The Capital Circle neighborhood extends east from Capital Circle NE between I-10 and Miccosukee Road. The neighborhood, while being near I-10 and minutes from downtown, has a wooded atmosphere and a suburban feel. Capital Circle is next to Miccosukee Canopy Road Greenway, a park with six miles of canopied hiking, bicycling, and horseback-riding trails. Capital Circle NE is a busy road lines with shops, grocery stores, and restaurants. Capital Circle is only about three miles northeast of Downtown Tallahassee, providing fast access to its museums, businesses, and theaters. Do not be fooled by the name change. This is the Paddock Club. Since the first of the year car theft has become the norm including a shooting in the parking lot! No security here.

Horrible apartment complex managed by an even worse manager. God forbid you have to work with the Collier lady. Beyond rude. $300 miscellaneous cleaning fee upon move out. Don't expect any explanations. Once you sign the paperwork they could care less. Do yourself and your family a favor and look elsewhere

The first year we were here was okay after the cockroach infestation that was here when we arrived! Took 6 months but when other residents stopped leaving GARBAGE and dog waste in the hall it stopped along with constant pest service.. However now after 16+ months we have a stove that turns itself off and on. Maintenance does not seem to understand that the issue is not maintaining a temperature...It is staying on...and turning itself ON! When we tried speaking to the manager she slammed the phone in our ear.

For the price it is not worth it. Don’t let the location and exterior fool you. Constant break ins and there has even been a shooting. Management just cares about collecting rent to make MAA rich. They do not care about the residents.

Before you move in, make sure to ask for a tour of the actual apartment you will be staying in... otherwise just look elsewhere because your apartment will be dirty. Look at the counters and the shower. There was an insane amount of grout in the shower when I moved in and it was very obvious that the kitchen was either poorly wiped down or not wiped down at all. The floors were also disgusting. I moved in and never felt comfortable living there because of how dirty it was on the first day, even after cleaning it myself. For the move in inspection form, make sure to state things as multiples. For example: multiple stains on the carpet. Also, ask how old the carpet is, because they don’t inform you that you will be charged based on how old the carpet is and when you move out they’ll make you pay for the entire apartment to get new carpet, even after you’re required to get the carpets cleaned before move-out. If you have a pet, there are snakes all around the apt complex. Informing the office does nothing. You might even see the men that do the lawn work stomp out a snake every once in a while.

I am a current resident and love living here. The management, office staff, and maintenance staff are very friendly and quick with service. The manager, Danielle is amazing. The apartments may not be the newest, but they are built well and the property is beautiful. Also, love the screened in porch!

I love living at The Paddock Club. Even though it is an older property, it is well maintained and upgrades are made when necessary. It is solid and I rarely hear my neighbors. I enjoy taking walks around the property which has a wonderful charm to it. Plus, the location is ideal. The managing staff are ultra friendly and, most importantly, very responsive. I don't think I could have found a better home in Tallahassee!
Everything is great except for the parking and trash situation at times. Not sure why we pay for trash pick up on our utility bill and also with rent??

Living here has been nice. It is quiet and safe. I don't know about other apartments, but ours could use some TLC (i.e., remodeling). The sliding glass doors may need to switched for french doors, the carpet for some other type flooring, kitchen cabinets and counters switched out for a different material. Paddock Club has been around for quite some time and the updates that are needed are to be expected.
The Paddock Club is a great apartment complex. Perhaps one of it's greatest aspects is it's quietness but also its convenience to many amenities around Tallahassee. I hardly even know I have neighbors it's so quiet unless they let their front door slam. My biggest complaint about The Paddock Club however is the property is VERY poorly lit at night. I've seen several locations, especially in the parking lot around the North side of Building 12, where cars are in total darkness at night. Even the spots where there is light it's not a lot because the bulbs in the lights illuminating the property are not very bright. My other complaint is that the entrance drive to The Paddock Club is in complete darkness at night. I believe that if they keep the light by the trash compactor on at all times during the night that will resolve this issue. Overall I am very satisfied with TPC except for how poorly lit the property is at night.
Management takes great pains to keep the property maintained and the grounds neat and pleasant to look at. Pet trash areas could be attended to more frequently but overall the complex is 90% quiet and a safe place to live. All amenities are available and well-maintained.
The staff is very nice and accommodating, however, the apartments are old and require upgrades. For the price paid the apartments should be more updated. But I enjoy living in this community, it?s quiet and the staff is dynamite.
I love the apartment itself. It?s very roomy. The maintenance crew is very prompt. Love the pool and the way the property is kept up. My only complaint is parking and others not following rules on trash disposal.
Overall. Very good. Maintenance could use some help. They don?t always repair things properly

