Three small, upper-middle-class neighborhoods, Middletown, Woodland Hills and Douglass Hills, and Anchorage, an upper-class community, make up the Outer East End of Louisville. Each community features a mixture of newer, more elaborate homes that mingle nicely with some of the historic architecture in the area. However, the homes in Anchorage remain the most elaborate in the area. Wide-open, undeveloped areas provide residents with beautiful scenic views, and nearby access to U.S. Route 60 and interstates 64 and 265 make the 18-mile commute into downtown Louisville simple.

Property Ratings at The Paddock at Eastpoint
DO NOT RENT HERE. This place is the definition of “lipstick on a pig”. The outside looks…nice, but the interior is extremely lived in and everything starts to fall apart when you move in. They will also come to your apartment under false pretenses, and surprise you with a renewal lease(with extremely high rent increase) well before your current lease is up, and before you can even consider looking somewhere else if need be. Four and a half months early to be exact. They say it’s a yearly walk-through but no walk-through is done…and why do you have to come into my apartment for that when you have an office? And when you tell them THE SAME DAY that you’d like to change your mind, they won’t help you. They want people to stay who do not want to stay. I find that extremely weird. I even had an attorney send a letter asking to rescind, which they ignored. Not to mention that you will pay “community electric” and your personal electric. You’ll pay for valet trash and for the one dumpster on the property. You’re forced to have Spectrum included on your rent. Any positive review you read is because they ask you to write a positive review while they are standing next to you during your move-in. I do not need a reply from the owner/manager unless it’s to allow me to withdraw my renewal.
This complex has the absolute worst management I have ever seen. They are rude, deceitful and will lie to you without question. Do yourself a favor and rent someewhere else - this place is the worst!
TLDR: MICE, horrible management, you are not taken seriously Lived here from August 2021-January 2022 and can honestly say it was bad from the start. First issue: we thought we had an apartment, signed all the papers paid all the fees and were approved. A few weeks before move in, no word from management as to when we’d get our keys etc etc so I reached out—it was pretty clear the individual who was assigned to us had clearly forgotten of our existence. They really want you to sign on promising you the world, and once you do, you’re essentially forgotten. POSITIVES: our apartment was a dream. GORGEOUS apartment, genuinely. Beautiful windows, lovely area. Downsides are the obvious drafts from the windows and doors, the ripped window screens our “individual” told us were “outside the apartment and therefore we were not responsible for them” (???). The brown cabinetry while all the cabinets in the model were white (I’m nitpicking, but I expect transparency when choosing a home). But we stayed because of the excellent price. Kept going down hill from there. Internet was added so the $40 a month we paid for our own internet service changed to $99 for complex provided internet/cable (but we could “go to the office and dispute pricing if we had a better rate”—I was argued with and told there was nothing they could do). Ridiculous extra fees to cover the cost of the trash compactor, valet trash services (that went from every day of the week to 3 days if even), and none of these were disputable. The icing on the cake was after management changed, I emailed and called repeatedly about a mouse issue. After catching three mice, putting in work orders, again calling and emailing, nothing was done. Of course UNTIL MANAGEMENT KNOCKED ON OUR DOOR TO GET US TO RESIGN. Lady acted like she had no idea of this problem. Literally told us “they just want somewhere warm to stay”. It was summer. Overall, I have never felt so undervalued as an individual. Genuinely, if you have any pride in YOURSELF let alone your home, find somewhere else. I cannot stress that enough.
Poorly run, poorly managed. You'll pay an additional $200+ every month because of forced cable, forced "community" electric and water. Their trash people will leave a mess everywhere - hallways smell like cat litter because bags will rip open and they will just let it spill. Stairways is rusted and falling apart but they won't do anything. Nails all over the property where kids and pets play. They painted the floors with non-floor paint and it's slick and dangerous. If you try and dispute their additional charges ($150 for one part of a blind, $75 because of a spot on the microwave, $100 for holes in the wall they said were ok when moving in, $150 for "scuff marks" on walls) they will literally yell at you over the phone and say you "shouldn't have broken anything" despite them harassing you every day to sign a new lease. Horrible company with no morals. STAY AWAY. Oh, also there has been numerous breakins, gun violence and more.
