my own pest control to show up. All in all, do NOT waste your money at these apartments. The service that you pay for monthly sucks. -Sydney

Trash everywhere, bad bug problem outside & inside the apartments, dogs off leash, front office will never call you back, mud everywhere, and more. They offer lower rent but many hidden fees. Workers leave trash, nails, and equipment everywhere causing danger to kids and animal. If you complain to management NOTHING is done. You can call and complain all you want NOTHING changes even if they say "Oh no call this number and this will be fixed."

not worth living here.. 0 out of 5 stars... 1. bugs and trash problem 2. you put in tickets and if its outside contractor they give you no information on the ticket. I have to reopen ticket to learn its outside contractor then they give me no info what company, what day they will coming, and what time. Safe right? 3. front office says they will call you back then never do. 4. people don't use trash cans just throw trash wherever. seen food, plastic, and USED condoms outside. 5. rent has gone up and definitely not worth the prices they are charging. 6. if you don't go to front office you either can't get anyone to get on the phone to help or if they have to look into it they will never call you back. 7. want to walk on nails from workers coming to work on the buildings? this is the place for you. they are working on buildings and I complain there are nails everywhere from the workers myself and my dog almost stepped on. they close the ticket and said workers will clean up after their done.... so basically have fun walking on nail while you wait for them to clean up when they feel like it.... cool thanks...

I relocated during Covid 19 and regret it. This complex is roach-infested, run-down, and expensive. Since 2020, there have been three owners, management has been unresponsive, and you are responsible for everything outside your rent, which amounts to about $125 extra. Nasty Complex, think twice about relocating here. DO YOUR HOMEWORK!

You literally pay for everything such as the property lights, they hustle you with over charging for sewage and water which you have to run the water a looong time before the stinch disappears. You would need to purchase a filter to ensure decent water. Management has changed and many are moving out with the increases but no improvements. They hire the cheapest outdated painting and repair crew when a tenant moves out which means epoxy will seep into your unit without warning which instantly gives headaches, watery eyes etc including your children and animals. If they are using dangerous chemicals, there should be an evacuation warning during the hours of repairs. Dogs are always without leashes and they poop everywhere-management doesn’t seem to enforce pet rules. The one star is for the maintenance crew who responds quickly 80% of the time. There are also coyotes that howl late at night out back in the wooded areas -I’m sure drown to the dog poo everywhere .. as far as inflation, Sandy Springs is rating higher than any other city in GA right now but also higher than the Bay Area in Cali.. where are the perks? Oh and the slightest wind and your power is out. Look elsewhere

DO NOT BE CATFISHED INTO RENTING HERE. Rates rise annually or more often. Management overcharges for water and sewer. Appliances and water heater are old, never replaced. Don't bother asking management about pest control, mold, leaks, faulty appliances, or anything else. You'll get a band-aid fix (if you're lucky). No heat upstairs in winter, no working A/C in the summer. Exorbitant rates - the money is funneled into making the property pretty and renovating apartments for further catfishing of renters. There's dog poop everywhere. Facilities (pool, gym), are often closed or inaccessible. Got a big delivery? expensive? It will be placed in a giant luxerbox locker, and stolen by someone else. Got mail? Thieves will pry open your mailbox. The smell of pot is everywhere. I could go on and on...not a good place to raise kids. We finished out our 1-year lease and left gladly.