Clean grounds n pool. Exercise rm could use upgrade. Staff is good. Rent a little high for my one bedroom which has tired carpet and some counter deterioration due to water damage.
It's relatively good. In a good location, and pet friendly.
I?ve always lived in my own home but it was time for me to downsize. KP helped me find the best apartment that fit my lifestyle and budget. I?m slowly getting used to apartment living like driving my trash to the dumpster, gathering my mail and getting home in time to get a parking space close to my apartment.
Hate that we have visitor parking and forced to pay through the app versus writing a check, but the actual complex and units are beautiful. I?m always proud to have guest over and show off my place.
Property is quiet, well manicured, and central to most Tallahassee businesses. A courtesy officer lives in the complex and patrols every night. Management is friendly and responds quickly to problems.
Maintenance and staff are very helpful. My recommendation is to add more dog clean up stations to cut down on the dog poop throughout the complex.
Flooding? It’s happened multiple times in my apartment from my indoor a/c unit, my upstairs neighbor’s laundry unit, and my upstairs neighbors a/c unit. The ceiling is stained and bulging from the water damage and the most that has been done in a week since the last flood was a simple shop vac cleaning of the hallway carpet. It smells like mildew. It’s difficult to say what’s growing in the ceiling or walls after all this repeated water damage because nobody checks inside them or behind them. I reported this to a manager today and was told “I’m not maintenance and they’re down one guy right now so they’re overwhelmed with a/c problems on the property but I can see where he ordered new parts.” So beware of A/C problems, flooding, and a lack of response or accountability from management.

We love the paddock club! The staff is friendly, our neighbors were great, and the property is quiet. There is a bark park, pool, gym and tennis court. There is also a playground, but it doesn't really have much on it besides swings, but my kids still love going there! Great location for healthcare workers because it is close to both hospitals.

I live in an incredible apartment complex in the center of Tallahassee. This small yet exciting college town is the home of the famed Florida State Seminoles and the FAMU marching band. The Paddock Club is situated in close proximity to both, yet tucked away in a quiet, clean neighborhood that is surrounded by beautiful landscapes, a swimming pool, tennis court, playground, dog park and extra onsite features which include a car wash, laundry and access to the main office/ business center. This housing community is safe and family friendly. Management is efficient and qualified. I recommend this to anyone looking for a quality living environment! Delbert K. Bragdon
I have been residing in this wonderful complex for almost a year. my family and I absolutely love it! not only is the paddock club a clean area, it also has many wonderful benefits : the neighbors are nice , there is a 24 hour swimming pool & workout gym, there's a tennis court, there's also a play ground for children and a staff who is willing to assist you with any problems you may have. I doubted moving from a big house to an apartment at first, but when I seen the size of the rooms, I was amazed! I feel so proud to bring family and friends to my home because the area looks so good.. people automatically assume my family is wealthy because of where we live, but to be honest, the paddock club supplies you a whole lot although the rent is not expensive at all !
This complex offers a quiet community with a wide range of members, from young singles, families with children of all ages, to retirees. Pet friendly, and offers a "bark park" as well as children's play area. Management is super friendly and helpful, responding quickly to any requests -- although I have had virtually no requests, as they keep the properties very clean and nice. Beautifully landscaped with walking paths, tennis courts and a sparkling clean pool provide for outdoor activities. There's also a health center, which has a nice variety of equipment, all in very good condition. Apartments are spacious and have newer appliances. Great place to live, and reasonable in price. I do wish there were more/ better parking -- residents have assigned parking, but it's not unusual that every few weeks I find someone parked in my space (usually a visitor who didn't know the rule, so no big deal). If there were one thing I could change about my apartment, it would be the fireplace. This is Florida -- not much need for a fireplace here. While it's quite lovely, I'd rather have the space that it takes up. Overall, I love living here!
The Paddock Club is an awesome apartment community in North East Tallahassee, Fl., home of the super Seminole Football team of Florida State University. I have been living here with my family for just over a year now and have found it to be a warm, friendly, clean housing community. The staff is helpful and efficient and the amenities are great...Pool, Fitness center, business center, tennis court, Laundromat, car wash and play ground. It is a safe environment for my family and it is well worth the rent that we pay. I would recommend this apartment complex to anyone! Thank you, Camille T.