Current resident for almost a year. I have been waiting patiently for months for maintenance to take care of my apartment. Every week I submit the same requests and get absolutely no communication whatsoever. My gated fence is broken and does not work properly. I have window blinds hanging on by a thread and broken to where I can't close them. I have foggy windows that cannot be cleaned away. I have blown outlet in my kitchen. I have water damage and soft interior wall from all the rain that may be contributing to an unsafe environment. Problem after problem after problem that they choose to just ignore me on. This place is too expensive to be running it like a slum. If you want to be valued as a person and treated with respect go elsewhere.
ive been at these apartments for almost a year now. first of all, when i moved in there was pee underneath the toilet from the last tenant. gross. second of all, when i first moved in, it took them FOUR MONTHS and tons of nagging them to get a mailbox key because management is neglectful and incompetent. next, and possibly the worst, the AC didnt work for over a week in the middle of last summer's heat wave, and the heating didnt work throughout the units in the middle of this winter's snowstorm when it got in the negatives. the plumbing is horrible, my drains get clogged all the time from nothing. they tell you your base rent as if that's what you'll be paying, and they tack on an extra $300 for usual utilities (water, sewer, trash, $100 for internet, $50 for washer and dryer - are you kidding?), and that's IN ADDITION to a separate LG&E electricity bill which is usually $150+, and got up to $400 for me this winter either because the apartments are so poorly insulated or the furnaces & AC units are outdated and inefficient. during the snowstorm there was no water for 2 days because they were having problems with pipes freezing so they figured turning off all the water was a viable option while they worked to fix them - leading to more pipes freezing and bursting, more time without water. i also had a mouse problem and found, or rather my cats found, at least five or six different mice in my apartment at one point because some of the pipes attached to the toilet started falling out of the wall and created a large hole where the mice were coming from. oh, and since it's in a developing area, I had to wake up to loud construction right outside my apartment every weekday at 9 am this summer & fall. you're paying at a luxury price point for worse than average apartments here - don't waste your time, money, and peace of mind.
I have so far had 2 continuous work orders looked over and said, well you can do without. I'm paying for a 2 bed 2 bath, one toilet hasn't worked for over 6 months. The air conditioner unit doesn't work and hasn't the past 2 summers because they're too cheap to clean the units so even after they claimed to have cleaned them I still pay over 350 a month in the summer for the electric bill because the unit constantly runs and the apartment only gets to 76 degrees and if you cook indoors(oven or stove) it gets to over 80 indoors. Only live here if you're willing to pay for a unit that doesn't work. Oh and their "late fee" kicks in on the 2nd day of the month at a total of $150 with no wiggle room so good luck.
Ignore the good reviews because if you only pay attention to the good you’ll be stuck with the majority bad for your time here. I’ve lived at this complex for over a year and it’s obvious they don’t see this as a place for people to call home. We have consistently had issues with getting maintenance to deal with issues (ex. Leaks from AC intake, leak in ceiling that has left the ceiling stained, thermostat constantly resetting to 78 degrees, pests). The trash at the single compactor for the whole complex is constantly overflowing into the small area in front of the compactor to the road and into the street. If I could post pictures I would post the folder full of pictures we have of the abhorrent health code violations from these literal mountains of trash. The property was purchased by a multimillion dollar company last year that promised great changes and it’s only gotten worse, in the year my fiancé and I have been here that we’re aware of there have been three separate property managers that have left or been fired. Not only do they have a large amount of issues with upkeep they have decided to raise rent by hundreds of dollars per month for everyone for no reason other than to get every penny out of their tenants. If my ranting was too long to read, at least read this. Stay away from The Paddocks, I promise it looks pretty and good on the surface but it is NOT WORTH, giving them your hard earned money.