This property has poor maintenance and a leadership issues. The renovated spaces are dirty and do not look at well kept as they describe in these photos and rental prices have increased by $500+ . I had a water leak in my home and it took 4 days to resolve. Poor communications, no follow ups , nothing. It seems like the Managers here do not work and leave the office workers to take the brunt of their decisions here.
Management is terrible when it comes to addressing issues, everyone is dismissive and argumentative and instead of having solutions the only thing you'll get is excuses and a headache! They never answer the phones in the office and according to a leasing agent who complained about being the only one in the office, they're short staffed so when you go to the office directly with your issues they may or MAY NOT be open during business hours. This is just one of the MANY issues I've had with new management & I advise you do thorough research before signing a lease with them.
The property management has recently changed and the transition has been terrible. The utility rates listed on the leasing contract have been changed and the amenities are no longer open outside of narrow business hours, making the gym and package delivery room virtually inaccessible to most working tenants. In the “recently renovated” apartments, the quality of countertops and cabinets are very cheaply made and damage prone. The management does not reply to questions or complaints, and the price is very high for the area. Not to mention, there is also a serious pest problem since the management transition, and management has not replied to complaints. Seriously consider looking elsewhere.
First impressions go a long way and standing outside the leasing office in the rain for an hour calling and calling and calling, hoping for a response are not ideal. I did 89% of the leasing work, information gathering and completions on my own. I should get a partial refund for the bogus non-refundable admin fee $200.00 The location, neighborhood in general, and amount of space for the apartment got me through the first day of feeling completely unwelcome by the property management staff. The best staff member as I have seen so far is the Courtesy Patrol Officer. She is caring, attentive, and empathetic. I hope the next 10 months go by smoothly with little to no interaction with property management staff. Tomorrow after I spend the day cleaning the dwelling top to bottom perhaps I’ll be too tired to be upset any longer.

Worst apartment ever, I’ve been here for 3 years and have seen 4 different property managers. The customer service sucks. Maintenance never fixes any problems that they claim they fixed. Bugs all throughout the apartment pest control doesn’t do nothing. Rent goes up and you’re paying GAS AND POWER separate. Woke up one morning and my car was broken into. The trees are too much, damaged my car with acorns. Property is overall garbage. DONT MOVE HERE

I am a working professional in the healthcare field. I work very long hours and when I come home I expect for things to be up to par-for as much as I’m paying. My neighbors are disgusting, they just moved in and have literally changed my entire outlook on this community. They’re loud, have brawls outside the apartment that I’ve had to call the police for, and smoke inside which leaves my apartment smelling like complete crap. They leave their trash scattered outside their door so there are more and more roach infestations because of it. Management chooses to do nothing and expect things to be okay? No chance there. Do not move here unless you like roaches lurking around every corner, loud disrespectful neighbors, and awful management.

Worst apartments to live! I have never seen such a bad maintenance service in my entire life. My A/C is not working from last 2 months. Calling them everyday, they told some A/C part replacement is needed. But nothing has been done yet. NEVER EVERY LEASE THESE APTS

Ever since moving into this property something hasn’t been right. We were promised new appliances, and didn’t receive them (we had no working dishwasher) for over a month and a half after move in. Our AC unit has broken several times and leaked all over the carpet, saturating both bedrooms entryways and the hallway, maintenance couldn’t figure out the issue and we pretty much looked up the issue online and fixed it ourselves. Insects/roaches are another issue. I understand the property is older, and in a semi-wooded area.. however the amount of pests we find on a daily basis is unacceptable and honestly disgusting. I’ve woken up to roaches crawling on my bed in the middle of the night. Pest control seems to never quite take care of the issue. Office staff is polite and apologetic, however things never seem to get through to them without multiple emails and complaints. The pros: large space for the amount of rent that you pay and proximity to the North Springs MARTA. We will not be renewing our lease due to the issues above. Quite honestly you’d be better off in a smaller newer apartment closer and in the Perimeter than here. Don’t let the model and upgrades fool you.

