Wildewood is one of Columbia’s most sought after neighborhoods. This wooded locale is best known for housing several golf courses and the Sesquicentennial State Park, which offers kayaking, trails, and a dog park. With an award-winning school district and plenty of restaurants and stores nearby, Wildewood is a great option for families, although anyone can enjoy this Southern neighborhood. Wildwood is also near the Sandhill Research and Education Center, so it's a great option for people who want to be close to campus. Property Ratings at The Paddock Club Columbia
The property is really nice during the day, but it does have several downsides. There are periods of car break ins and it doesn't feel safe at night. Trash is constantly an issue. Another huge problem is that the property can't keep maintenance people because of the MASSIVE workload MAA requires of their maintenance team. It takes way too long for work orders to be done because of this and I have seen times where tenants get to a point of being so mad that they leave the property. MAA does not care, and it sometimes feels like it is their goal for them to get you in at The Paddock Club Columbia, and then neglect you after they have your money. They would rather cycle new money instead of retaining old residents so that they can sell at whatever boosted market price it happens to be at the time. Overall, not worth your time or money unless you know how to maintain your own apartment and even then they wont come by and drop off the parts you need. My own work orders at the time of this post are going on 2 months old and no one has even attempted to come by my apartment.

Moved in here three weeks ago, didn't try to use dishwasher (which is obviously new) until three days ago. When I did, dishwasher tipped over, because it was not properly installed... the screws to hold it to the counter were never put in. Told office, then tried to run it anyhow, and it doesn't turn on. Office originally said "we will have maintenance come tomorrow", then when I went back to say it didn't run at all "tomorrow morning" told it would be later that day. When I went back the third day, was told "we are ordering a new dishwasher".... an obvious excuse to delay fixing it, since they still haven't looked at it. The reason for this became obvious when was told "we only have one maintenance guy, we laid off the others" so now he's too busy. I'm now looking at the possibility of terminating my lease at the end of the second month (with cause) for their refusal to live up to their obligation to maintain the installed appliances, and possibly having to sue to get my deposit back.

I’ve lived here over 3 years and the amenities suck. The gazebo is pretty much the only thing I even care about, now all of a sudden they tell me, no one can go in the gazebo when the pool is closed. That was never the case before. Even when the pool is open, I’ve had to go to the office EVERYTIME to get them to unlock the gates, that are supposed to be unlocked at all times during office hours. The gym has been closed on multiple occasions I’ve went to it. This place sucks! I recommend not renting here!

When I was recently looking for a place to live, I stopped by the office and the assistant manager showed me around and gave me good information on the complex. While I didn't end up relocating to Columbia, I felt my visit was very informative.
DO NOT MOVE HERE! It has been a complete nightmare since day one! Our garbage dispoal broke after a week and FLOODED our kitchen. It took a MONTH to get a new one. The A/C went out in the middle of summer, the pool opened MONTHS after it was suppose to. My family (a 1 year old, my husband and myself who was 8 months pregnant) went swimming in the “open” pool. A few hours later Hannah comes out and says “you don’t want to swim in that the chemicals aren’t right” no signs were posted and the gate was unlocked. This was in MAY!! Not to mention that our LOCK car was broken into, then a month later STOLEN! And just recently someone hit my $40,000 Jeep and leaves. And of course there’s no camera anywhere! DO. NOT MOVE HERE!! It is WAY over priced! I am so happy our lease is up this month!

I live here for 4 years. They tried to increase rent $80/mo every time there was a renewal. The apartment was infested with nats and the only time something was fixed was when it sat for weeks. Work orders were stamped completed when they were not. The office manager was the worse person I've ever dealt with. There were dead rats by the only garbage dumpster located at the entrance/exit of the complex. The rents are low for the area but you get what you pay for. The apartment was so bad we had to move because it caused my family irreputible damage to out health. Just plain nasty!!!