After effectively raising the rent close to $150 per month for a ONE bedroom - they have proceeded to ignore any and all calls for maintenance. It has been over 2 months since I have requested my ice maker be repaired/replaced. The last tech that was there to look at it stated it needed to be replaced and would be ordered. That was 2 months ago. Since then, all the office has done is give excuse after excuse as to why it has not been taken care of. Staff shortage. Training new employees, etc. Also received email from manager questioning how this broke, etc because he had never seen one break in this manner. Seriously, made a resident wait 2 months only to question why the repair was needed??? Every other request that has been made has taken an extreme amount of time to be addressed. Seriously, there are way too many other options in this area that are worth your money. The Paddock is NOT WORTH it.
After living here for nearly 2 years, the new owners raised my rent by $129.00 a month in addition to an addendum, requiring me to pay for extras like common lighting, the complex trash compactor, an increase on the valet trash and suddenly an administrative fee. All total another $251.00 over my increased base rent. That is a 17% increase on what I payed in the same month of last year. So they have effectively priced me out of being able to afford to rent here after my lease expires. Water and sewer charges also fluctuate from month to month. In my opinion they need to be investigated because they are making a lot of money off their hard working residents. They are making residents responsible for paying for the extras that are not usual and customary for apartment rentals.
Floor of bedroom started caving in. Waited for two months for them to fix while not using the room, then they tried to hold me to lease when I moved out. Bad manager bringing the place down.
First off, the prices that are shown on here are not what they are renting these apartments for. When I showed them the apartments.com prices they said those were from the old owners. Lol. They'll ask what your budget is then go huddle up and come out with a inflated price. Also was told they were going to do this and that with the place(empty promises) and that seemed like a red flag. Last thing they will do is tell you this apartment is the last one left in hopes of getting you to sign asap. Felt like I was trying to buy a car from a shady salesman. Hard pass
I moved in mid December, and so far I am happy with my choice. The master is a tad short for my furniture. Because of the built in desk and the windows, there is really only one way to set it up. I have a queen with big posts (about 4 1/2" ea) so that adds 9-10" to the length, making it a bit of tight fit for a dresser or chest to go at the foot. This also happens to be where the cable outlet is. The only other complaint would be the amount of noise you can hear from the floor above. Can't really hear much in the way of voices or TV's but the footsteps can be a bit loud and you can hear their, uhm, bed and the bass from their music. It's not bad and I've gotten used to it already. I've certainly experienced worse. The valet trash service is nice. Just set my trash outside the door each night and they pick it up. The free cable isn't much of a benefit. It's basic channels and you still need a box plus internet, but it will save you a few bucks. What's been the most impressive so far, was the one maintenance request I submitted. My heat wouldn't kick off. I simply entered a maintenance request on the resident portal and within a couple of hours they showed up and fixed in the problem right away. Can't ask for more than that. The leasing process was great as well. I worked with Jeff. He was efficient and thorough without being pushy. Jeff followed up consistently (as there is a bit of paperwork involved) and he personally walked through the apartment with me at move in. He's a great guy to work with.
I moved in right before the holidays and everything has been great! The office staff was so helpful with getting me exactly what I wanted in my home (I am very picky). I’ve only had to put in a maintenance request for minor issues but they come so quickly and they’re always so friendly. I love my new home! Lauren was a great help .
Area is under Hegan Managment. Well kept and great landscaping and outdoor resort style pool. Most aparments have been upgraded and have excellent appliances and granite counter tops with extra large bathroom tubs.
We love how beautiful the complex is and the pool! Friendly neighborhood.
The Paddock at Eastpoint provides the high end amenities at a reasonable price. The apartments are coZy, the staff are friendly and the pool is amazing. They do a good job taking care of any problems and providing a safe environment for families.
I have lived here for almost a year now and have enjoyed every second. The staff is very helpful when it comes to having any issues within the apartment. They throw monthly parties which are well put together and very fun to attend. I would definitely recommend this location. There is so much to do in this area and a big plus to have a brand new Starbucks and Jimmy John's right down the road along with the Kroger for all your grocery needs. This complex may have the best pool in Louisville. They also have the best gym on site that I've ever been to. Not many gyms have free weights at apartment complexes but The Paddock has all the way up to 50 lbs dumbbells. I came to this place with no where to live and they got me into a place the very next day. So even if you are in a bind the chances are they will still be able to help you out and you won't regret it.