I have lived here for going on 6 months of an 8 month lease. This place is awful!!! The office staff is non responsive when it comes to important matters. The maintenance department is horrible and they are thieves. My husband is in school for HVAC and someone from maintenance entered our apartment and stole hundreds of dollars worth of tools from his tool bag. When I informed the office staff they dismissed me as if I was lying and when I told them I’d be filing a police report they said in a very condescending way “well do that then”. It took a month and a half before I could check my mailbox because the key didn’t work and when the new key arrived I had to call them because they didn’t care enough to let me know the new key had arrived. There are roaches and other bugs throughout the apartment and we have to spray every day. I have found dead rats outside several times. Once when coming home I found my neighbor drunk and passed out in the parking lot and I had to call the police to come and check on her. I would not recommend anyone to move into these apartments if you value your things. I can tell you any good reviews were more than likely posted by staff and not actual residents. My lease is up in August and I turned in my 60 notice to not renew last month. I have been looking for new apartments since March. This place is horrible and I’m only finishing my lease because I can about my credit.

1060 for a one bedroom. 200 dollar late fee. Won’t work with you on getting out of your lease due to losing your job. They could re rent it and paint it in two weeks but they want easy money instead of working to help you mitigate a months rent. Doesn’t make sense to pay when you’ve already moved out and one month left on your lease. If they were genuine and instead of corporate money grubbers they’d have more leniency.

The only good thing about these apartments are the size in comparison to the apartments in the area. Aside from that I would not recommend. Especially since Radco took over. I have been living here for a year and Radco is making changes for the worst. They took the sunrooms out of our apartments. They provided us with Trashcans that we have to use and if we don't use that designated trash can for our valet trash service they will charge 25 dollars. If you leave the trash can out past 9 am, you will be charged 25 dollars. The bugs are ridiculous. I have seen all sorts of bugs in my apartment, waterbugs, roaches centipede like insects, YOU NAME IT! I have bombed my own apartment atleast 5 times in the course of a year and the bugs remain. I used to live in an apartment complex up the street and never had an issue with bugs. Ever since Radco took over, you have to pay online or use some machine that charges you extra money, they never have your account right so when they decide to add your water charges (after the 3rd of the month), you have to pay an extra processing fee to make that payment that should have been added on to your account charges in the first place. You can't pay in person anymore and the company claims they are going green but everytime you look up, they are leaving papers at your door and sending you a rental statement like you don't know how much your rent is. The new management is terrible. Do not move here!
This was a good place, until new management came are removing all the skylights to "improve our living experience." Never mind the 20-year old heaters, ripped cheap vinyl flooring, old appliances, drooping cabinet doors, huge cockroaches, and lack of insulation that keeps us freezing in the winter and boiling in the summer (with matching sky-high gas and electric bills). Won't be staying past the end of my lease