My husband is a Drill Sgt. Leader, and he asked me to let his fellow military comrades know that they should run away from this apartment complex. We had seen bad reviews, but we were told it was new management. They change management every couple of months. They are extremely incompetent. There has not been a single management team that has helped the residents since we moved in. I once had a leasing agent rolling her eyes all through our conversation. We were set up for AUTOMATIC WITHDRAWALS, so I assumed the company would do the right thing and charge us the correct payment amount. They did not. At one point we were charged a portion of the rent, and not the rest. They gave us an eviction notice. We were charged an eviction fee. I had to contact corporate. When I called back, the manager said all she could do was say sorry. After that, they left a balance that the system did not automatically withdraw, and we were charged a late fee. The next month they took out the full balance of $1528.34 that included a $184 late fee. The new manager tried blaming me for their mistake. She refused to help fix it. The apartment itself was horrible for the amount we were paying for it. During our stay there, we could not use one of our showers because the restroom upstairs LEAKED, into our restroom where we showered. They would patch up the MOLD, and within a few days, there was mold on the roof AGAIN because they never fixed it. The second restroom had mold on the roof as well, and they never once tried fixing the mold on that roof. The neighbor in front of us had to move out because there was mold in her son's room who suffered with asthma, and it was NEVER fixed. One of the restrooms could not be used because every time you flushed, it would flood all the way into a bedroom. It was NEVER fixed. Most of the time, if you're driving through the apartment, you will see mountains of trash as you're driving in and out because they cannot keep up with the place. Several neighbors would take pictures of the mountains of trash and send them to the state to complain about the living conditions, that is how bad this place is. The cars of our neighbors were continuously being broken into. Just now during the blazing heat of the summer, one of their clients walked in to complain about the ac, and she was sent away because there were already too many complaints and they couldn't fix them all at once. She was going to have to WAIT!
This apartment complex desperately needs to be updated. They are completely overpriced specifically because of location. The apartments across the street Carrington Place are priced about the same and UP TO DATE. I actually moved there after leaving TPC and would recommend if you are looking here look there instead as well. The staff is completely inappropriate with the exception of management. Maintenance is slow and always smells like smoke. The neighborhood is quiet though and if they lowered the rent would be a seemingly appropriate place to live. But for the cost of living you can get more for your money ELSEWHERE!

My bathroom door had been broken for over two weeks. I had to ask the management team about the work order that was submitted online. The maintenance guy came by to fix it but I was in the shower. He said he was coming back today. He didn't until a week later. My bathroom is nice but my neighbor smoked and not just cigarettes. I put in a work order about the smell and the maintenance guy that was sent to examine the situation smoked like a chimney. He brought the property manager with him next time and she said she couldn't smell anything but 5 of my friends came to visit and asked me when did I start smoking. I didn't. That's the neighbor with the cigarettes and weed!!! They send out statements for your rent that have errors and the water bill fluctuations are ridiculous. How is water $35.00 one month them the following month it's $59.00? The complex only has one centralized location for all the trash in the complex to be dumped. It's broken, again, for I don't know how many times since June. One morning I went to put my trash out and there was a dead rat laying by the garbage dumping area being eaten by ants. How long had he been there? They painted and bought a new mice marble looking sign but this place is a dump. It should not take three weeks to get something replaced. The ceiling in my apartment looks like it was repaired and not very well I might add. I called to get renters insurance and was informed my premium was high because of a previous claim. I had just move in last week and I've never had a claim. My insurance company informed me there had been water damage in my apartment he de when they ran the address it tagged a previous claim. They also make it a priority to tell you they need to be listed on your renters policy. Why? So those crooked maintenance people can come into my apartment and steal whatever they want and you think you gonna get paid off my policy? No!! They never come to clean the garbage disposals so they smell awful. My refrigerator went out and they brought me one that looked like it was from 1980. The one they were replacing had an automatic ice maker and this one did not. They come to replace the air filters when the seasons change. They knock on your door and leave the filter by the door for you to change. Now let's talk about the "gated" community. The gate worked maybe 3 times since I've been here.

This place has nice amenities but one thing is the community is "supposed" to be gated. 2 months out of 12 maybe they all work. Noise can be heard in your apartment from the people stomping up the outside stair case. Makes your pictures on your walls move around. People hanging outside is not very becoming and does not make you feel safe. Work orders are not quick to be picked up or resolved. There is a lot of time spent on landscaping the front of the complex to lure you in but the gates don't work so drive around to see the real community.
This was my first community after school. It is a little outdated. But, I love the neighborhood and pond.
The Paddock Club is great place to live. The area is safe and the landscaping is well maintained. The complex has a lake to fish, pool, workout room and a dog park. The location is very convenient to highways, shopping and restaurants. The apartments are also located in a great school district. The staff is very friendly and helpful, also maintenance is handled quickly. Come take a look you won't be disappointed.
The environment is perfect for lovers of the outdoors-have a calming meditative walk, with your pup, by the lake, where you can mindlessly feed the ducks or fish with your family. With outside grilling, this large community is quiet, with maintenance crew on point. Apartment rooms are large with more than adequate parking for visitors and residents. Quite homely, near popular shopping centers!
Good location, old buildings and needs rennovations. Office staff is friendly but are not quick about fixing requests. Lake view is beautiful and pool side area is nice. Some break-in's and sometimes a lot of children wandering around. Gated but gates do not always work. I will not be renewing my lease. Prices are too high for the quality of living.