I wish we didn’t renew our lease here due to the new property management. They are extremely unprofessional and disrespectful, having lied to us and behaving sneakily since they took over. After 5 years of living in a great place in 2 months the new property management has turned this community into a horrible place to live. From the non-maintenance of the apartments, to people coming into your home without knocking and random fees added to your bill after your lease has begun, you will regret moving here. There are too many issues to list but this have truly been the worst 2 months and we foresee it only getting worse. Also,those pictures are inaccurate, we no longer have shade trees or a pretty view, since they cut down all the bushes and most of the trees.
Radius sits almost at the end of Colquitt and is a quiet neighborhood. I have a 2/2.5 townhouse and it is the perfect fit for myself and my roommates. Biggest bedroom ive had in a while. There has been managment change and so far so good! A lot of changes have taken place and I am happy that we leased here. Definitely will renew. A couple suggestions- there need to be pet stations around the community. There are tons of dogs which is great but clean up seems to be hard for a few pet owners. There also needs to be some sort of system for packages. Previously, we only got a notification from the office if the package had been sitting there for a few days and was about to be sent back. The gym also needs to be open 24 hours. People work different schedules and paying for a key fob to use it is silly. Other than that, its great!
I have been living at the Legends At Dunwoody for about four and a half years; so I will not say that it is a horrible place to live. However, it's not the best either. When we first moved in, we really liked it. It has some of the biggest floor plans in the area for the price. Downsides: Heating and Air. We have had issues with both multiples times each year. I will say that if it is freezing or very hot outside, they will make you a priority within a few hours. I don't think that we ever had to wait 24 hours for either to be fixed. I just wish it wasn't a regular issue. Squirrels. Last winter when it was starting to get cold, some of them found a warm spot in our ceiling(we are on the top floor). I had to call THREE times before they even sent anyone out to check on the issue/set traps. Then continue to call multiple times in the following weeks to make sure someone was checking the traps because I could still hear the squirrels running around and scratching the ceiling. So, a couple weeks goes by, the squirrels dug a hole through our ceiling!!! Thankfully it was in the sunroom and they didn't decide to come through the hole to visit. It took maintenance three days to come fix the hole. I guess they didn't feel like it was a priority to make sure rodents didn't get into our home. The last thing is the trash. When we first moved in, we had the typical apartment dumpsters throughout the complex that you had to take your trash out to. That was perfectly fine. However, about two years ago(maybe 1 1/2) they switched to using a "trash valet". They said it was because Sandy Springs was charging too much for the dumpsters, and it was to help residents not have to see trash bags sitting outside people's apartments. Never, I repeat, never had anyone put their trash outside their door in our building. So the trash valet, which we have to pay an extra $15 a month for, provided us with a trash can that we had to put our trash bags in, and put it outside our door every evening by a certain time if we wanted it picked up. The downside to this is people were putting their smelly trash out during the day that you have to walk by. Now they have a new company, no can provided, and people are putting trash bags that squirrels get into just out in the breezeway. We didn't renew our lease this year. If you can afford a little more money, go somewhere else. If you do live here and have an issue, ask for Stephan, he is the only one that actually does what he says.
Quick access to GA 400 and I-285. Lots of choices for good food and shopping. Quite and safe area. Friendly neighbors.
I love my apartment! My roommates and I have a very spacious and cozy apartment it to only have 2 bedroom. Huge kitchen, living room and dining room which makes it perfect for guests.
I've been living at Legends at Dunwoody for nearly 2 years, and I'm fairly certain I'll be leaving at the end of this lease. The apartments are OK, especially for the cost; I'm paying just over $900/mo for a 1250 sq. ft 2br2ba unit, which is certainly on the lower end to be as close to the Perimeter business district as it is. The kitchen (and bathrooms) have faux-hardwood vinyl flooring, comes furnished with a full-sized refrigerator, electric stove/oven, and a garbage disposal. The dining area has chair rail molding. Some units (mine included) have a sunroom with skylight windows. All units have gas heating/hot water, power is by Georgia Power, you have your choice of most natural gas providers around Atlanta, and broadband internet service and TV is by U-Verse. No satellite dishes are allowed unless you have one from before they banned them from the property. The lease office, which contains the "business center"/computer lab and fitness center, is very nice, as is the pool area. These are clearly much newer than the rest of the complex, though. The complex is just a 5 minute drive from Kroger, Publix, and the North Springs MARTA train station, and Perimeter Center is about 10-20 minutes away, depending on traffic. As I said earlier, I probably won't be renewing my lease, because I'm all but certain that many of the buildings have a mold problem; towards the end of last year, my ceiling began to have stained spots which proved to be from loose/misaligned shingles on the roof. It took 6 months, multiple phone calls and office visits, and ultimately personally bringing the manager to my apartment to see for himself to get someone to fix it. Their remedy was to fix the shingles, and paint my ceiling. I don't think they ever checked for mold despite the very noticeable black splotches growing on my ceiling. During warmer months, expect to call pest control at least once a month, as roaches and millipedes are a common occurrence. Additionally, while Legends isn't exactly in a bad neighborhood, there is very little security. There's no gate, no included security system, and the actual apartment doors only have a single deadbolt. My unit has been burglarized before, and apparently (despite management's insistence that mine was an isolated incident) part of a small rash of break-ins in the immediate area. If you rent here, consider investing in a security system of some kind.
